2 OLD YARD COTTAGE We first moved into Woodbine cottage, another property in the village of Churchover, in 1983, say the current owners of this beautifully presented detached property close to Rugby, having moved jobs from Watford to Rugby. We were attracted into the village because of its rural setting and position so close to all motorway routes. We built Old Yard Cottage in 2005 in the grounds of Woodbine Cottage and have lived there ever since.

3 Old Yard Cottage is a deceptively large home situated on a plot of approximately 0.17 of an acre in the pretty Warwickshire village of Churchover. To the ground floor the property offers a sitting room, kitchen/diner, study, utility room, downstairs cloakroom and a conservatory whilst the first floor has four well proportioned bedrooms, two offering en suite facilities and a family bathroom. Externally the property has a single garage and a generous south facing rear garden. This property must be viewed for the space and size to be fully appreciated.

4 Accommodation Summary Ground Floor The entrance porch is to the side of the property and you enter through an opaque double glazed door, there is a double glazed window to side aspect, tiled flooring with under floor heating, alarm panel and coving to ceiling. You then lead through a further door and window to side aspect to the entrance hall. From here there are stairs rising to first floor, under stairs storage cupboard, under floor heating and doors to lounge, cloakroom, study, utility and kitchen. 7 The kitchen/dining area is to the front of the property with double glazed windows to front and side aspects, a range of matching eye level and base units with work surfaces over, one and half bowl inset sink drainer, gas and electric ovens, gas hob with extractor hood over, fridge/freezer, dish washer, television point, LED spotlighting, coving to ceiling, under floor heating and tiling to water sensitive areas. All drawers and doors are soft close. Next to the kitchen is the utility with wall and base cupboards with work surfaces over, stainless steel sink drainer unit, plumbing for washing machine, tumble dryer, extractor fan, coving to ceiling, LED spotlighting, tiled floor with under floor heating and tiling to splashbacks. The conservatory is of UPVC and low brick construction with double glazed windows to side and rear aspects, UPVC roof and under floor heating which over looks the stunning rear garden.

8 Seller Insight We first moved into Woodbine cottage, another property in the village of Churchover, in 1983, say the current owners of this beautifully presented detached property close to Rugby, having moved jobs from Watford to Rugby. We were attracted into the village because of its rural setting and position so close to all motorway routes. We built Old Yard Cottage in 2005 in the grounds of Woodbine Cottage and have lived there ever since. We really love our house, the owners continue. It has everything we have always wanted, providing us with accommodation that can sleep up to eight people. Having seen our children grow into adults at Old Yard Cottage, we have a wealth of happy memories of living here. The property has also played host to many wonderful celebrations and social gatherings with family and friends. The only reason we are leaving the property is that we have reached a time in our lives when a smaller down sized house or bungalow would be more appropriate. The garden too is a fine feature of this countryside property. The south facing garden is very spacious, say the owners, measuring approximately 45 by 16 metres, and is not at all overlooked, enjoying far reaching views over the surrounding fields. It is mostly laid to lawn with various landscaped features including two ponds, one with decking and both with waterfalls, a wooden bridge, wooden arch, large shed, greenhouse, woodshed, dove cote and ornate bird table. There is a covered seat and pagoda with decking for al fresco dining and summer entertaining. Power runs to the ponds, shed and pagoda, meaning we can enjoy the garden late into the summer evenings, as well as easily maintain the garden. The village location also has much to offer. We have a community centre with a licensed bar, say the owners, where there are always numerous activities and social events. The local primary school is the Revel school at Monks Kirby. Older children go to school in Rugby or Lutterworth. There are buses that arrive in the morning and evening to take children to and from these schools, stopping opposite our house. Regarding points of interest, there are some ideal walks for dog owners and joggers alike, just a minute away in the beautiful countryside. We have had some wonderful family reunions with brothers, sisters and grandchildren alike and wedding celebrations. The house is ideal for parties with its large kitchen, conservatory and lounge. Without a doubt the 4m x 5m south facing conservatory is our favourite room, this is where we spend 80% of our time. We really appreciate the cottage s countryside setting, also being in the ideal location for motorways. The social life in the village is fantastic, too. We will miss the amount of floor space we have here with under floor heating, as well as our conservatory and lovely garden. * These comments are the personal views of the current owner and are included as an insight into life at the property. 18 RUGBY Rugby has grown to become Warwickshire s second largest market town, boasting a variety of designer and high street shops, restaurants and pubs. Famed for its public school, the birth of rugby football and the Frank Whittle jet engine, Rugby is also home to the green open spaces of Caldecott Park, Coombe Abbey Country Park, Brownsover Hall and Draycote Water. Churchover is an attractive Warwickshire village situated around 4 miles to the north of Rugby. The village has the Holy Trinity village church, a community centre with licensed bar, adjoining village hall which hosts regular events, including live music. Junior schooling is available at the highly regarded Revel School in Monks Kirby and there is an excellent range of both state and private schooling including, Bilton Grange, Rugby School, Rugby High School, Lawrence Sheriff and Avon Valley School. Situated on the northern edge of Rugby, this location combines the relaxation of a semi-rural retreat by the River Swift, with plenty of amenities close by including a new retail park at hand and the Warwickshire countryside beyond. There is quick access to the M6, M1, A14, A5 and the extensive motorway networks surrounding Rugby. Virgin Trains have a high-speed service from Rugby giving access to Euston, London in under an hour.
