1 1. General: This summary is offered as a supplement to the 2015 Building Condition Survey being filed with SED on behalf of the District. All cost estimates are preliminary, and should be re-evaluated once a definite scope and schedule for each item is determined. 2. HS Pressbox BCS Item #58 Estimate: TBD Scope: Reconstruct, or remove and replace, existing HS Pressbox. Purpose: The existing HS Pressbox is nearing the end of its useful life, has areas of deteriorating materials, and lacks sufficient plumbing drainage. 3. HS Storage Shed BCS Item #58 Estimate: TBD Scope: Review use of existing Storage Shed at back of HS track. Purpose: The suitability of the existing Storage Shed needs to be reviewed. It currently does not have any secured doors. Review adding a secured man-door and larger access door, which would require submission to SED as a Discovered Building. 4. MS Wing Exterior Stairs BCS Item #65 Estimate: $25,000 Scope: Reconstruct or replace the existing concrete stairs at the end of the MS classroom wing. Purpose: The existing concrete stairs are deteriorating in places and in need of corrective work. 5. HS and ES Windows BCS Item #67 Estimate: $418,000 + Scope: Replace the existing steel windows in the 1958 and 1968 wings with new thermally-broken aluminum windows with insulated glass. Replace the HS Kitchen windows. Replace the balance of the Bus Garage windows (rear of building). Purpose: These existing windows are nearing the end or beyond their useful life, are not energy efficient, and many are difficult to operate. 1958/68 windows $400,000; Kitchen windows $TBD; Bus Garage windows $18,000.

ES Roofing BCS Item #68 Estimate: $400,000 Scope: Remove the 1995 built-up roofing system over the 1929 and 1949 areas of the building, and replace with a new 30 year warranty EPDM roofing system. Purpose: Roof reconstruction will address the existing roof leaks and potential wet insulation, will provide a 30 year warranty system, and will increase the roof s insulating value from R-11 to R-22. This area was last re-roofed 20 years ago (1995). 7. HS Ceilings BCS Item #75 Estimate: $152,100 Scope: Remove the existing tectum ceilings in the corridors of the 1958 and 1968 areas of the High School, and replace with new suspended acoustical ceiling panels. Purpose: The existing tectum ceiling panels are original to the building and are stained and damaged in areas from prior roof leaks and from age. New ceiling panels will improve aesthetics, acoustics and light reflectance properties. 8. HS, MS and ES Doors and Hardware BCS Item #77 (SMART Schools Project) Estimate: $43,000 Scope: Replace older interior door hardware at the High School, Middle School and Elementary School with intruder hardware that allows locking of classroom doors by key from inside the room (approx. 125 classrooms). Purpose: The older classroom door hardware is not handicap accessible, sometimes difficult to unlock, and requires locking from the corridor side, which is a security concern in lockdown situations. 9. HS, MS and ES Vestibule Door Access Controls BCS Item #77 (SMART Schools Project) Estimate: $85,000 Scope: Reconstruct all three main entrances at High School, Middle School and Elementary School, to provide access control at inner vestibule doors and provide security cameras in the vestibules. Purpose: The existing inner vestibule doors require access controls to allow them to be unlocked remotely from the main office for visitor screening. The existing camera coverage in the vestibules does not allow a visitor to be fully viewed. 10. MS Gymnasium Lighting BCS Item #81 Estimate: $55,000 Scope: Replace the existing HID (high intensity discharge) light fixtures in the Middle School Gymnasium with new LED light fixtures, new lighting controls & occupancy sensors. Purpose: New fluorescent light fixtures are more energy efficient, quieter, and more responsive turning on and off than the existing HID fixtures. Occupancy sensors will save energy by reducing unoccupied use. Energy Savings: Approx. $1,500/year in electrical savings (based on 2012/13 energy rates).

