3 E.001 Page 3 1. INTRODUCTION 1.1. A proposed Group C and E construction located in Toronto, Ontario The facility is to be developed by Mizrahi Developments 1.3. Building is to be approximately 7,340 square meters, 9 stories tall with 3 stories belowgrade. It will be approximately 38 meters tall The building is considered a High Building by the definitions of the applicable building code (e.g. Ontario Building Code (OBC)). 2. DESIGN STANDARDS 2.1. The Electrical systems will be designed in accordance with the current edition of the following Codes and Standards: Ontario Building Code Ontario Electrical Safety Code National Fire Protection Authority (NFPA) Ontario Fire Code Local Ordinances and Authorities Institute of Electrical and Electronic Engineers (IEEE) standards LEED Illumination Engineering Society (IES) Standards ASHRAE 90.1 Energy Efficient Design of New Buildings The National Energy Code For Buildings (NECB) CAN/CSA-B72; Installation Code for Lightning Protection Systems Making a Sustainable City Happen the Toronto Green Development Standard Toronto Hydro Requirements for the Design and Construction of Customer- Owned High Voltage Substations Toronto Hydro-Electric System Metering Requirements 750 Volts or Less 3. NORMAL POWER DISTRIBUTION 3.1. The local distribution authority is Toronto Hydro A new incoming service will be provided at 13.8kV, 3 phase, 4 wire The primary utility feeders will come below ground in a concrete duct-bank off Davenport Road The utility feeders will terminate in a dual radial connection The primary high-voltage switchgear will be located in the P1 Main Electrical Room. The high voltage switchboard will contain a single fused disconnect branch feeder for the main transformer Lightning arresters to be provided on the line side of the main transformer.

4 E.001 Page A main customer owned 13.9kV:120/208V transformer will be installed inside the building in the main electrical room Utility metering to be done on the secondary side of the main transformer Our design will be based on power density calculations as required by the Ontario Electrical Safety Code (OESC) rule for residential occupancies and rule for other types of occupancies and OBC for lighting power densities Main electrical rooms will be located in the following location: P1 Main Electrical Room kV Customer Owned Switchgear kV:120/208V Main Transformer.3 120/208V Main Switchboard.4 120/208V Common Distribution Board and Panels.5 120/208V Suite Distribution Board P2 Generator Room.1 120/208V Generator.2 120/208V Generator Panel.3 120/208V Life-Safety and Non-Life-Safety Automatic Transfer Switches.4 120/208V Emergency Distribution Board and Panels Penthouse Mechanical Room.1 120/208V Common Distribution Board and Panels.2 120/208V Suite Distribution Board.3 120/208V Emergency Distribution Board and Panels Electrical riser closets will be located on each floor. Each closet will contain the suite power, communication, and fire alarm risers The primary distribution voltage, throughout the facility will be 120/208V Main electrical rooms, the generator room and any room housing an automatic transfer switch will have a 2-hour fire rating. All riser closets are to have a minimum 2-hour fire rating. All sub-electrical rooms are to have a minimum 1-hour fire rating All electrical equipment is to be sprinkler proof All electrical conductors rated at 120A (#1/0 AWG AL) or greater are to be aluminium: NUAL or similar. The remaining conductors are to be copper. All equipment to be aluminum bus. 4. EMERGENCY POWER DISTRIBUTION 4.1. Emergency power will be provided by a natural gas generator with a main breaker on the generator supplying a main distribution panel, which will supply individual feeds to the life safety system, non-life safety system and the fire pump system.

5 E.001 Page The life safety automatic transfer switch and distribution system will supply the following systems: Life safety lighting systems required by Building Code Exit Lighting Fire Alarm network panels Stair pressurization fans and elevator shaft Active Smoke control fans Active and passive smoke control dampers All elevators serving floors above grade with capacity on generator for fire fighter elevator and 1 other elevator The non-life safety automatic transfer switch and distribution system will supply the following systems: Sanitary pumps Storm water pumps Sump pumps Car lifts Garage door(s) Security System Telephone system Enterphone/Intercom system 4.4. Fire pumps will be supplied through a separate transfer switch and controller for each fire pump. The fire pump automatic transfer switch and controller are supplied by the sprinkler contractor Emergency power will meet the minimum operation requirements for a period of no less than 2 hours All emergency wiring is to be rated for a minimum of one hour with all wiring not installed in slab to be two-hour fire rated cable The generator will be 250kW standby rated The generator will be housed indoors within a 2 hour rated designated room in basement The generators will be specified to meet Tier II emission standards The emergency transfer switch will be 3 phase, 3-pole, molded case breaker style, with electronic controller, single sided bypass-isolation, generator start signal, load-dump relays and elevator pre-transfer inhibit signal The fire pump and controller will be fed via dedicated emergency and normal power distribution services. The fire pump controller will have a combination of main disconnect and transfer switch for each fire pump to comply with NFPA requirements Conductors supplying life safety systems and the fire pump shall be rated in conformance with the respective Building Code.

