The sale price of $2,700,000 or lease rate of $16,000/mo + NNN includes the entire building and extra building lot. Additionally, the offering includes use of all the equipment on the facility. The property is fully fenced and approved by the WA State Liquor and Cannabis Board. 3 THE GROW The grow is designed to use its space intensively and generate large revenues with 4868 SF of potential flowering space. Most grows only have plant canopy covering about 80% of the flowering space, which, in this facility, would be around 3840 square feet of canopy. Using an estimated industry average yield of 40 grams per SF (reported by BOTEC Analysis Corporation(1)) and a typical flowering cycle of eight weeks, this facility would produce 77 kg of flower per month. Near the high end, BOTEC s typical best yields would produce 115 kg or more per month. The most recent market data from WA (Oct 2017) indicates that the statewide average wholesale price per gram of flower was $2.51 according to publicly available traceability data (topshelfdata.com). This average price includes outdoor, greenhouse, and indoor flower. When looking at comparable high quality indoor flower, such as SubX, quality indoor flower consistently sells for $4.50 per gram. At the average price of $2.51/g and average yield of 77 kg/month a reasonably successful grow with this production would generate around $200k per month in revenue, while if both production and sales price are near the high end over $500k per month would be generated. (1)

4 THE GROW CONTINUED Adequate lighting is essential for a grow and there is far more than enough electrical power in each room for lighting. Industry publications(2) indicate that when using standard high pressure sodium vapor lights, 40 to 60 watts per square foot is optimal. The large flowering rooms are 1,456 SF which could each have a canopy of 1165 square feet (at 80% utilization) requiring 46 to 70 kw per room. Each room has 200 amps of 277/480 volt 3 legs service which can provide around 165kW of service. Each room has approximately 45kW for its AC unit, 62kW of existing lighting, and 58 kw of unused capacity yielding an optimal 53 watts per square foot of canopy. The slightly smaller room (1,508 SF previously used as a veg room has the same power capacity and 48kW of existing lighting. This three flowering room set-up would be feasible using the sea of green growing technique, now the industry standard. The 514 SF Vertical and Mom/Clone rooms could be reconfigured, adding shelves and lights, to supply the flowering rooms with the ~64 juvenile plants per day required. Equipment in the grow is well integrated and efficient. The AutoGrow with its associated control switches, pumps, storage tanks, and plumbing controls or monitors the lighting, temperature-humidity, CO2, and assists with fertilizing and irrigating to help insure consistent optimal yields and to reduce labor costs. Each grow room has a large AAON AC system rated at 25 tons, more than sufficient for handling the heat and humidity generated. AAON condensate water from grow room humidity reduction is recycled for the grow after treatment. Additionally a 110 to 155 liter per day dehumidifier is mounted to the ceiling of each potential flowering room adding more flexibility to each room. The water and curing areas supply another 1,037 SF for harvesting, curing, transplanting juveniles, and pre-packaging. (2) for example

5 THE LAB/PROCESSING The 512 SF lab or processing room is well equipped with electrical power, AC, ventilation, and equipment. The lab has its own panel of 200 amp three phase 120 volt service which also supplies 208V when the phases are combined. A fume hood with an explosion proof blower, a regulatory compliant CO2 monitor system, and a powerful CO2 exhaust fan are essential for lab safety. The 20 Liter Eden Labs CO2 extractor with collection cup includes all needed equipment: the compressor and air handling (dehumidify/filter), water tanks with heaters, and CO2 tanks and scales. A CO2 transfer pump with plumbing and pad for an outdoor 2000 liter microbulk tank (rented from AirGas) conveniently supply liquid CO2. The three stainless steel tables, multiple sinks, and emergency eyewash, one two-door freezer, two top loading freezers, a beverage cooler (used for processed oil), chiller with reservoir and pumps, Eden Labs winterizing kit and miscellaneous items allowed the lab to process up to 10 pounds of marijuana per run into high quality hash oil. The extractor can handle several times the trim grown in the building, so relatively inexpensive outdoor trim can be purchased and extracted as well. While the extractor can be run many different ways, changing yields and product, the standard ~8 hour extraction of average quality trim yields of ~350 to 500 grams of raw extract (~9-12% yield)(3) which can then be optionally winterized for a final yield of 8-9%, and typically sells to retailers for $7 to $15 per gram, (4) depending on product type and container. Continuously run, this lab could produce around 30 kg of winterized CO2 extract per month, with a market value of around $210k to $450k. With other equipment this lab can also produce ethanol extracts and distillate. An efficient setup can process as much as 50 lbs per day with a yield of 6-8%. Currently distillate sells for $10-15 per gram, or $10-13 per half gram when in a cartridge. This added capacity could produce 30 kg of distillate per month, with revenues of $ k+. 6 PACKAGING Good packaging and marketing are necessary to get full value for the products, and this facility provides over 470 square feet of dedicated space. Packaging and labeling is closely regulated and special equipment is needed to do it efficiently. Ordering large volumes of packaging material is far more cost effective and the second floor has been very useful for storage. Most of the packaging is done on the first floor which includes the Wiscoo extract dispensing machine and air compressor, very useful for filling cartridges and pucks. Labels are created on the computer and printed by four label printers and two scanners are used to read labels. Four certified weight scales are used in the grow, processing, and packaging. In addition to packaging buds, cartridges, and dabs in pucks, packaging has produced pre-rolls and other enhanced products.

7 SUPPORT ROOMS Additional rooms are critical to the operation of all portions of the business. Lockers, laundry facilities, and two showers allow grow workers to avoid plant pest and disease contamination by showering and changing to clean clothing. The break room includes a sink, cabinets, refrigerator, and a microwave to help avoid leaving the building and showering/ changing again. The office includes cabinets, computer, telephone-answering machine, the building alarm, and front gate intercom and controls. A number of telephones are located throughout the building and cell phone service is enhanced by a booster located upstairs. The Quarantine and IT/Records rooms are constructed of reinforced concrete with steel doors and frames. The IT equipment provides views and records all 57 cameras covering the entire exterior and the interior (except the attic storage) as required by law. The equipment also provides networking and internet service for the six computers throughout the building as well as Wi-Fi. The alarm system monitors the four exterior doors, and the access control system secures the eleven doors with magnetic locks and wireless entry cards, allowing selective access. Fire extinguishers, exit signs, fire barriers, and other features were designed to meet all codes and with approval of the fire marshal. A six foot fence topped with barbed wire and 24 hour lighting of the parking lot and landscaping provide extra security.

9 FUTURE EXPANSION POTENTIAL The adjacent lot is 1.18 acres which after permitting could have another 38,300 SF available for greenhouses or a commercial building. The city of Blaine has said they would be happy to have the lots combined. Two wired conduits stubbed out adjacent to the lot are wired into the master transformer for 277 volts, three legs, and 200 amps each (total ~332 KW).
