5 VISUAL QUALITY VISUAL QUALITY PLAN GENERAL ASSESSMENT CRITERIA ADDITIONAL CRITERIA FOR HIGH-PROFILE LOCATIONS CONSTRUCTION The image determining aspects facing the public road and/or street. If several sides of a building are situated along a main road, these should project a high-qualage at all times. Offices should be located on the street-facing side. Most of the companies in this zone are located along the A1 motorway. Prestigious functions should be located on this visible side as much as possible. Height accents are permitted on the visible side. No storage facilities may be located on the visible side, unless they are architecturally hidden from view and are incorporated into the business premises. SHAPE No blank walls along streets or public spaces. If several sides are situated along a road or street this rule only applies to the side along the main road. The office should have a different or more prestigious look than the surrounding buildings or building units on the plot. The plot layout and the composition of the building units contribute to the overall visual quality of the business premises in a landscaped setting. The landscaping on the plot should be concentrated in one place as much as possible to avoid small patches of plants and shrubs. DETAILING The existing detailing of business premises should form the point of departure for any refurbishments, which should also fit in with the premises. The facades of the business premises should have a vertical articulation/arrangement on the visible side. USE OF COLOUR Bright colours are allowed for no more than half the wall surface. The principal colour of business premises in a high profile location must be a neutral or soft shade. SUSTAINABILITY Sustainable construction must play a clear role in the design of the premises and/or the building materials used.
6 PLOT LAYOUT 3 METRES 3 METRES The maximum plot ratio is 75% The building height, depending on the zone, is up to a maximum of 10 metres or to a maximum of 20 metres, with exceptions of up to 30 metres. Construction starts at least 5 metres from the road and a least 3 metres from the other plot boundaries. The side layout is appropriate to the materials used and the colour of the public space. The plots will be fenced off with railings inside the building line or on the plot boundary, colour: black (RAL:9005). At the black of the plot the railings will be covered by plants or shrubs. The maximum width of the driveway is 10 metres and there will be no more than 2 driveways at the front of the plot. Combined access is preferred. To prevent nuisance caused by parked cars, on site parking will be provided. 5 METRES MIN. 50% LANDSCAPING FACADE BUILDING LINE At least 50% of the site in front of de facadebuilding should have a green appearance. MAX. 10 METRES (MAX. 2X) BUILDING AREA MAX. 75%