HS and MS Auditorium and LGI Upgrades BCS Item #81 Estimate: $195,000 Scope: Upgrade the HS Auditorium house lighting to dimmable LED fixtures with add l. switching, add 2 nd bank of lights to chorus, add lights for stage, add speaker system, & provide acoustical treatment in the LGI Room. Purpose: The existing Auditorium house lighting has short life, and is difficult to maintain and replace. The LGI Room needs sound treatment to deaden & lower decibel levels. Energy Savings: Approx. $7,500/year in electrical savings (based on 2012/13 energy rates). 12. HS Swimming Pool Ventilation BCS Item #83 Estimate:$50,000 Scope: Increase the capacity of the HS Swimming Pool Mechanical Room exhaust system. Purpose: The Pool Mechanical Room needs additional exhaust to address humidity and corrosion in the room 13. ES Hot Water Heater BCS Item #86 Estimate: $42,000 Scope: Replace the existing Elem. School hot water heater with new more energy efficient hot water heater. Purpose: The existing hot water heater is nearing the end of its useful life. 14. HS, MS and ES Boilers BCS Item #89 Estimate: $1,170,000 Scope: Replace the 25+ year old boilers serving both The High School/Middle School and Elementary School, last replaced during the gas conversion in the mid- 80 s. Elem. School Purpose: The existing older boilers are nearing the end of their useful lives, are more difficult to maintain, and are less energy efficient than newer models. High School Energy Savings: Approx. $5,000/year in High School natural gas savings (based on 2012/13 energy rates). Approx. $2,200/year in Elem. School natural gas savings (based on 2012/13 energy rates). National Grid Rebates could be up to $12,000/boiler; this could be $36,000/school if a listed boiler is used.

4 15. HS PAC Air Conditioning Condenser BCS Item #91 Estimate: $20,000 - $85,000 Scope: Mitigate noise at HS PAC air conditioning condenser unit by relocating unit, replacing unit, or enclosing unit. Purpose: When the compressors and fan motors on the condensing unit serving the HS PAC start up, the noise created by the unit is causing a disturbance in one or more classrooms. Options include relocating the unit ($20,000), enclosing the unit ($35,000), or replacing the unit ($85,000). 16. HS Unit Ventilators BCS Item #92 Estimate: $442,000 Scope: Replace the older unit ventilators in the building, specifically the 35 floormounted units located in the 1958 and 1968 areas of the building, as well as the ceiling-hung units in the 1958 Gymnasium. Purpose: The existing older unit ventilators are nearing the end of their useful lives, and are more difficult to maintain due to the increased difficulty in finding replacement parts. Maintenance Savings: New unit ventilators will provide approx. 50% or more in maintenance savings. 17. HS Temperature Controls BCS Item #95 Estimate: $292,000 Scope: Expand the existing digital temperature control system in the High School to include the older unit ventilators in the 1958 and 1968 areas of the building described in item 3. above. Purpose: The existing digital temperature control system does not extend to the older unit ventilators, and therefore they can not be remotely monitored and controlled on the same computer system as the other units. Energy Savings: Approx. $4,500/year in natural gas savings (based on 2012/13 energy rates). 18. HS and MS Fire Alarm BCS Item #96 Estimate: $390,000 Scope: Provide a new fully addressable fire alarm system, and increase the fire alarm and smoke detection coverage in the building by providing additional devices (i.e. smoke/heat detectors, horns/strobes, pull stations, etc.). Purpose: The existing fire alarm system in the 1958 and 1968 wings is functioning, but does not meet the standards of current Code requirements, and is not an addressable system (networked to locate alarms at specific zones/devices).

HS Exit and Emergency Lighting BCS Item #99 Estimate: $195,000 Scope: Provide new exit and emergency lighting fixtures in the 1958 and 1968 areas of the building to replace the older units and provide additional emergency lighting coverage. Purpose: The existing emergency lights in the 1958 and 1968 wings are functional, but consist of older, less energy efficient units, that do not meet the standards of current Code requirements for coverage area. 20. HS and MS Emergency Generator BCS Item #100 Estimate: $507,000 Scope: Provide emergency generator sized to serve the High School boilers, cooler, freezer and life safety systems, to maintain the essential needs of the building in a power failure. See also Item 23 for possible expansion of generator. Purpose: A new generator would maintain just the essential components of the building in the event of a power outage, to maintain the fire alarm system, emergency lighting, heat and conditioned food storage. 21. HS Teacher Workroom Estimate: $62,400 Scope: Relocate the existing High School Teacher Workroom, which also serves as the copy center, to the small group room down the hall, and renovate the new room to provide more space and better ventilation. Purpose: The existing Teacher Workroom is cramped and poorly ventilated, and has problems with humidity and noise. It is cited every year in the safety survey. Renovating the small group room will alleviate these concerns. 22. HS, MS and ES Kitchen Equipment Estimate: $92,300 Scope: Replace the 20 year old steam table at the Elementary School and replace the 15 year old double deck convection oven at the High School, and move the existing High School oven to the Elementary School. Purpose: The steam table at the Elementary school has holes in the bottom and leaks, and can work only on dry heat this year. The bottom oven of the HS double deck convection oven works on half heat only; the top oven works fine. 23. HS, Technology Labs Estimate: TBD Scope: Renovate both existing Technology Labs. Purpose: Full extent of scope of work still to be determined.