6 E.001 Page 6 5. FIRE ALARM 5.1. The building will be provided with an addressable two stage fire alarm system with battery charger and standby batteries The main fire alarm control panel will be located in CACF room off the main residential lobby All fire alarm detection and addressable loop wiring will be class A. All output device wiring will be Class B Speakers and Speaker-strobes will be provided throughout the building A voice paging system will be provided with a separate zone for each floor. For condo, corridor will be a separated zone from suite, to allow for silencing Visual strobes will be installed in all public and residential corridors and in floor areas where public may congregate in Group A occupancy Visual strobes will also be utilized in areas of high ambient noise including all mechanical rooms and as required by code Visual strobes will be provided in the living area of all residential suites Primary means of detection will be via manual pull stations and the sprinkler system. Smoke and heat detectors will be provided where required by Ontario Building Code Smoke alarms with integral strobes will be provided in all suite bedrooms, with separate carbon monoxide alarms where required by code and local bylaws The fire alarm will monitor the following systems: Standby emergency generators (Trouble/running) The fire pump (Trouble/running/loss of power/loss of phase/phase reversal/connected to alt. source) Jockey Pump Loss of Power Dry Sprinkler Compressor Loss of Power Natural Gas Genset PRV Valve (if applicable) Spare modules will be provided for future tenant tie-ins All magnetic locks will be release upon activation of the evacuation signal on the fire alarm Duct-type smoke detectors will be supplied in air handling systems that serve more than one floor/suite fire separation. Air handling equipment will be designed to shut down upon activation of its dedicated duct detector or the fire alarm system The sprinkler system will be electrically supervised via flow switches and supervised valves An elevator recall system is being provided. Smoke detectors will be provided in all elevator lobbies.

7 E.001 Page The complete fire alarm system will be tested and verified as per the requirements of the Ontario Building Code. 6. LIGHTING 6.1. High efficiency luminaires will be provided as per the recommendations of the IES Lighting will be designed to OBC requirements and IESNA recommendations Primary interior lighting will be provided by LED luminaires, such that the total lighting power density for the building will be 15% lower than ASHRAE Lighting in suites and public areas will be designed in conjunction with the Interior Designer Parking levels will be illuminated by fluorescent strip or LED luminaires to provide at least 50 lux average with 100 lux in the drive aisles The Lobby and public circulation area luminaires will suit architectural elements and provide average illumination levels of 100 to 200 lux Washrooms will be finished and contain recessed/surface mounted luminaires and decorative or architectural cove lighting appropriate for its environment, designed to 150 lux Shower area luminaires are to be LED downlights with lenses, suitable for wet environments Service rooms will be lit with chain hung, direct strip lights fluorescent luminaires with wire guards or LED luminaires Stairwells will be illuminated by diffuse LED luminaires Exterior lighting will be complete with shielding to ensure glare control and light trespass to passers-by and neighbouring properties. Full cut-off LED luminaires to ensure illumination with no spillage of light above the horizontal plane or onto adjacent properties Emergency lighting will be provided by emergency generator power throughout Emergency lighting will be provided to meet building code and will be provided in electrical and mechanical services rooms Battery units will provided in all electrical and mechanical rooms and in the generator room as supplementary lighting for emergency purpose Exit lights will be energy efficient LED type Lamps shall be TCLP compliant with a minimum CRI of 85 and from one manufacturer: GE, Philips or Osram Sylvania. Ballasts and drivers shall be electronic and manufactured by General Electric, Advance, Magnatek or Osram Sylvania.

