The owners fell for the character here and saw the potential to make this their long term home, offering everything they sought: We ve made a number of changes to get it just right the biggest of which has been creating a kitchen extension with floor to ceiling glass where we can watch the birds. There s a pair of red kites we often see gliding above. They have also fitted new bathrooms, recarpeted throughout, replaced the windows and doors and redecorated. Two former outbuildings have been converted into a large, fully-equipped office that s ideal for anyone working from home. We re so sad to leave, especially after putting in all this hard work! It s a lovely period home that comes with everything you need for modern life, the owners explain. Warm And Friendly The owners are a sociable couple who love to entertain and the cottage really lends itself to this. The kitchen has double doors leading out onto the terrace and is open to a stunning breakfast room with floor to ceiling glazing allowing light to flood in. This is a wonderful area for entertaining or simply for relaxing day to day. The owners spend most of their time in here, before moving in to the sitting room in the evenings. This is particularly homely in the colder months. In winter we love cooking a roast dinner for friends then sitting by the wood burner When you re out in the garden all you hear are the sound of the birds.

4 with a bottle of red wine. In summer we host barbecues in the garden. They have created different seating areas outside in which to catch the sun throughout the day, so you can take breakfast on one terrace then have a late dinner on the other. Upstairs all four bedrooms are a great size and two have en-suites as well. Splendid Cottage Gardens When the owners first came here the gardens were mainly lawned. But being keen gardeners they saw that a beautiful cottage garden would really enhance the attractive property and immediately set to work. The gardens are now well stocked with traditional planting that suits the setting and offers colour and interest throughout the year. We ve also put in a new seating area with a pergola and terrace, dug a pond that s full of fish and created a working area with a greenhouse, vegetable garden and fruit cage, they explain. When you sit out here all you can hear is birdsong. It really is an idyllic spot. We see wood peckers, squirrels and the garden is alive with so many different birds. A Desirable Setting You re set well back off the main road here so it s very secluded. The only cars that come up are visiting you or your neighbours! It feels as though you re in the heart of the countryside but you re only 10 or 15 minutes from the city centre, so it s that lovely balance of rural and convenient. The owners enjoy cycling and have spent many a happy day exploring the area and visiting pretty village pubs nearby to sample the food and drink. There are also loads of bridleways and public access footpaths within easy reach. Yet we re only a mile from Hethersett and close to Norwich and Wymondham. This is a position that will prove hard to beat, they smile. The Accommodation You take in the pretty elevation of the cottage, in particular noting the attractive climbing rose. You move through the front door, which takes you through to the Main Reception Hall Noting the original brick flooring underfoot. To the far end of the hall, a door offers access through into the Ground Floor Bathroom Complete with overhead shower attachment and glass screen. There is also a WC and a wash basin. Utility Room Formerly the kitchen to the property, the generous utility room incorporates cabinets to two aspects, which contrast beautifully with the quartz work surfaces. Integrated within the cabinets is a dishwasher and a ceramic sink unit, whilst there is plenty of space available for further white goods. Also within the utility there is plenty of room for boot and coat storage, whilst there is also a multitude of exposed beams found overhead. You move through to the rear of the cottage into the Open Plan Breakfast Kitchen Forming part of the new extension, built by the current owners, the kitchen has been linked to the original outbuildings via a hardwood glass conservatory. Kitchen cabinets can be found to two aspects contrasting beautifully with the wooden work surfaces. There is plenty of space available for a free standing range and an American style fridge freezer. From the kitchen, French doors lead out to the rear terrace, beyond which is a light and bright breakfast area with floor to ceiling windows affording fabulous views over the gardens. Adjacent to the breakfast kitchen and accessed externally within the rear garden is the Office Also forming part of the original outbuilding, the office has been purposefully converted to a fully functioning office with multiple power points, internet and phone connections. Although it could be used for a number of different purposes. Formal Dining Room So much original character in here from the multitude of exposed beams overhead to the generous inglenook fireplace found to the far wall with a wood burner set within on a pamment hearth and an original bread oven. You notice the recessed book shelving to the side of the fireplace, whilst once again windows offer a double aspect to the front and rear. There is an open plan nature with the adjoining snug area, which once again has a fire place, this time more of a feature. Further windows provide light, whilst a full glass door offers views of the garden and external access. The first floor accommodation can be accessed from either of the two staircases, with each offering independent access from two landings to all four bedrooms. Master Bedroom Suite This offers twin built in wardrobes as well as access to an en suite shower. Bedroom Two The second largest of the bedrooms has built in wardrobes and also has access to an en suite WC. Bedrooms Three and Four The remaining two bedrooms are a double and a single. The first floor accommodation consists of sloping ceilings, exposed beams, dormer windows and skylights as well as additional windows to each gable end, which provides plenty of natural light as well as views of the surrounding area. The Grounds The property is approached via an initially shared drive before leading onto your own private drive via a five bar gate. The drive leads directly to a detached double garage with additional off street parking for several vehicles. To the left of the drive is an area designated to both an orchard and a vegetable garden. The expansive rear garden is beautifully landscaped, containing deep garden beds throughout with a vast majority of mature plants and shrubs which provide colour for most of the year. Leading directly off the rear of the cottage is an extensive terrace area, which has direct access into the breakfast kitchen. Additional areas within the garden include a timber summer house, a chicken run, a timber storage shed and a second west facing terrace which enjoys the evening sun. To the side of which is a wildlife pond. The boundaries consist of both close boarded fencing and picket fencing, ensuring that the rear garden is fully enclosed, ideal for children and pets and these in turn back on to woods and farmers fields. In all, the gardens extend to approximately 0.3 of an acre.

12 Location On The Doorstep How Far Is It To...? Directions Nearby Hethersett has shops, two pubs, three schools, a church, doctor s and dentist s. The centre of Norwich is about four miles away and the village is on a bus route to the railway station in the city. It is also just a mile each from the A11 and the A47. From Hethersett there is easy access to the nearby market town of Wymondham with trains to Cambridge and London. Local schools include Hethersett High School, Hethersett Old Hall, Wymondham High and Wymondham College. Great Melton is such a highly regarded village because it combines both village environment with accessibility to Norwich. It s just 7.5 miles from the centre of the city with its main line rail link to London Liverpool Street and an International Airport. It also has great access to the County s road network, being close to the A47 with its links to Kings Lynn and onwards to Lincolnshire, The Broads and the East Coast. The A11 of course gives great access to Newmarket (45 miles), Cambridge (65 miles) and onwards to London. Leave Norwich on the B1108 Watton Road, continue over the A47 southern bypass for a further 1.5 miles before taking a turning on your left signposted Great Melton. Continue along this road for a further 1.5 miles, past the junction whereby the access drive can be found on your left hand side clearly signposted with a Fine and Country For Sale Board.
