4 Success Stories Fauquier County CDD Landfill Expansion Rendering of Newly Created Air Space Fauquier County Department of Environmental Services 6438 College Street Warrenton, VA (540) Ellis D. Bingham Director Obsidian finds 1.5 million CY of air space and saves the County $1.5 million By recognizing the value of unused air space, Obsidian, Inc. helped Fauquier County Environmental Services negotiate a HB 1205 expansion over a previously capped portion of their old landfill. This vertical expansion, as allowed by current DEQ Waste Management regulations, created approximately 1.5 million cubic yards of useable air space with a value of nearly $20 million dollars. The vertical expansion also saved the County approximately $1.5 million for siting, acquisition, design and permitting of a new CDD landfill. This type of success demonstrates Obsidian s goal of helping our clients optimize their resources by working together and developing creative solutions. HCRP Building Settlement Corrected Saving Owner $250k The HCRP building was originally constructed as a construction field office and was originally considered temporary when constructed 15 years ago. Over time, significant settlement had occurred under the first and second column bays. The roof-line along the last bay had sagged over 5 inches, the interior floor slab had a noticeable slope and interior walls had deflected all resulting in a dysfunctional structure. Obsidian s Principals developed an investigation program and discovered approximately 20 feet of poorly compacted fill under the building. We were able to design a compaction grouting repair which saved the facility approximately $250,000 over the cost of a new building. This type of success demonstrates our ability to engineer creative solutions to building problems and develop cost saving recommendations. 5 Charlottesville s Downtown Mall Success Stories Pedestrian Mall and Fountain designed by Lawrence Halprin City of Charlottesville Department of Public Works 305 4th Street Charlottesville, VA (540) William Letteri Chief of Facilities Condition Survey and Repair Estimated Completed within Uncompromising Schedule The City required a detailed condition survey and repair cost estimate for their 10 block pedestrian mall. The project had to be completed within a 5-week schedule to meet the City s planning needs. Obsidian s Principal s developed the condition survey protocols which included both invasive and non-destructive surveys, managed the project and developed an interactive ADOBE pdf format presented on an interactive CD-ROM for the final report. The final submittal included a detailed engineering assessment of the brick paving system condition as well as a detailed repair estimate for three alternative repair scenarios. This type of success demonstrates our ability to present complex engineering data in a user friendly format and meet demanding schedules. Tax Building Emergency Structural Assessment When football sized chunks of concrete fell into employee work areas our Mr. Joel Pinnix responded immediately to the late afternoon call. After a brief assessment, it was determined that an unsafe condition existed. The building was closed for the following day and Mr. Pinnix assembled a 6-man team to conduct a structural survey of the roof deck. Within 5 days a detailed assessment was presented to representatives of the Tax Department, General Services and the Governor s Office. The building was closed further detailed surveys included full scale structural load testing and a development of repair cost estimates. This type of success demonstrates our ability to respond to critical situations and present clear information so that our clients may make informed decisions. Principal FBOP Siting Studies Obsidian s Joel Pinnix has served as the Program Manager for geotechnical site characterization studies for over 15 Federal Prison Siting projects. These projects typically involve 300 to 500 acre tracts and have encompassed many types of geological settings including deep mines and reclaimed surface mine sites in West Virginia, Kentucky and Pennsylvania; karst sites in Virginia; coastal plain sites in Virginia and South Carolina; alluvial rift valleys in California and desert plateau in Arizona. The results of these studies included: Geologic Site Characterizations Geotechnical Evaluations Site Constructability Analysis Schematic Site Layout Site Work and Foundation Cost Estimating This type of success demonstrates our ability to provide engineering studies in varying geologic regions and demonstrates our ability to continuously support our clients. Chippenham Parkway Slope Stabilization Obsidian s Joel Pinnix provided Geotechnical Engineering, Construction Management and Project Inspection Services to the City of Richmond. The project required a geotechnical evaluation and development of slope repair recommendations. The project required: soil sampling and testing inspection of grades confirmation of soil types used for cover slope re-construction realignment of stormwater management systems installation of cellular confinement system regrading and slope stabilization During the course of the project, deterioration of the bridge approach slab had worsened considerably requiring further investigation and development of a remedial design allowing the project to continue on schedule. Repair design required coordination with multiple City Departments and VDOT. This type of success demonstrates our ability to manage complex construction project and respond to changing conditions during construction to bring projects to a successful conclusion. 7 Success Stories Warehouse Conversion to Office Training Facility Obsidian Maximizes Waste Management s Resources Floor Plan for Warehouse Conversion Waste Management of Virginia George Washington Memorial Highway Glenns, VA (804) x25 Jim Loveland, P.E. Regional Engineer When Waste Management of Virginia needed additional office, locker and training space to handle their expanding operations they turned to Obsidian. Our continuing relationship with Waste Management personnel allowed us to work closely with our client to quickly develop plans to renovate existing space and add on additional space. When the construction of this facility is complete, it will house Waste Management s Atlantic Waste Landfill staff and provide a central location for continued training. This type of success demonstrates our flexibility and creativity allowing us to provide our clients much more than typical site plans. Premier Urban Planning and Conceptual Design Best Industries wanted to redevelop a city block in Alexandria, VA. Their vision was to create a premier develop consisting of forty high-end single family townhouses that would blend with the continuing master plan of the City and meet with City s approval. Obsidian s Charles Field turned that vision into something tangible. The result was the schematic plan shown to the right. Working with numerous zoning constraints, Mr. Field was able to blend the developer s need for density with an urban, park-like setting within the stringent zoning requirements. This type of success again demonstrates our creativity and our ability to create a tangible plan from our client s vision.
