Good Looks And Location Built in 1792, this Grade II listed watermill boasts picture postcard good looks and a tranquil position on the River Tas. Extended with the addition of a warehouse, by the early 1800s the mill was driving three pairs of French burr stones and primarily producing flour. It was remodelled to double its capacity in 1952 and continued as a working mill right up until October It was then converted into a residential dwelling with a further refurbishment in The current owners purchased the mill in 2001 and have made a number of improvements, including a new boiler, roof repairs, and the installation of a high-quality wood burner. We d been looking online for a weekend retreat but it was little more than a dream. We found this and decided to go and look and of course we fell in love! It s everything the location, the water, the wildlife and the character of the house itself. Nothing beats chopping your own firewood from your own land, then curling up in front of the wood burner on a chilly winter s evening, warmed by seasoned wood. While the property could now do with some cosmetic updating, there s huge potential here to enjoy a magnificent family home in a wonderful position. There s also the option to make it more eco-friendly, for example, installing a micro water turbine and becoming fully self sufficient for energy. Fun To Be Had Although the mill is incredibly spacious, it s still very homely and comfortable, so whether you re entertaining a crowd or relaxing home alone, it works very well. There s so much character here, typical of a mill with exposed beams and tiled floors, and of course those amazing views out over the river on one side and the millpond on the other. The owners have spent many happy weekends and holidays here, using it as a base from which to explore the Norfolk and Suffolk coasts, as well as coming up every New Year to head off out for country walks, returning to settle down in front of the wood burner. Waking up to the sound of the water flowing over the sluice is so restful, the owner smiles, We have used the house primarily as a retreat but it s also great fun for friends. There s a strong sense of community among the four properties on site and the owners have also hosted many friends here over the years, spending

6 weekends messing about on the river, walking up to Redwings to see the horses and playing board games by the fire. A Glorious Setting The gardens are a real feature of the property and include sweeping lawns, paddocks, a stable block and field shelter and a hard tennis court which could now do with resurfacing. Since being here, the owners have bought both kayaks and a paddleboard and enjoy the different perspective of the landscape from the water. It s so quiet and peaceful and the place is teeming with wildlife kingfishers on the pond, barn owls in the meadow, buzzards soaring overhead, as well as otters and water voles. The garden boasts some beautiful weeping willows and an impressive hornbeam hedge and is perfect for children playing, family Easter egg hunts, summer barbecues and more. The tennis court could easily be renovated and you could also play croquet here. If you re a nature lover, you can explore all the delights of the countryside and the nature reserves around the area, or head into nearby Wymondham or Norwich for restaurants, shops and more. Getting to the coast is easy and whether you re after family fun in the sun at Great Yarmouth or a walk on the windswept dunes, it s all close by. The Accommodation You take in the pretty elevations of the timber clad Grade II Listed mill before moving through the front door, which is situated beneath an entrance porch. Main Reception Hall You immediately note the pamment tiles underfoot, whilst to your right you have access to the ground floor WC and shower room. To your left you move through to the Family Room Here you have a continuation of the pamment tiles underfoot, whilst above you notice the multitude of exposed beams along with the central pillar. Windows to both the front and rear elevation provide plenty of natural light as well as views over the mill pond. Taking centre stage within the room is a large wood burning stove, whilst a door to the corner of the room provides access to the main staircase. Leading off the rear of the family room is the Kitchen This room offers fabulous views over the mill pond via one of three windows. Cabinets can be found to two aspects contrasting well with the tiled work surfaces. An archway takes you through into a lovely walk-in pantry. The third floor is another impressive space forming the Attic/Games Room It has been converted to provide a large games room. Its character is a combination of exposed beams, trusses and sloping ceilings. Numerous windows including two to both gable ends provide plenty of natural light as well as views of the surrounding area. The Grounds The property is approached by a large gravel forecourt, with parking for several vehicles. The forecourt is shared with three neighbouring properties. The house is set in mature gardens and grounds, with sweeping lawns to the mill pond and a shallow stream that borders much of the formal gardens. The majority of the garden lies to the north of the house, adjacent to the mill pond and has extensive lawns with mature trees including weeping willow. There is a hard tennis court, which could now benefit from resurfacing. To the south east of the house there is a double garage. The land to the west is of particular note and there are some traditional meadows, well hedged with trees along the boundaries and grazing paddocks together with a stable block and an open field shelter. This area is a haven for wildlife, with regular visits from kingfishers, various wagtiles, herons and other waterfowl. The land is bordered to the south by a stream, with areas of woodland and alder.
