2 What is Plymouth Square? Plymouth Square is a year round seasonal venue and destination that focuses on reenforcing community and family values by brining together a wide variety of social activities and experiences that celebrate the vibrant rotation of seasons we have here in Rochester, NY. It features two Bocce courts, a pavilion style seating area, all of which are designed to accommodate a number of different uses. There is also parking lot for 5, a club house / office, bathroom, and utility room. D Alessandro Proposal Plymouth Square, Page 2
3 The Seasons Summer Peak Season - Plymouth Square will be a social gathering ground for locally organized Bocce league competitions. On non-league nights the courts could be reserved or made available on a first come first serve basis. Other mild mannered games such as bags or even badminton could be played. Fall Plymouth Square will offer one Bocce Court for guests still wishing to enjoy a game in the brisk weather. The other court will turn into a community Pumpkin Patch where guests could have a family night out. Complete with hot apple cider and halloween treats. Winter / Spring Plymouth Square will be host to a good old fashioned Christmas Tree lot. Offering christmas trees, wreaths, hot chocolate, and christmas cookies. 7 Wait... How does this all work? South Plymouth A Little Background Over the past couple of years we have purchased and significantly improved many properties on and around S. Plymouth Avenue. Many of the properties were neglected at best and abandoned at worst. Two of the more significant developments are taking place directly across from the vacant lot. My brother Anthony will own and operate the commercial enterprises in each of these buildings S. Plymouth Ave When I purchased S. Plymouth Ave the building was vacant. We remodeled the three apartments on the second floor and the entire exterior. Anthony is opening a Deli / Market on the first floor that will offer fresh fruits, vegetables, coffee, gourmet sandwiches as well as essential dry goods S. Plymouth Ave We were recently granted an essential use variance that will allow us to proceed with a restaurant development that was unanimously supported by the PLEX neighborhood association and Sector 4 CDC. After the building is completely remodeled, Frank-N-Steins will be a specialty hot dog and beer restaurant. D Alessandro Proposal Plymouth Square, Page 7
8 Wait... How does this all work? Who builds it? Organizational Structure I will purchase the land and develop the site. Who runs it? My brother Anthony will be renting the site to use in conjunction with the businesses he is operating across the street. Part of Anthony s motivation for operating Plymouth Square is to draw guests to his restaurant and deli by constantly giving citizens a renewed interest in this destination. Additionally visitors to Plymouth Square would have the opportunity to enjoy menu items from across the street. Who benefits from it? Members of the neighborhood will be given a great place to engage in seasonal recreational activities with friends and family. Families will have the ability to pick out christmas trees and pumpkins in their own neighborhood. This is a valuable service that is currently lacking but commonly found in community oriented neighborhoods. Surrounding Businesses will benefit as this will increase foot traffic in the area. The City of Rochester will benefit as this in conjunction with our other efforts will raise the taxable values of the surrounding properties over time.
