5 Public Session # 1: Information Purpose: To provide a wide range of stakeholders with a briefing about the 1 Port Street site. To get feedback on what people would like to see going on at a redeveloped 1 Port Street site. Presentation: Information on the site that has been gathered to date environmental transportation land use economic property structural Discussion: What elements of your vision for Port Credit do you think could be realized through the redevelopment of the 1 Port Street site?
6 Public Session #2: Function / Built Form Concepts Purpose: To introduce the functions & uses that could be included in the Master Plan for 1 Port St. To get feedback from participants for a built form concept to be included in the master plan. Presentation: Based on what you tell us at this session, the design team will provide some design/built form concepts. Discussion: What do you like? What do you dislike? Any suggestions for improvement? Provide reasoning behind their choices based on due diligence, their expertise, precedents, best practices from around the world, etc.

12 1 Port Street History Federal Government builds the wharf and marine structures to accommodate industrial vessels. The container terminal is converted for recreational boating purposes Lease is assigned to Centre City Capital Ltd. who is the current tenant Early 1960s Canada Steamship Lines begins leasing the harbour lands as a container terminal. Early 1970s The federal operations comes to an end when large-vessel traffic ceased in the Port Credit harbour. March 2011 CLC acquires 1 Port Street from the Department of Fisheries and Oceans (DFO).

19 Environmental Background Previous environment reports have identified some contaminants within the surface layers, but the naturally occurring site sediments remain largely uncontaminated; Caused from the mixed fill materials used to construct the piers and historic marina operations, that used chemicals for boat repair and refueling; Past environmental investigations have identified some soils that exceed the current applicable Ministry of Environment (MOE) standards; and Based on an analysis of past investigations, no chemical contaminants observed in groundwater that exceed the applicable MOE standards.

37 Draft Port Credit Local Area Plan The draft LAP establishes a vision for Port Credit as an urban waterfront village with: a mix of land uses a variety of densities compact pedestrian and cycling friendly transit supportive urban forms a significant public realm public access to the waterfront, and development that incorporates high quality built form 1 Port Street is part of the Community Node 1 Port Street is designated Mixed Use and the breakwater is designated Greenbelt
38 Special Site 8 A comprehensive Master Plan will be prepared by Canada Lands to the City s satisfaction that will address land use, built form and transportation. In addition, the Master Plan will: determine contamination on the site have regard for other City plans and policies provide significant public parklands along and access to the waterfront including extension of the Waterfront Trail preserve and enhance views to the lake, examine opportunities to take advantage of the location and history including preserving the marina function and the Ridgetown breakwater, provide opportunities for employment uses consider the appropriate built form around the terminus of the LRT station on Port St.
