5 Built in the 18th Century, Greenbury House is Grade II listed, with many stunning original features from that time and the 19th century such as panel pargetting and doublehung sashes. 6 In Time Honoured Fashion When the current owner took on Greenbury House, which had not been touched in c. 100 years, it was with the intention of creating a fabulous family home. Recognising its value in terms of floor space, the mass of original features and prime location overlooking The Green at Writtle he set to work, spending over a year and a sizeable sum, in restoring it to its former glory, complete with top quality fixtures and fittings, a new central heating system, lighting, double-glazing, new wiring, plumbing and whatever else was required, This is such a beautiful old house and in such a brilliant location. Everything is on the doorstep, yet once you step inside, it s a step back from the hustle and bustle of the village. Not one detail in its restoration has been left undone, not one corner within its expansive three floors overlooked. From the roof down and in full cooperation with the conservation experts, everything imaginable has been done to bring this property back to life, for living in this century and for many to come. We ve done everything to make this property the most secure, comfortable and efficient family home, whilst retaining or repairing the plentiful original features such as the solid pine doors, fireplaces and sash windows, and where not possible, replacing them with like for like copies from period specialist companies. A Date to Remember There are two main entrances to the property, but back in the 18th century, when the carriages pulled up, the gentry would have entered through the highly impressive, and Grade II listed front door, with its glazed fanlight and
7 pilasters setting the tone for what you discover within. To the left of the main hall is a finely proportioned reception room, mirrored by the second reception on the right. Both have lovely high ceilings and large sash windows overlooking the green; the latter panelled from floor to ceiling and both benefitting from newly laid deep pile carpet and open fireplaces. Wandering back to the rear of the property, laid with wood-effect tiled flooring, to your left is the second entrance and a downstairs toilet. To your right, a multitude of exposed beams and brick flooring signifies that you ve stepped back in time to the 18th century when the original construction of this timberframed and plastered house would have begun. These two rooms would have probably been the kitchen in the original house, where the meat was hung and food prepped. We ve put a chest fridge freezer in one and the other would be a great walk-in larder. Thankfully the owner has invested in a fabulous new kitchen, opening up the space between it and the dining room and introducing masses of light with two sets of French doors that lead out onto the terrace. The kitchen is of the highest quality with granite worktops, a Smeg range, and masses of storage space. There are two fridges, a second freezer and all the appliances are Bosch. Where better to toast the chef than at the table in the dining room, which sits a few steps down from the kitchen and boasts a fine brick fireplace, We can date the two rear extensions to the year! The oak beam inlaid over the fireplace has the date 1787 carved into it and the brick built kitchen extension has the date 1822 chiselled out of one of the bricks.

14 The Age of Enlightenment French windows lead out from both the kitchen and dining room onto a sheltered patio, the sound of water gently soothing the soul as it flows from the fountain into the pond sitting alongside. The garden is lush and abundant with mature planting, thanks to a notable previous owner, Baroness Platt loved to garden. We have mature Fig trees, Japanese Maple, roses and a magnolia that must be 100yrs old, and being surrounded by a red brick stock wall, we re hardly overlooked and sheltered too, and with the sun coming round from about 11am onwards, it s a great place to relax in. As are the bedrooms that sit over two floors, all of an excellent size, newly carpeted with the same high quality deep pile stock used on the ground floor, and served by a gorgeous family bathroom and Jack & Jill shower room, We used top end materials and furniture from Burlington to furnish both the shower and bathroom, and the latter was a true labour of love, when it came to lining up the tiles! Views out over the garden draw your eye down a pathway that leads through a charming garden gate to a double garage, complete with newly serviced electric doors, and parking for 3 4 cars, with direct access on to St John s street. Coming home in the dark will not be an issue here though, as sensor lights guide your route from the moment that you park up, wander down the path and into the side entrance, which is also illuminated by the original lantern. What a joy it will be to close the doors behind you and wonder at this remarkable place, night after night
