2 SCHEDULE OF CONDITION Condition General Condition Note The general condition of the property outside is good, however, with regards to the garden & maintenance, we would like to propose that the Tenants remain responsible for the upkeep of cutting the lawn and attending to the pot plants. As they pointed out that weeding the paving can take hours. Therefore, it may be better to engage in a general handyman on a monthly basis to take care of the paving, clearing the gutters and roof of debris, upkeep of the wood work, such as external stairs, doors and frames and any general maintenance. This could be funded by some of the left over money from the original gardener's payment. Decorative Condition The decorative condition of the outside of the property is good with a few areas requiring some repairs and maintenance, which have been discussed. Tenant Comment The Tenants have said that they have two small dogs now as they understood the previous Tenants were allowed to keep dogs. I can confirm they are two small Cockerpoo's. I also noted that the dogs have an indoor dog cage to sleep in. SPACES Outside Front The front of the house and garden are in fair to good condition with areas that require maintenance and some repairs. It has been a dry summer which shows in the dry grass. 1. The driveway continues to have weeds/grass mostly growing in between the bricks. 2. Along the front of the house the Tenants have planted pretty pot plants. 3. The trees are over hanging, but this is possibly a good thing due to the road noise. 4. All the guttering & roof along the front of the house has full gutters and debris on the roof. The area that the Tenant left on the RHS of the driveway and did not clear the grass is to show us that when the water runs out of the gutter and down onto the brick paving it is cause damage and dips in paving. May we suggest that where the gutter ends that a downpipe is installed to run into a water butt which can be installed behind the retaining wall next to the garage. Page 1 of 12

6 Outside Back The Back garden and back of the house are in fair to good condition with some areas requiring repairs and maintenance: 1. The grounds, although dry, are cut short and the trees have been trimmed as requested. 2. The house has pretty pot plants all around. 3. The stairs on each side still require repairs and the steps also need an anti slip applied. 4. The wooden frames have not been treated yet. 5. The Tenant has managed to trap water from the top side of the house, which is stored in blue tanks on the side of the house and then tapped out onto the back garden. Page 5 of 12

12 Outside Back 17/08/2016 Inside Living Room The cover is still whole after being lifted to inspect with the camera and clear another blockage (report from Ivan at Hydro Flo to follow), however there is some cosmetic damage which will have to be repaired, this was due to the fact that the cover is very big and in order for it to seal properly it is very heavy.
