2 An urban oasis in a world-class city. Cambridge Discovery Park is a 27-acre first-class office and research campus on Route 2 in Cambridge, MA. CDP currently features 400,000 sf that includes three state-of-the-art buildings and a parking garage, lush green space, infrastructure and public utilities. Surrounded by Alewife Brook Reservation, CDP is one of the largest campuses in Cambridge, after MIT and Harvard, and delivers first-class amenities both on- and off-site in a richly landscaped environment. The campus offers a unique combination of proximity to the Alewife MBTA Red Line, Boston, and Logan International Airport via major highways; views of the Boston skyline; an abundance of green space; and tremendous on- and off-site amenities and services. Approximately 250,000 square feet remain for new Class A office, R&D, and life science space. 4 Build your future at Cambridge Discovery Park. Cambridge Discovery Park offers the perfect combination of urban amenities and suburban appeal, creating unique possibilities for your new business home. At completion, the 27-acre Cambridge Discovery Park will include first-class tenants in six buildings, a hotel with conference center and restaurant, two parking garages, rich landscaping, and bicycle and pedestrian paths. The first phase of 400,000 sf is complete with two state-of-the-art buildings with a full-service cafeteria and fitness center and a structured parking garage. CDP has permits in place for the build-to-suit construction of one additional first-class office, R&D, and life science building and one structured parking garage. The campus can accommodate one 250,000 sf building.

Sound planning, design, engineering and construction techniques are being used to create an urban oasis while protecting natural resources. When Bulfinch purchased the Arthur D. Little site in 2000, it quickly returned nearly 10 acres back to open space and natural vegetation restoring areas of the 1950s post-war office park into bountiful green space as it was in the early 1900s. Former parking lots and impervious areas were restored into a natural buffer between the Little River and portion of the property to be developed (closest to Route 2), including adding ponds and other natural features that strengthen the sustainability of the Park. GREEN INITIATIVES AT CDP INCLUDE: Wetland preservation Tight building envelope to conserve energy Water-efficient landscaping and ponds for rainwater runoff Highly efficient heating and cooling systems Waste management and recycling of building materials Water and energy conservation through efficient plumbing and lighting Roof greening Sustainable purchasing Electric charging stations Zipcar car-sharing station Bicycle sharing program and storage Preferential parking for carpooling and hybrid/electric cars HVAC
