2 Design and Access Statement For a single-storey rear extension This design and access statement is prepared by Wylie Associates ac2ng as architects for the applicant, and accompanies an applica2on to build a single-storey extension to the rear of 68 Tressillian Road SE4 1YD. We have been advised that the house is within the Brockley Conserva2on Area but is not listed or locally listed. Consultaon: In January 2015 the applicants discussed the proposals with near neighbours. 3 Analysis of the house: The house is a large seven-bedroom, semi-detached Victorian house built over four floors (cellar, ground, first and second floor levels). The house is constructed of London yellow stock bricks, Flemish bond, with white-painted rendered external decora2ve cornices, panels and string courses. The windows are 2mber sliding sash windows, painted white. The roof is slate and has been re-roofed at some 2me in the past. The house has been carefully maintained and repaired. A single-storey side-extension was built to house a garage and u2lity room, probably in the late twen2eth century. The rear garden is large. The front of 68 Tressillian Road

5 Design Proposal: It is proposed to build a new single-storey extension approximately 4m deep to the rear of the house. The extension will house a new dining area and will extend the kitchen further towards the garden. The extension will be the width of the original house, but not the full width of the garden. The wall on the northern boundary will be faced with London yellow stock bricks as will the wall on the extension s southern façade. The western eleva2on will be made-up of glazed bifold doors with end-panels with fixed glazed panels at low -level and openable windows above approximately 1.0m. A similar panel will return the Southwest corner to improve the quality of light into the extension and offer beeer views across the garden. Above: View from the South Below: The proposed extension The extension will be roofed with a sedum green-roof with two skylights to allow good natural light further into the ground floor rooms. The garden pa2o will be extended to allow a sea2ng area outside the new extension. The applicant wishes to demolish and rebuild a small shed to the south of the house. Access: The new extension will be on the same level as the exis2ng ground floor level.

8 Conclusion: The applicant wishes to build a new single-storey extension using tradi2onal materials on its flank walls, bifold doors offering good access to the garden and a sedum green roof. The extension will not be visible from the front of the house and therefore has no visual impact on the streetscape.
