Please let me know if you have any questions regarding items in this update or items mentioned in previous updates. September 11th A flag displayed on a lanai. A reminder that we will never forget September 11 th and the lives lost. Security NO KA OI GUARD SERVICE The transition of security companies is set to take place on Saturday, 9/30/06. Both Jan Guard and No Ka Oi Guard Service have been working together to ensure a smooth transition. A total of 5 Jan Guard employees will continue working at the Kamaole Sands via No Ka Oi. Ronald Kwai, Owner and President No Ka Oi Guard Service. No Ka Oi Security Superviors Left: Michael Kamada - Company Supervisor Right: Alex Ubald Kamaole Sands Supervisor *Both supervisors were on property 9/25/06 to inspect the property and go over the transition schedule. 1
2 Castle Resorts & Hotels - Employee Recognition Congratulations to Remie Onnagan, Assistant Housekeeper of Castle Resorts. Remie was nominated as Castle s outstanding employee of the 1 st quarter. A fantastic luncheon followed after recognition and honors were bestowed upon her. Alan Matson, President Remie Onnagan Glenn Shimabukuru, Sales New Pool Attendant Please join me in welcoming James Stephens to the Kamaole Sands ohana. Jim,what he likes to be called, replaces the position held for a very brief time by Carlton Salsido. Jim has lots of experience with customer service as his prior jobs were front desk positions. We look forward to his Can Do Attitude! Island Plant Company Crew Spot Light Nena, one of the six crew members of Island Plant Company, have been working hard to make Kamaole Sands the lush and tropical paradise it is today. Mahalo for a job well done! 2
3 National Fire Protection / Fire Alarm System - Corrective Work Kunihi Kunihi of NFP responded on 9/20/06 to our ground fault error message on the fire control panel. He explained that the system is operational but somewhere between buildings 1 to 5, a ground wire may be loose and is tripping the sensor. Kunihi plans on returning on Tuesday, 9/26/06, with a crew to continue testing for the location of the short. The short has caused two alarms to sound in the last two weeks without human activation. The repair work is under warranty. Teminix Fumigation Early September, Haleakala Shores, began their fumigation tenting with Terminix. Cranes were used to drape the large tents over each building. Tenting of the entire complex took approximately 1 week. On Monday, 9/25/06, Terminix started their termite spot treatment program for the building exteriors that had evidence of drywood termite damage. Treatment areas were based on the results from the 6/9/06 termite report. Robert of Rainbow Roof will be at the property on Tuesday, 10/3. Termite inspection for roofs above units 5-411, 7-100, and will be discussed. We have also contacted Craig Fertado of Finishing Touch Roofing, should Rainbow Roof not be able to meet our inspection schedule. Mid Pacific Pest Control / Quarterly Fumigation Baiting was offered as an alternative treatment if Mid Pacific is not able to spray the unit. Advance notification of the quarterly fumigation was communicated to rental agents and owners to help increase the amount of units treated. Mark Redeker was invited to participate in our upcoming BOD meeting on 9/28/06. Unfortunately, Mark will not be able to attend due to scheduling conflicts. After 3
4 Unit Inspections We have 5 units left to inspect. We re almost there! Gall Wasp Damage to Wili Wili Trees BEFORE AFTER The Wili wili trees that lined the visitors parking lot were removed to avoid damage to vehicles. Unfortunately, there is no immediate solution to the invasive gall wasp. The 3 large Wili Wili trees that line the main entry way to the property will also need to be removed. Tree Removal Update 9/25/06 - from Thom Foster, Island Plant Company. Chris, our climber, is nearly ready for full duty again. He broke his ankle in late July and has not been doing any climbing. The tree will be removed by November 1. He has a back log waiting for him. Mahalo for the AOAO's patience. 4
5 Wet & Dry Stand Pipe 5 year Test Scott Herren of Alii Mechanical inspected the repair work again on 9/13/06 and said they are interested in doing the work and will be sending us a written proposal. A follow up phone call to remind them we are still waiting for the Dry Stand pipe proposal was done on 9/21/06. Alii Mechanical is also interested in the installation of 5 Backflow Preventers required for the property. Golf Cart Down The rear end on this golf cart has gone out. We are currently seeking repair quotes. This particular cart was modified with head lights and was used by Security for night patrol. Seminar The Condominium Council of Maui is sponsoring a seminar on Restoration Of Concrete Structures Corrosion Of Imbedded Metals. The seminar takes placed on Tuesday, 9/26/06. Guest speaker will be Tom Boomer, owner of Structural Concrete Bonding & Restoration. Rod Jones and Jarret Delos Santos will be attending the seminar, which starts at 8:30am and last till noon.
