The Property was completed in 1982 and sits on a site of approximately 70,000 SF. Current zoning for the Property is D-GT (Downtown-Golden Triangle). The Property has a purchase price of $15,000, The Property benefits from it s location in the Golden Triangle neighborhood. The Golden Triangle is arguably Denver s premier urban residential enclave. The neighborhood s combination of Civic, cultural, and retail offerings have made the area a place for Denver urbanites to call home. From a zoning and planning perspective, the Golden Triangle Neighborhood Association is a constant voice for progressive urban living which bodes well for the future enhancement and development of the area. 5

9 Property Description Property Name: Address: Building: Site: 990 Bannock 990 Bannock and North 40,000 SF of 921 Acoma Street, Denver, CO Bannock Street - 101,504 RSF and 110,070 Gross SF 70,000 SF Parking: Approximately133 surface spaces (40,000 SF +/-) Construction Type: The building exterior is aluminum cladding with a continuous threefoot strip window, except on the south wall where a glass window wall is used. The aluminum clad building frame is extended past the south window wall to form an architectural lattice over the courtyard. Caissons with a depth of approximately fi fty-fi ve feet are used to support the basement walls, elevator shafts and steel frame. The exterior wall system used structural steel studs with insulation and cladding on the exterior and gypsum board on the interior face. Exterior walls are provided with six inches of batt insulation and all exterior glass is one inch double glazed glass. The roof system is a single membrane rubber roof with gravel ballast on two inches of rigid insulation. Floor Plans: Building Foundation & Drainage System: 990 Bannock Street is fi ve stories above grade and one fl oor below grade. The height of the building is 73 feet 9 inches above grade. The size of each offi ce fl oor is approximately 20,000 square feet. Total building gross square feet is approximately120,000. Floor to fl oor ceilings are approxiamitely 14 feet. Total design occupant load is approximately 400 employees, with individual fl oor loads on each of the fi ve (5) occupied levels varying from 50 to 150 employees each. 990 Bannock is an Occupancy Class B-2 Building with a maximum occupancy load of 500 personnel law Denver Building Code. Mechanical equipment and storage occupies the entire top level. The interior slab on grade was placed over a 6-inch layer of free draining gravel to deter possible capillary water rise and aid in drainage. The building was provided with a foundation drainage system. The purpose of the under drain system was to collect any free ground water. The foundation drainage system consists of a network of 4-inch perforated PVC schedule 40 pipe beneath the grade beam foundation. The pipe is laid in free-draining granular material for effi cient collection of free water. Water is carried through the network to a sump pump basin located in the fi re pump room. There are two pumps. The second pump is an automatic standby. From here, the water is pumped to the City and County of Denver Storm Sewer System.

As required by code, the basement and fi rst fl oor lobby are sprinklered. Fire Pump Serves 12 Fire Hose Cabinets (2 per fl oor) and 2 Symese Couplings at roof and grade level. Fire Pump rating is PSI. Fire Dampers Fire Dampers are 165-degree fusible link springloaded auto close dampers. Smoke Detectors Located in the 2nd fl oor computer room (under fl oor and at ceiling), elevator lobbies, return air plenums (north & south), electrical rooms, and battery rooms. Fire Panels Master Fire Panel with Zone Annunciator Panel located in electric primary room monitors smoke detectors, supply & return air duct detectors, and pull stations. 2nd fl oor Halon Fire Panel monitors smoke detectors and reports to the Master Panel in the electric primary room. Fire Alarm has an antenna whose signal notifi es Denver Fire Department. A remote annunciator panel located outside the north entry to the 2nd fl oor computer room indicates smoke detectors & halon status. In addition, there is an annunciator panel located at the guard s desk and at the front entry door bollard. Building power is fed from a substation thru two separate transformers from two different directions. Each building power feed supplies separate switchgear. Each building power feed breaker is rated to supply Volts. The automatic transfer switch monitors the building power feeds and will automatically disconnect a switchgear main power feed breaker and connect the two separate switchgears together in the event of a under voltage or over voltage condition to either power source. Upon restoration of the affected power feed the automatic transfer switch will open the switchgear bus tie and close the source breaker. This allows uninterrupted normal building operation in the event of a single power source loss. In addition the building EMS systems monitors the building power sources and will sound an alarm at the guards desk, print out a report, and page the on-call engineer.

