6 Design Brief The New York office of CMS Architecture & Design, renowned for their modern hospitality and entertainment projects, working with some of the best chefs in America, have crafted a visionary plan for s 40 acres, incorporating sustainability with traditional town and village planning principles. Designed with a 4-acre agricultural center as the heart of the property, s farmlands produce food for CSA-style distribution as well as for its restaurants. For those desiring a deeper connection with the land, their own personal gardens can flourish in provided beds or planters. Wonderful commercial opportunities abound in the exciting Market Square with its shops, flats and restaurants, as well as on Main Street anchored by a full-size food market, and its mixed use buildings and lifestyle retail. This lively, energized scene is on view from our hillside-sited Inn at. This full service, luxury hotel will graciously welcome guests for weekend getaways, weddings or rejuvenating agritourism escapes. A new Culinary Continuing Education Facility will forge an exciting, indelible bond with the CIA and Hyde Park s entire community. Personal enrichment classes such as Cooking for Better Health, Edible Landscaping and Urban Foraging will be offered for residents and hotel guests. Promoting local agriculture through education, community outreach, networking and hands-on on-site participation are bigger goals. Food grown in s sustainable organic gardens will not only be served in all of our restaurants and cafes, but will be available to residents for their own home-cooked meals. The Farm-to-Table philosophy gives local farmers a chance to market themselves, while supporting and encouraging family farming, farmers markets and helping to preserve regional agricultural traditions. The nation s first winery, Brotherhood Winery, was established here in. At one time production of hops for local and regional brewers and the distilling of local produce for spirits was among the highest in the country. More recently there has been a tremendous resurgence in the making and enjoyment of all of these fruits of locally grown and produced fare. The number of farms and farmers markets has increased. Local wineries have been expanding and been reaching out to the community with frequent tastings and various wine trails and tours have been established. North Entry on Rte. opens to a grazing meadow and with the Maritje Kill beyond wrapping around the base of an escarpment of fine homes surrounding a green. 2 CIA AND HUDSON RIVER VALLEY CONNECTION: Establish strong spatial and pedestrian linkages to existing projects emphasizing community and connectedness. PROJECT EDGE: Edge treatment along Route should respect the 0 foot buffer, maintain the arcadian character of the site, while drawing in visitors. Landscape, lighting and selected vistas deeper in to site will help achieve these goals. 4 VILLAGE GREEN: A lively, urbane, yet rustic plaza for the enjoyment of food, wine, art and life. Including New York State Wine Center and New York State Craft Brewers Beer Garden. Inviting and open barn-like structures provide food and wine retail and services at the ground level, with potential art galleries and exhibition space at the second floor level and surmounted by Artist Loft type dwellings. PROPOSED TRAFFIC LIGHT 4 2 MAIN STREET & VILLAGE COMMONS: Active, concentrated mixed- use, small scale retail and Live-Work center is balanced by a large, verdant, Commons transitioning to residential neighborhoods up the slope. Will feature a fresh concept, culinary-based food shopping market for visitors, local residents and regional shoppers. MARKET SQUARE: A lively public space that is a true culinary tourism destination with a variety of restaurants, cafes, and served by a year-round Farmers Market featuring regional, local, and on-site-grown fare. Easily accessed including pedestrian connections to the Village Green by footbridge, and to the Inn by terraced gardens. A New York State and Hudson Valley Tourism Center will be an added draw. ROADS, LANES AND MEWS: Designed to follow the natural contours of the site while defining public spaces. Transitions and crossings are celebrated with bridges, both vehicular, pedestrian, and shared. Covered Bridges are meant for key crossings and will reinforce image and place-making at. Links between public spaces, parkland and residential areas are well-defined, and designed for maximum walkability. WETLANDS & TRAILS: Integral to the design and spirit of, wetlands encourage sustainability and provide habitat for wildlife. Network of trails will attract hikers, birders, bicyclists; and will link to other Hudson River Valley sites.
