7 Strategic Industrial Properties A sampling of Industrial projects follows: Perth Amboy Business Park (Located in Perth Amboy, NJ) The 26-acre site that is now Perth Amboy Business Park was in need of environmental remediation to make it a viable industrial property. Matrix conducted a thorough analysis of the highest and best use of the property while remediating the environmental condition according to the requirements of the Environmental Protection Agency s Brownfields Initiative. Matrix, by working with the previous owner, Chevron and the City of Perth Amboy, removed any land-use impediments and pre-leased approximately 50 percent of the two buildings. The 450,000 square foot project brings an important, state-of-the-art industrial center along with new businesses and new jobs to the city of Perth Amboy. This project is fully leased.