8 E.001 Page 8 7. LIGHTING AND RECEPTACLE CONTROL 7.1. Washrooms, storage rooms, office areas and any other areas with transient occupancy will be provided with ceiling or wall mounted occupancy sensors Exterior lighting shall be automatically controlled capable of turning off exterior lighting when sufficient daylight is available or when the lighting is not required during night time hours Ceiling mount motion sensors shall control all non-emergency parking garage light fixtures Ceiling mount motion sensors shall control all non-emergency corridor light fixtures Motion sensor to be PIR, Ultrasonic or a combination sensor with a capability to add slaves. These will be optional wall mounted in small rooms and ceiling mounted in all other areas In areas with natural lighting, luminaires will be controlled by daylight sensors to make maximum use of natural light. Daylight sensors to switch or dim fixtures Mechanical and electrical room lighting shall be controlled by standard wall switches All-off switches will be provided in each suite by the exit so that all lighting and nonessential electrical equipment can be shut down at a single location. 8. METERING 8.1. A networked digital based electric metering system with embedded webpage will be provided. A detailed power meter with demand metering will be provided on the main incoming service with additional metering being provided in the building to allow for proper monitoring of mechanical equipment, emergency system, outdoor lighting, indoor lighting and any food services. The power metering system will all be one manufacturer, either Square D Powerlogic, Eaton Power Xpert or Siemens Sentron. All the power meters will be networked together on an independent wiring loop with Ethernet gateways provided to read the data remotely A digital tenant Revenue Canada approved metering system will be provided to meter [suites][retail tenants] in the building. The system will include all required conduit and rough-ins to interconnect all the tenant meters throughout the building. The system will be provided with an Ethernet gateway to allow for a remote access and bill processing. 9. GROUNDING SYSTEM 9.1. An AC grounding system with new main ground electrode that will consist of a minimum of four 3m ground rods spaced 3m apart and connected to the main electrical ground bus located in the main electrical room with two separate #3/0AWG ground connections. The grounding system for the building will be provided connecting each typical electrical room to the main grounding system in the main electrical room in a radial connection. A ground bar will be provided in each electrical room. All transformer neutrals will be

9 E.001 Page 9 connected to the grounding bar and a common cable connected back to the system ground Grounding will be provided following IEEE 1100 and Electrical Code Section 10 standards Separate #2/0AWG telecommunication ground riser will be provided off of the main building ground bus and the telecommunication ground riser will be connected in a radial pattern with ground bars in each telecommunication room Dedicated ground cables will be run from the electrical ground riser to all elevator shafts and elevator machine rooms to ground all elevators and equipment in the elevator pits. 10. EMI CONSIDERATIONS All wiring will be in conduit. All major normal power feeds will be in totally enclosed metal bus duct Routing of power cables and bus duct will be selected to minimize the effect of magnetic fields on other equipment Single conductor Teck or armoured cable will be avoided. 11. COMMUNICATIONS Communications riser rooms for suite telephone/internet/catv will be provided on every floor of the building or as checked by the owner or communication consultant. 101mm conduit sleeves will run between floors and one wall of the room will have a 20mm thick fire rated plywood back board From each typical riser room two conduits will run in the concrete slab to the first outlet of each suite for communication connection and from this point the conduit will daisy chain between the remaining outlets within the suite. Each outlet will be capable of providing cabling for telephone and CATV. 12. SECURITY SYSTEM Rough in conduit and junction box system will be provided for the security system by the Electrical Contractor. All electronic devices and installation will be provided by others All security devices will be connected as per the security consultant s drawings. Infrastructures will be installed by electrical contractor to support this Doors contacts, electric strikes, magnetic locks, and security cameras will be roughed in by the electrical division as directed by the Owner. 13. CO-ORDINATION OF MECHANICAL AND ELECTRICAL AND OTHERS

10 E.001 Page All starters, fire alarm shutdown, pressurization control, smoke evacuate control, motor control centres, and power wiring shall be by the electrical division except for units with starters as part of a package or for VFDs All power wiring shall be by the Electrical contractor including power wiring from variable speed drives to motors. VFDs to be mounted on or near the equipment and VFD cable will be run from the VFD drive to the motor with no disconnect between them All control wiring and controls shall be by Mechanical contractor. The Electrical contractor will provide 15A, 120V, 1 phase circuits at designated panels and they will be terminated in a junction box near the respective electrical panels. The Mechanical/Controls contractor is required to extend the 120V circuits to all of their respective equipment All fire alarm wiring shall be by Electrical contractor. 14. LIGHTNING PROTECTION Lightning protection will be designed and installed in accordance to CAN/CSA-B72; Installation Code for Lightning Protection Systems Intercepting conductor shall be installed on the entire roof perimeter at the highest part of the roof and as close to the edge as possible but never more than 0.5m from the edge of the roof Air terminals to be located within 0.5m of the outside corner of the roof spaced on intervals not exceeding 8m around the perimeter An intercepting conductor connected at both ends and at least every 50m shall be installed within the perimeter so that no point on the roof is more than 5m away from a conductor Every stack, and other objects located on the roof susceptible to strikes will have air terminals Conductor cables will interconnect air terminals and offer a multiple path to ground. Down lead conductors will be placed every 30m around the perimeter of the building (but never less than two), run down exterior columns, and terminate in a ground rod system in the lowest level of the building. Metal objects within 6 feet of conductor cable will be grounded Perimeter ground loop with 3m ground rods every 30m will be installed around the foundation of the building. The lightning ground grid will be connected to the main building electrical ground grid at a minimum of 2 locations.
