6 The main living room is a really stunning part of the house, says Justin. It s a huge room and I can sit in there and enjoy the most wonderful view of the garden. It s just lovely.

8 This family home has been sympathetically modernised and improved, not only by extension, décor and fixtures but also including new double glazed units throughout, two new Worcester Bosch boilers with a separate boost to ensure continual hot water and excellent water pressure. This home also has a good alarm system and a 4 camera CCTV set up. The garage has a Hormann electric garage door. The magnificent orangery to the rear of the property has created a wonderful space for all the family to enjoy. The extremely large lantern roof measures 7.35metres in length and together with the expansive bi folding doors, this area offers maximum light and a wonderful open feeling to this room. Excellent décor combines, sage greens and sand colours with the superb star burst porcelain flooring.

9 The modern contemporary breakfast kitchen has been excellently designed by DM Kitchens and offers high specification of both furniture and appliances. The black granite top to the large centre island has a contrasting inset wooden breakfast bar, together with an inset four burner induction hob, a separate gas domino and a Siemens down draft extractor, there is also a 1¾ inset sink with a chrome Quooker boiling water and mixer tap. The bank of equipment to one side includes a full length larder fridge and full length freezer, two inset double overs and two large deep pan warming drawers, all of these appliances are Siemens. There is also a built in dishwasher and ample storage and granite work tops to the rear and side. The sitting room to the front of the property has a large bay window, mocha colour walls contrast with the white woodwork and karndean wood effect flooring, it is a lovely room with a multitude of uses. The dual aspect main living room is exceptionally spacious and creates a great area for both relaxation and entertaining, by offering a lovely flow to the downstairs space through the large doors opening directly through to the Orangery.

11 Seller Insight It was definitely the setting that attracted us to this house, says Justin, it s just such a great road. When I was young my dentist lived just a few doors away and I used to play in his garden, and ever since then I ve dreamt of owning a house here. So when Number 16 came onto the market, despite being in need of a fair amount of work, we jumped at the chance to own it. We ve done an awful lot to enhance the property and it s now a very spacious and I d say impressive family home. We added quite a substantial extension that gave us an extra bedroom, two en-suites and a much larger family bathroom, and on the ground floor we ve added a huge orangery, which is a really gorgeous room. In addition we ve also updated a lot of the fixtures and fittings and the décor throughout, so it has a much more contemporary look and feel. The house is just beautiful throughout; we re very proud of what we ve achieved. The garden is also absolutely gorgeous and one of the largest on the road, continues Justin. It s very well established with a large sweeping lawn that s edged with mature borders of shrubs and trees, and right at the end we have a small orchard with apple trees a fig tree and an assortment of fruit-bearing plants. The whole space is extremely family friendly and both peaceful and private, and it s a feature of the property that we ve really enjoyed. The house is absolutely gorgeous, but it s the location that I ll miss most, says Justin. Our immediate surroundings are so peaceful and yet we re so close to everything. For us it s been ideal. The location is fabulous, says Justin. The road is well away from the hustle and bustle and yet we re just a ten minute walk from the centre of town and Touchwood Shopping Centre; we can stroll to Malvern Park and the local transport links are excellent. It s win win. *

12 My favourite part of the house is definitely the orangery, says Justin. It spans almost the entire width of the house and is connected via French doors to the kitchen, the dining room and the main living room, so the four spaces together have a fairly open-plan feel. We ve also added bi-fold doors that create a wonderful connection with the garden.

13 The upstairs has five good sized bedrooms, with the light airy master bedroom being duel aspect and having a spacious ensuite. Bedroom two is also very spacious with karndean flooring, large fitted wardrobes, bedroom three overlooks the rear of the property and has an ensuite with a modern white suite. Bedrooms four and five also both have karndean flooring and a spacious feel. The generously proportioned family bathroom has a contemporary white suite and smart contrasting tiling with a karndean flooring.

17 Gardens The property is approached via a generous driveway set well back from the avenue and privately screened behind a low Laurel hedge and good sized front lawned area with an array of attractive mature shrubs and trees. The rear garden is an absolute delight, private and extremely peaceful, it directly leads from the bi-fold doors onto an extensive modern Cotswold stone terrace with a gravelled patio to one side and crazy pathing area and raised beds to the other. Wide steps lead down to the magnificent lawned garden with a very secluded outlook. The lawn follows down past deep shaped borders stocked with Acers, Pieris and Rhododendrons and moves to an orchard area where mature fruit trees intermingle with Raspberry canes. A pathway leads to an excellent shed half way down where a rather charming original old Dovecote still stands.

18 LOCATION Solihull is recognised as being one of the most affluent and highly sought-after areas located within the more southern parts of the West Midlands conurbation and is situated some nine miles from the heart of the city of Birmingham. The town itself offers an excellent range of amenities including the first-class award winning shopping centre Touchwood with a John Lewis flagship store heading up 80 high street retail names, 20 bars and restaurants and a 9-screen cinema complex.
