38 Each flat will be equipped with a modular box containing the equipment for the recording of hot water consumption for heating and hot and cold domestic water. The meters will be installed on the wall in area which can be inspected on the landing of each floor. An on-off electric valve on the heating/conditioning circuit will be provided for the satellite recording module. The electric valve will be managed by a daily weekly chromo-programmer inside the flat. The WIND-RADIATORS are devices that consist of a double system: front heated plate battery with rear axile ventilator for fan coil use In winter the device works in radiant mode by means of the front plate heated by the hot battery, without air movement. Only if there is a big difference between the set temperature and room temperature will the ventilator start to work to reduce the time for the flat to be operative. In normal conditions of use only the front heated plate will work. In summer the device will work via the rear battery and the axile ventilator as a real fan coil. Temperature control of each heated/conditioned room will be performed by a room thermostat that will work via the on-off valves of the fan-heaters (and when switching on the ventilator in summer) For the bathrooms heating will be provided via a mixed heated wall towel rail with added electrical resistance.
39 Water-to-water heating pump system For the production of hot and refrigerated water, water-to-water heating pumps will be used and groundwater will be used as energy source. The heating pumps will be supplied with condensation water drawn from a well. The used water will be returned to the ground by a return well and will not be altered in any way apart from its temperature. The intake pump will be equipped with an inverter for the modulation of the drawdown depending on the power demand of the system. The heating pump will directly manage (through an internally regulated control unit) the distribution pumps for the ground water, equipped with an inverter The pumps for the circulation of the primary circuit of hot and refrigerated water will be of variable capacity. The primary fluids will circulate as far as the inertial separation tanks. After the tanks there will be circulation pumps for the secondary circuits. The secondary circuit pumps (except those for the preparation of hot domestic water which will be of constant capacity) will be of variable capacity and managed via an inverter. The floors of the technical rooms (heating pump and technical room in the basement) will also be equipped with acoustic floating floors and inertial bases to avoid the transmission of noise and vibrations to the floors below. The heating pump will be completed with a regulating system managed electronically internally that will ensure energy optimisation and functioning of the system. It will directly manage the primary groundwater pump and will be able to be connected to the supervision system.

41 The production of hot water will be guaranteed by an existing high-efficiency boiler, placed in the existing thermal generating unit on the third floor. Additional equipment for the production of hot water will be placed in the technical room in the basement. The systems will be made in compliance with the Regulation for the distribution service of drinkable water in the Municipality of Milan. The water required for the waterworks will be provided by the aqueduct. The waterworks will be in the basement. The cold water coming from the aqueduct will be filtered by an automatic self-cleaning security filter. All domestic water use will be supplied by a system for the raising of pressure. The systems will be completed with a water-softener automatically exchanging the bacteriostatic base for the treatment of the water. Specialised chemical treatment of all drinkable water will be provided. The distribution of the water to the users will be performed at 48 C, in compliance with current legislation, through a mixer valve to ensure a correct delivery temperature.
42 As a support to the traditional electrical system and as a supplement to the technological systems that will be installed, a home automation system will be installed. It will automate multiple functions of the electrical system and will also be able to provide a single interface for all the systems. It will be an open system and will use a Konnex protocol. The standard solution proposed will make it possible to: Switch off all the house lights at a single point have local light controls manage the separation of electric loads that are not a priority so as to avoid the intervention of the A2A meter for overload. The home automation system will allow, as an additional request, further personalisation of the standard functions to be made based on the individual requirements and wishes of the customer, through implementing the basic functions and enable, for example: to set up lighting scenarios for various rooms. For example, it will be possible to set the switching on and/or the brightness level of the lighting devices according to the type of activity that is being performed (reading, TV, study, cleaning, cooking etc.). It will be possible to integrate the intrusion detection system and manage its activation, disconnection, the displaying of the graphic map and the alarms. It will also be possible to manage the functions of the various systems (public address, intrusion detection) from an interface such as a tablet, PC or Smartphone. It will be possible to interact with the flat at a distance by activating or by simply checking the status of the electrical, mechanical and security systems.
43 The buildings will be equipped with a digital coloured video-entryphone system consisting mainly of: External video-entryphone positions at the entrance, equipped with a vandal resistant alphanumeric push-button panel, an internal light to light up the buttons, colour video cameras, microphone and loudspeaker.
