3 2.10 Is the site in an area at risk from previous mining activity Site Assessment 3. Looking at the general location and land use of your site 3.1 Site Description The site is a grassed area lying to the West of the village. It has an estate to the East of it and fields and rolling moorland to the west and south of it. The owner also owns a strip of land to connect it to the highway running through Church View, although this may require part demolition of the owner s property. It has restricted wastewater capacity. 3.2 Surrounding Land Uses and any impacts from them e.g. noise, air quality, light pollution Housing to East, the MUGA to the rth and fields and open countryside to other compass points. 3.3 Is the site: (select one option) Greenfield Brownfield Mixture Unknown % of types? 3.4 Existing Use and its context. How many units of housing or buildings of a particular use are on the site for example? The garden of 29 has recently been extended into the field. A few cows sometimes graze the land. It is used by local walkers crossing via a PROW 3.5 What was the last known use for the land? Grazing for a few cows 3.6 What could be the potential uses for the site? Pasture land, arable, woodland

How suitable and sustainable is your site? The field is separated from the Church View estate by trees and a ditch which form the physical settlement boundary on the Western edge of the village Development of the site would be a westward extension of the village form and encroach into the open countryside 4.3 How is the site currently accessed? current access other than by foot By Car Public Transport On Foot Grass, Path, Tarmac Bicycle 4.4 How is the site accessible from the highway? 4.5 How close (in metres) is the site to local services such as shops, schools, health centre? 4.6 Is the site within easy walking distance of a bus stop? Don t Know A ditch on the western edge of the settlement boundary, the eastern edge of this plot ne 4.9 Topography is there steep ground that may affect how the site could be developed? 4.10 Are there power lines, pipelines, manhole covers or other infrastructure crossing or affecting the site? 4.11 Could development result in conflict with surrounding uses? 4.12 Are there mature trees (which could be protected by a Tree Preservation Order) that would need retaining? 4.13 Does the site have a heritage value attached to it? e.g contains buildings that contribute to the heritage of the area or has a view onto a heritage site?, the current settlement boundary includes ancient hedging 4.14 Are there any other known or potential heritage features on the site? 4.15 Would the site need to be checked for all matters reserved so far
6 archaeological remains? 4.16 Does the site have ecological value? (known or potential) e.g hedgerows etc 4.17 Could the site be home to protected species such as bats, great crested newts, badgers etc.? (a further detailed study may need to be done if this is the case) 4.18 Are there sporting or playing fields on the site? Hedgerows all matters reserved so far 4.19 Are there public footpaths or rights of way on the site? 4.20 Does the site contain any green infrastructure? 4.21 Has the site potential to be connected by green corridors to other areas of the village? 4.22 Are there key viewpoints from the site looking out? 4.23 Is the site part of a key view of the village - looking in? 4.24 Are there any other factors which could affect development? PROW 411/011 Footpath and hedgerow corridors, views to south and west are out to rolling hills and moorland as well as farmland Field and village boundary view when looking from the West or South
7 Site Assessment Estimate the developable area of the site (in hectares) t all of the site may be able to be developed. If you work out the overall size of the site then if there are parts of the site which could not be developed, e.g steep ground, mature trees to be retained etc. If these areas are subtracted this will leave the developable area. 5.2 Estimate how much development could be accommodated on the developable area of the site 5.3 Infrastructure Requirements Is there capacity within the existing infrastructure to support new development, or would development of the site require additional infrastructure to be provided? Highways Water Supply The deliverability of your site 0.4 Ha 5 to 10 houses Additional drainage would be required and other utility services would need to be put in. It is possible to link this site to the Church View road and then on to the A697. This would obviously increase the traffic flow through the estate and onto the A 697. It would also require part demolition of owners house. Should not be an issue Sewerage 5.4 What effect is development likely to have on local services eg schools? There are concerns over the restricted wastewater capacity noted already by NCC. Locally there are also ongoing concerns of flooding to this area and to the Church View estate itself LPC are establishing school capacity for existing permitted developments as part of the CAP 5.5 Overall is the site suitable for
8 development? Taking into account the issues you have identified above, are there likely to be any major financial costs associated with preparing the site for development? Could these costs be offset by the type of development coming forward? - The site will be within Green Belt countryside as proposed in the now submitted NLPCS. Development would be inappropriate development in the Green Belt.
