6 Completely Rebuilt The grounds of this fabulous family home initially drew the owners here, as did the position. Sitting in around 3.5 acres, this is a beautiful piece of land within a superb serene rural setting, yet close to all amenities. There was originally a row of cottages on the site, then a public house, and by the time the owners came here, a timber-framed Colt bungalow had been put up. We decided to rebuild but to stick with the existing footprint and spent a lot of time drawing up the plans, they explain, Colt houses are built on a modular system so you have good size square rooms that are very usable and light. We have also raised the roof height by around a metre, allowing for a generous first floor too. A Classic Sense Of Style The owners have always loved the arts and crafts style and the way people used natural materials and quality craftsmanship to create beautiful buildings this gave them the chance to make one of their own. They kept some features from the former property, including a stunning parquet floor. They have also made generous use of solid oak throughout, both in the timber frame and in the fittings. The internal doors, windows and more were all made

7 right here and are bespoke the wood was seasoned on site, then cut to size and finished by a talented local carpenter. Over 40,000 pin tiles make up the roof and the owners think this must be one of the largest flint fronted properties to be built in this area in recent times. It all gives the house a classic feel and you d never know it s only ten years old, they smile. Fun For All The Family This is an incredibly sociable house. The owners son is an events manager and DJ and has thrown some huge parties here. The main sitting room is perfect for large gatherings, and with a triple aspect and feature fireplace has real charm too. The kitchen is also very sociable with a large breakfast area where you could have a sofa so you can sit back and unwind over a coffee. If you work from home you ll love this the house has both a study and a library where you can tuck yourself away and work in peace. You can gather all the family together for special occasions and celebrations. With seven bedrooms and seven bathrooms, nobody has to wait their turn, even when we have a houseful, the owners enthuse. And it does not take too long to get into Norwich from here. How Far Is It To The village of Wood Dalling is approximately 7 miles west of Aylsham and 3.5 miles from Reepham. Its church, St Andrews, sits in the centre of the village and dates in part to the 13th century. The popular and attractive town of Reepham has the highly regarded primary school and an outstanding secondary school, which achieves the highest Ofsted rating in the UK and has an adjoining sixth form college. In the town there is a wide range of facilities including a large selection of shops including a newsagents, a post office, a library, health care centre, a pharmacy, a greengrocer, butchers, a wholefoods store, an adventure playground and public tennis courts and public houses.
