A vibrant urban public park containing containing green space and an array of civic and cultural uses with dense, high value development along the edges of ateway Park comprise the key envisioned elements of this district. he scale and a mix of uses should create an enclosure for the linear park and provide activity and vitality in the park throughout hours of the day and days of the week. Overview: Beginning with the 1994 Vision Plan, the creation of ateway Park was identified as a strategy for revitalizing the western side of downtown and beautifying the western entry into downtown, especially from the es oines International Airport. arly in the 2000 s, land acquistion for the 5block linear park began and in 2005, the Park opened. As of early 2008, eredith Corporation s headquarters offices capped the western edge of the Park with a 5story office building, Nationwide Insurance lined three blocks on the southern edge of the Park with two new 67 story office buildings and Wellmark Insurance purchased three blocks on the Park s northern edge for their new office headquarters. he emple for the Performing Arts (a renovated asonic emple with new small scale theater, reception hall, and mixed retail uses on the ground floor), a preserved apartment building, the new Pappajohn igher ducation Center, and a new public Central Library were completed between 2002 and In a gracious civic gesture, John and ary Pappajohn have donated their collection of modern and contemporary sculpture, valued at over $30, to the es oines Art Center for display in the western blocks of ateway Park. Plans for integrating this sculpture collection into the Park are currently underway and the art is scheduled for installation late in he Problem: he Park needs an edge and sense of enclosure (consider the edge of Central Park in New York City) he city needs realize a return on the investment made in park and the high value real estate it creates he district needs to attact high density development and a variety of uses that activate the park and provide security to the sculpture collection he Plan: his following set of diagrams depicts the proposed building form for blocks surrounding ateway Park to develop a consistent street wall that will frame the Park in the future. x.
