4 MAIN RESIDENCE: You enter into a 1,100 sq/ft Great Room that is all glass French Doors on the South side of the room with streaming sun light and views over looking rolling vineyard, majestic mature Oak, Bay, and Redwood Trees. The room has soaring 13 foot ceilings and a large fireplace that will put out great heat in the winter. The home has 2 fireplaces, 3 bedrooms, a great room, a family room, a bonus room, a dining room, a kitchen and 4 & 1/2 baths. Outside the South-Facing kitchen window is an arbor covered with Wisteria of white and purple. LAUNDRY ROOM The laundry room sits just off the kitchen and garage. It has all maple custom cabinets and galvanized counter tops to be used for folding, and sewing. There is a corner sink and loads of cabinets and storage. There are 110v, 220v and natural gas hook-ups for washer and dryer. WALK IN PANTRY Between the laundry room and kitchen sits the walk in pantry with lots of room for storage. The room has surround sound built in as well. There are sliding glass doors that open to a patio where you have a view, lush landscaping and stairways to the down stairs pool area. From the family room, you enter is a 3,000 bottle temperature control wine cellar, with a see through glass door. Behind the family room sits a full bath with shower. Then 2 steps up into the large bonus room with sliding glass doors to the outside flag stone patio and gardens and a walkway and stairs to the pool area. Out side the bonus room is an arbor that produces white and purple hanging wisteria flowers. DOWNSTAIRS MASTER BEDROOM The over-sized down stairs master bed room sits off the stairs landing to the left with lush carpeting and 2 walk in his and hers closets. It comes complete with its own marble bath room with heated marble floors, an extra large corner Jacuzzi tub built for 2 people. The tub has a recycle heating system to maintain the constant heat temperature while in the tub. The rock and marble walk in open shower is very large as well. 7 POOL AREA AND CABANA Down an outside stairway is located the pool area with its own 40 foot salt water, heated and filtered pool with electronic cover. The pool is surrounded by a Spanish paver s patio that edges to a manicured lawn with fruit trees, blueberry bushes, apricot, pear, cherry, peach, apple and pomegranate trees on the other side of the lawn. On the right side of the pool is an arbor covered with wisteria, honeysuckle and other climbing plants to offer privacy. At the left side of the pool sits the cabana with an arbor in front covered with wisteria of hanging purple and white flowers. The cabana comes complete with a full gas stove and oven, dish washer and refrigerator, granite counter tops and maple cabinets. The living area has all Tommy Bahamas furniture and a couch that makes into a queen sized bed. There is a full bath room with stall shower and walk in closet. The view is of the pool, banana and palm trees and the arbor on the other side of the pool. You do have the feeling of being in the tropics. The cabana has heating and air conditioning, plus instant hot water from an on demand service. There is an underground pipe running from the main residence to the cabana ready to run phone and cable. On the South end of the cabana through an outside entrance is the pool equipment room. YOGA STUDIO OR GUEST COTTAGE This quaint building is one large room with one wall all in glass. There is a ½ bath and room and storage area. It sits quietly under old oak trees all by itself. BARN The barn is over 1,500 sq/ft, on a foundation and slab floors, and has a large rollup metal door, large enought to fit a bus or large camper, if needed. 8 OFFICE BUILDING The office building is at the opposite end of the long rock drive way and away from the main living area. It has 2 separate offices a small entrance or conference room and a ½ bath. It comes complete with an entire wall of custom maple drawers, cabinets and desk top for a printer or copier. There is a pumping station room for the lawn sprinklers on the back side of this building through an outside entrance. IN GENERAL There are 2 water sources. One domestic come from Forestville Water Mutual Water District. The other is for Agricultural use and comes from an 11 gallon per minute well that feed a 30,000 gallon storage tank on the top of the property then gravity feeds down to a pumping station and a time clock that has 24 zones to water the 4.5 acres of professionally landscaped grounds. 9 There is natural gas being used on the property as well. There is Dish Satellite system and DSL for high definition TV. The fire department is located 2 minutes away and there is a fire hydrant in the front of the home being fed from the 30,000 gallon tank above the property. There are 2 PG&E meters. One on the main home and one at the Yoga Studio, that used to be a duplex. There is a professional gardening company that comes once a week and has been with the owners since the property was built. They take care of everything outside. Two complete solar systems have been ordered and will be installed this summer/fall. One is for domestic use, and the other is for the pool. This is the process of going through the procedure at present. RECENT UPGRADES 1.
