A very handsome house dating back to the 16th century which has been well looked after and designed to offer large, spacious and light accommodation throughout. Call Fine & Country on or joint agent John Lake on History The names of Coffinswell and those of its neighbouring villages originated from the estates that existed very soon after the Anglo- Saxon period of In 1086 the Doomsday Book names a manor at Willa or Willie. It was situated three miles from Newton Abbot and three miles from the nearest coastline and comprised of 1035 acres of manorial land. Its springs and wells give rise to two streams, Aller Brook and Doddawell, later known as Beersbrook which run through the village. Coffinswell was named after the unfailing springs of clear water that provided a good location for the homes of estate labourers. This view is supported by the Oxford Dictionary of Place Names, which confirms the name as The spring or well of the Coffyn family; Coffyn-His-Well. Manor House was indeed home to Lord Coffyn and to this day, still enjoys the free spring water from his-well albeit via a bore hole with modern filters rather than the actual well!

It also has an oil-fired AGA as well as space for a range style cooker. The dining room is a good size room and has doors into the conservatory and directly on to the terrace. The conservatory is a beautiful addition to the property, a timber construction with glazed pitched roof and exposed stone. It opens out to the part glazed garden room which has been a very clever addition and really connects the living space of the house to the garden. The ground floor of the house also has a utility room which has lots of space for storage and laundry. There is also a spacious study and shower room, this could be used as a ground floor bedroom if required.

Rather charmingly, there is a well on the property which supplies the Manor House and its adjacent cottages and barns with water, meaning water rates don t apply. The property, which offers beautifully kept, expansive indoor and outdoor living space, has been home to Graham and Patricia for the past 15 years; Coffinswell is a quintessentially English village with a great local pub serving delicious food, a church, which is dedicated to Saint Bartholomew and features a Norman font, and a church hall hosting various events and activity groups - the village has a good community spirit and a nice mix of young and old residents with everyone getting along very well says Graham. The traditional seaside town of Torquay is a mere 10-minute drive away, as is the charming market town of Newton Abbot which hosts Newton Abbot Racecourse, one of the country s leading summer jumps racecourses. Further afield at a 20-minute drive away is the city of Exeter offering excellent amenities and all-year-round attractions such as the Royal Albert Memorial Museum and Exeter Cathedral, a Medieval Gothic building known for its vaulted ceiling and astronomical clock. Please describe the qualities of the house and garden and why you have found them a pleasure/useful: The gardens have been professionally landscaped with ponds, raised beds and an orchard with an abundance of mature fruit trees which really comes into its own in the spring and summer when in bloom. The delightful conservatory or Orangery as it is known is the perfect place to sit and enjoy the wonderfully expansive views of the garden and surrounding countryside. We are surrounded by beautiful countryside yet have easy access to the A30, the M5 motorway, several fantastic seaside towns and the fantastic city of Exeter we really do have the best of what Devon offers. We hosted a 50th wedding anniversary with two marques for a hundred and fifty guests with canapes and a hog roast the house and garden lend themselves perfectly to this kind of entertaining and the drive can accommodate parking for 20 cars. There is lots of space here for outdoor furniture, its perfect for entertaining or parties. From the terrace there are a couple of steps down onto the formal lawn which is surrounded by trees, shrubs and various planting. To the side there is a path which leads to the vegetable garden, there are a number of raised beds, all fitted with an auto irrigation system. The garden also has a pond, further lawn area and an orchard. The whole garden gives a lovely feeling of space and tranquillity. If you are looking for a garden to unwind in after a tough day, this is certainly the one for you. With views over the gardens to the fields and with lots of different sitting areas, it really is peaceful. Parking Large electric gates open from the lane to the large parking and turning area. There is a circular flowerbed with tree in the middle and enough space to simple drive in and drive out. This is the access to the main entrance door but there is also access to the garden terrace. There is also a second entrance further up the lane which gives access to the other two dwellings and barn. There is plenty of parking space there, and room too for motorhome or boat etc.
