2 CLAYTON PRIORY Clayton Priory is Listed Grade II*, being of particularly important 'historic and architectural interest', and is a superb example of a classic Regency Country House.

5 The property is understood to date from 1820, designed by John Biagio Rebecca for a Brighton merchant called Robert Podmore. The house, originally named New Priory, instantly gained recognition in the area for its fine architectural design and was mentioned in the 1835 Horsfield edition of History and Antiquities of the County of Sussex as "... and elegant and commodious mansion on an elevated situation..." Externally, the main double-fronted eastern facade is typical of the Regency style, with symmetrical sash windows, a classical pediment and a fine entrance portico with fluted ionic columns. To the southern side of the house is a colonnade of Doric columns extending along the whole of the ground floor, over which is the Latin inscription 'Sola in Deo Salvs', which translates as 'Only in God is our Salvation.

19 GARDENS & GROUNDS Clayton Priory is approached through impressive electrically operated wrought iron gates, which are flanked by curved brick walls and pillars surmounted by twin eagles. The long private entrance drive sweeps through parkland grounds with a wealth of spring bulbs and a variety of mature trees, principally oak and beech. The drive passes a large natural pond to the left and continues to a gravel parking area in front of the house. The formal gardens lie principally to the south of the main house, with stunning views to the South Downs. From the colonnade steps lead down to a stone paved terrace, beyond which is a croquet lawn enclosed by beech hedging. To the west are further lawns and a swimming pool with paved surround. A wrought iron gate leads to the part walled kitchen garden with a number of fruit trees.
