7 DESIGN REVIEW Design Review services are provided through the Habitat Review Board and Architectural Control Committee (HRB/ACC). Design Guidelines have been developed to implement the vision for 1780 and Old Wildlife Club; one that blends structures, Lake James and residents lifestyles into a harmonious and aesthetically pleasing residential community, placing a strong emphasis on the preservation and enhancement of the natural beauty of 1780 and Old Wildlife Club. The Guidelines provide direction to lot owners and builders in the planning, design and construction of residences and related improvements on lots. The emphasis of 1780 is on the quality of appropriate design and compatibility among all improvements, and to protect the land, lake shore, waters, and viewshed. It is not the purpose of the guidelines to restrict a lot owner from designing and building structures with creative individuality in the appearance, layout, material usage, and color choices and Old Wildlife Club should be communities of structures with a common heritage, not rubber-stamp suburbia. The HRB will be open to and encourage creativity, innovative use of materials and design and appropriately unique methods of construction as long as the final result is consistent with the spirit of the guidelines and the guiding principles of 1780 and Old Wildlife Club. The Habitat Review Board is comprised of design and development professionals who review all plans for new construction. HRB meetings take place every other Tuesday throughout the year. All plans must be submitted to the HRB the prior Tuesday before each meeting to be included in the next week s agenda.
