5 SELLER NARRATIVE For the past 13 years, we ve called the Brookside Neighborhood home. We would love to share what makes our home and this neighborhood so special to us. We have made many enhancements to our home over the years inside and out! Check out the Home Highlights for a complete list of features and upgrades. Starting with the inside, we completed a beautiful addition off the back of the house providing a sunny living room and gorgeous views of our landscaped large backyard. We also completely remodeled the kitchen that opens up to our living space, and has easy access to the large back deck for entertaining. Upstairs we added a 4th bedroom and completely remodeled the full bath with top of the line fixtures. The basement has also been remodeled to include a family room, exercise room and bathroom, as well as updated laundry and a large storage room (which could easily be a 5th bedroom, as the egress window is already installed). Throughout the house all trim, doors and windows have been replaced and lighting has been updated. Other updates include a new roof, new electrical panel, new carpet, and beautifully finished hardwood floors. Our backyard is the reason why it will be hard to leave! It is private, serene and perfect for families, entertaining and relaxing. Framed by a beautiful cedar privacy fence, we enjoy our two cedar decks, firepit, and professional landscaped yard throughout the year. We also have a new storage shed that is great for outdoor toys and more. The Brookside Neighborhood and people who live here are the best! We have a very active neighborhood association that coordinates many activities throughout the year for all ages! A few of our favorites include Movie Night at Jackley Park, Patriotic Bike Parade and Ice Scream Social, Progressive Parties and our biggest annual event, National Night Out. We know you will love this home as much as we do, and wish you the very best here!

19 Entire Metro St. Cloud Webster Ave S St Louis Park MN 10/15/16 Radon Test History Previous testing by the homeowner revealed the radon levels were approximately >4 The testing device was placed in the lower level of the home. With the fan operating the radon levels are lowered to an average 0.5 Radon Reduction System Description The method used to reduce the radon levels is referred to as ( drain tile suction and/or sub slab depressurization ). A vacuum was applied to the slab where the radon is collected and vented to the outside. The radon and soil air is exhausted above roof eave. The fan is a Radon Away RP 145 fan that is a proven performer with an average 8-11 year life span. The manufacturer places a 5-year warranty on the fan. If you have any questions regarding the fan warranty contact Healthy Homes, LLC. A pressure monitor on the pipe indicates the current operating suction pressure in the pipe. The mark indicates the original pressure measured when the fan first operated. A zero reading could mean the vent pipe is plugged or blocked, fan failed, or the metal bands at the flexible connectors have loosened. Correcting the problem will result in the red oil moving to the original start-up reading.
20 Pressure monitor If at Zero Call for Service Follow-up Testing The EPA recommends the owner of the home to test the radon levels in the lowest habitable level at least once every two years. Keep all future tests to develop a record of system performance. Radon test kits can be purchased at local county health departments and/or hardware stores. Warranty - Installed in accordance to NRPP guidelines Radon levels in this home are guaranteed to be below 2.0 pci/l with the system fan operating in lowest livable area. This warranty does not apply to problems caused by earthquakes, floods, foundation settling, nasty weather, failure caused by animals and insect activity, dramatic remodeling, and/or abuse by others. Be aware this warranty does not imply the radon reduction system makes the indoor environment safe or unsafe to occupy, and in no way eliminates the risk applied to all radon exposure. Continuous operation of the fan will provide the lowest average indoor radon levels. Transferable in event of home sale. Make sure to have a Carbon Monoxide detector in your home!
