2 Welcome to Mullum Creek. This new environmental development, in the established and well-regarded suburb of Donvale, is about to redefine suburban living within a beautiful natural setting, by creating a community that lives in harmony with nature, landscape and the environment. Environmentally sustainable design is the cornerstone of our vision and is integrated into the entire estate from concept and layout, through design, to the creation of beautiful, comfortable homes. The vision seeks to maintain the integrity of both the local and wider environment, a goal we hope will appeal to a like-spirited group of people who believe that this type of living not only makes sense, but presents an opportunity to set a benchmark by which quality design and living will be measured in the future. The aim is to create a community with beautifully designed low emission, 7.5 star energy efficient homes generating much of their own power and capturing rainwater for a variety of domestic uses. All future residents will be provided with advice and assistance to make choices about their homes that deliver both environmental and financial benefits, making them great places to live both now and into the future. The project is being developed by the Mathews family, who grew up on the Mullum Creek property and who for more than 50 years planted trees, improved the habitat, and maintained the environment. Their wish is to see a future community grow there which continues to love and care for the valley, as well as for the broader environment shared by all. Location The development, 20km from the centre of Melbourne, borders the Mullum Mullum Creek and its extensive bike and walking trail. It is five minutes from the Eastern Freeway and Eastlink, and close to a number of public and private schools. Though only five minutes from a popular shopping centre and supermarket, the estate adjoins the rural landscape of the Green Wedge: it s a sanctuary within the bounds of the city that will set a benchmark for sustainable living. Landscape The design of the estate has been crafted over many years to work sensitively with the surrounding landscape. Nearly 45 per cent of the site will be open space and will include a section of the Mullum Mullum Creek Linear Park and trail, giving cyclists and walkers access to the entire length of this charming valley. The effect of the development on the creek and valley will be minimised with careful management of stormwater through use of wetlands, large areas of permeable surfaces on each lot and revegetation using local native plants. The design The development is guided by principles of design excellence and living lightly with nature. Fifty-six lots have been carefully oriented to ensure they have the maximum possible sunshine and views. Homes will deliver high levels of environmental performance, with 7.5-star energy efficiency and passive solar design. Solar panels, solar hot water and rainwater tanks will be standard, and home orchards and vegetable gardens encouraged. Design Guidelines have been developed to set the standards of design quality and environmental performance. They provide guidance and advice on how to easily and efficiently create homes that are comfortable, sustainable and cheaper to run whilst promoting beautiful design. The guidelines will ensure that all houses in the estate share these attributes, and that everyone s access to views and sunlight are safeguarded. To live at Mullum Creek is to love this serene and leafy part of Melbourne, as the Mathews family have for decades.

4 We loved growing up by the Mullum Mullum Creek, watching blue tongue lizards basking in the sun, catching yabbies and delighting in the occasional prized glimpse of a platypus. We want to create an environment where other families can experience this, living in a home that embodies harmony with nature. Steve, Sue and Danny Mathews History Bob and Rivkah Mathews moved their family to Donvale in 1958, reflecting their love of the bush and desire to live in a beautiful rural environment. The land was mainly open paddocks, with old, remnant eucalypts and areas of native bushland, especially along the Mullum Mullum Creek. Bob and Rivkah planted an apple orchard next to the house they built, and over time they added adjoining parcels of land to their property. Changes to planning in 1972 saw the land rezoned from rural to residential. Watching the increasing urban development encroaching on the rural landscape and impacting on the bushland environment, Bob embarked on a plan to coordinate the development of neighbouring properties, envisioning clusters of homes in a setting of bushland and open spaces. Unfortunately the task of coordinating many local landholders with different interests proved unsuccessful, with a number choosing to develop their own properties independently. The family took the opportunity to take stock and consider the best future use of the land. As they all shared an interest in conservation, landscape, good design and social responsibility, they considered a number of options, including aged care, education, conservation, and residential uses. With Bob and Rivkah advancing into old age, the three Mathews children, Steve, Danny and Sue, settled on a proposal to integrate several of these objectives into a plan that combined residential development with landscape and nature conservation. With the assistance of planning, environmental, landscape and engineering consultants a number of plans were produced, with each one evaluated and improved until a satisfactory design was finalised. This proposal was first submitted to Council in 2007 and finally gained approval in 2010, obtaining endorsement from an independent state government planning panel in There are places you remember.
