8 Seller Insight As well as being ideal for everyday family life, this five bedroom property also serves well for entertaining. We had a huge party to celebrate our eldest son s 16th birthday, say the owners, with 70 or 80 guests in the house and garden. The garden itself is spacious and a wonderfully pleasant place in which to spend time over barbecues or summer drinks. Stepping out from the orangery, the rear garden has a generous decking area with a heater and tables and chairs so we can enjoy the long evenings, say the owners. We also have a beautiful lawn, while round to one side of the house is a secret garden with a high wall, which is just enchanting. At the end of this we even have a gym, which always surprises people when they come around the corner and see it! Situated in the pretty village of Balsall Common, Leaded Lights provides a comfortable home in a pleasantly tranquil setting. When we first visited the property we particularly liked the rural location with open fields to the front, say the current owners, on a quiet country lane running parallel to the more major road. We had lived in Balsall Common previously so knew and loved the area. Berkswell Church of England primary school has an excellent reputation, while we can highly recommend Heart of England secondary school with its super teachers. Our children have done very well and been very happy there. Balsall Common has local shops, and Berkswell a popular pub/restaurant, while Kenilworth has lovely places to eat or take Afternoon Tea, as well as its own castle. Warwick Castle is not far away, with Coventry, Leamington Spa and Solihull also within easy reach. Berkswell and Tile Hill train stations both provide services to Birmingham and London for lovely trips and family days out. The cottage style kitchen has always been one of our favourite rooms where we spend a lot of time as a family, catching up after a day at work or school. Although very spacious, the use of light, engineered oak flooring and natural colours creates a most warm and welcoming reception room to be enjoyed by all the family.

11 There are two further sets of double doors leading from the lounge; oak ones leading to the inner hall where there is a large family bathroom and the oak staircase to the top floor. A second set of glazed, oak framed doors open into the orangery, which is the most perfect setting for dining and entertaining all year round. Leading from the inner hall is a separate wc and ground floor double bedroom, well-proportioned and having French doors leading to the side driveway. This room also benefits from having its own ensuite bathroom, ideal for any family member requiring ground floor accommodation. Further down the inner hallway is the study with views across the terrace and garden, and next to this is the very welcoming family snug with its own log burner and delightful character. Finally leading out on to the terraces is a most pleasant garden room, a perfect place to sit and read and enjoy the outdoors.

13 First Floor The fine solid oak staircase leads up to the first floor galleried landing and across from this is the stunning living room with its high vaulted ceiling, balcony and Velux windows. This wonderful space offers an alternative reception room upstairs and also has the option to be utilised as the fifth double bedroom if required. Also leading from the landing are three further bedrooms: The master bedroom is an absolute delight, with exquisite décor, this large room has beautifully fitted solid oak wardrobes to two sides, a window overlooking the front of the property, lovely exposed beams, solid oak flooring and a velux window to offer further natural light.
