1 Landscape Rationale Howe Streetscape The public realm along Howe Street has been widened to provide a wide sidewalk across the frontage of the development. The patios are proposed to be paved in concrete pavers. t the mid-point of the streetscape is the tower entry and a large water feature. The tower lobby is shared by residents and daycare. This water feature is a visual amenity both along Howe Street and at the east end of the Rolston Way sightline from Granville Street. The water feature is a shallow pool at the base of a waterfall that cascades down a wall next to the residential lobby entrance. landscaped island occupies the northeast corner of the water feature, providing a pebble beach interface to the water and a buffer to the adjacent sidewalk. The residential tower entry is expressed as a wood bridge over the water feature with a glazed vestibule overlooking the feature pool. South of the tower entry is a bike parking area for residents / daycare and a planter of soft landscaping to buffer the bike share station area from the interior amenity fitness space. Laneway Treatment The lane is paved in concrete pavers and decorative concrete banding except where access to the underground parking garage is located near the south property line. drive lane provides access off the ity lane to residential drop-off parking, loading, and service truck parking spaces. Trees and planters are provided within the laneway landscaping to soften the hard surfaces. The five townhouses have back patios along the laneway with green landscaping where they are outside of the building overhang and feature rock gardens. The rear entry to the tower lobby echoes the materials of front entry with wood decking and two smaller water feature pools and additional bike parking for residents and daycare. odium Level aycare Outdoor Space The podium roof to the south of the residential tower is designed as the outdoor open space for the daycares on Level 8. Locating the outdoor children s play on the south side of the tower is to optimize sunlight exposure for the daycare. The east side provides the outdoor space for the toddler daycare while the west side meets the requirements for the to year old daycare. Each daycare area provides age-appropriate play equipment within a rubber surface, a playhouse, a sandbox, hard surface area, a raised garden bed, landscaping, and seating. covered wood deck along the building provides a weather-protected area. odium Level menity Space The roof at Level 8 to the north of the tower is an outdoor amenity space for residents with adjacency to the lounge and games room and meeting room within the building. The west edge of the roof is envisioned as a dog run separated from the amenity space with fencing and a landscaped planter. The area next to the building is surfaced in wood deck and features a barbeque and firepit as well as moveable tables and chairs.