11 Property Description (continued) Interior Finishes: Interior walls are painted gypsum board on metal studs or furring channels with acoustical insulation where necessary. Ceramic tile on the restroom walls and the concrete block walls of the UPS room, staging area and electrical primary room are notable exceptions. Ceiling systems are primarily suspended acoustical grid type with gypsum board ceiling fi lling in the remainder of the areas, such as the lunchroom and restrooms. The courtyard ceiling height is 8-feet and fl oors 1 through 4 are 9-feet ceilings. Ceiling plenum height is approximately 4-feet. Approximately eight percent of the occupied portion of the building is raised eight inches with an access fl ooring system. The second fl oor computer room is raised eighteen inches on the same fl ooring system. Carpet tiles are used to cover all access fl ooring except for the mailroom. Exterior Lighting: Two 500-watt HID fi xtures illuminate the east side of the building and one 250 watt HPS illuminates the south side east ramp. Exterior canopy can fl oodlights provide for entry illumination. All exterior lighting fi xtures are activated automatically by photocells. Building UPS System: All building critical loads are fed thru the building UPS System. All fl oors have a UPS Panel allowing workstations to be wired to the UPS. The building has 2 UPS that transitions the load during loss of Xcel power to generator power. Each is 150KVA and are in parallel. In the event of a UPS system failure, the building EMS systems will activate an alarm light and buzzer at the guard desk, printout a report, and page the on-call engineer. There is also a separate UPS alarm panel located in the building offi ce.

12 2 Property Overview Property Description (continued) Mechanical System: Elevators: The building mechanical systems focus on one hundred percent (100%) redundancy of primary heating and cooling with the following features: Two full capacity 285 Ton Carrier Centrifugal Chillers (one as backup) with separate cooling towers and pumps. A 600 KW Cummins Emergency Generator with (2) 300 Amp and (2) 600 Amp Automatic Transfer Switches provide power to operate the cooling and heating plants in the event of power outages. Two full capacity 2-million BTU Sellers Hot Water Boilers (one as backup) with an additional 0.5-million BTU Seller Hot Water Boiler backup boiler and pump for emergency heating operations. Two Supply and Two Return Fans with cross connection ducts located on all tenant occupied fl oors allow emergency operation, and Isolation of AHU#1 while running generators. Two Control Air Compressors for the Pneumatic System (one as backup). In addition, the building EMS system continuously monitors critical parameters throughout the building and will activate an alarm light and buzzer at the guard des, printout a report, and page the on-call engineer. There are 3 elevators servicing the building. Both south elevators are passenger elevators and are rated at 3000 LBS and travel at 350 feet/minute. The north elevator is a freight elevator rated at 4000 LBS and travels at 200 feet/minute. The north elevator is the only elevator servicing the 5th fl oor mechanical area. All elevators are equipped with an emergency intercom system connected to the guard desk. In the event of a fi re alarm, the elevators automatically lock out and open their doors on the 1st fl oor. All elevators are equipped with a Firefi ghters Service Key system. All Fire Service systems are tested monthly in accordance with City and County of Denver Codes. Certifi cates of Inspection and Fire Service Test Logs are maintained in the building offi ce. Telephone: The building telephone system uses a battery backup system to ensure continuous telephone operation in the event of a power interruption to both normal building power sources.

13 Property Description (continued) Emergency Generator: A 300KW natural gas emergency generator is permanently wired into the building. In the event of an extended power loss from both building power feeds, the generator can supply suffi cient power to run emergency heating, emergency cooling, and power the UPS system. There is no automatic bus transfer switchgear. The on-call engineer must manually transfer power. Water Filtration: All building water fountains, kitchen sinks, and ice machines have inline water fi lters. Water fi lters are changed on a regular basis. Hazmat: An inventory/inspection of Hazardous Material is conducted yearly and is kept on fi le in the building offi ce. Flammable material is stored in Flammable Storage Cabinets on the 5th fl oor.
