11 the hyde building Specification The building structure is steel frame with precast concrete floors. The main entrance lobby will provide level access for disabled visitors off the landscaped podium and will be recessed to receive a matwell. The entrance lobby floor and circulation areas on all levels will be finished with a combination of ceramic tiling and carpet. The atrium will contain a feature lightweight steel stairs and passenger lifts. Upper floor offices are accessed off balconies/walkways which, will be fitted with high quality balustrades. The offices will have suspended ceilings (in a 600 x 600 grid) and raised access floors. The floor to ceiling height will generally be 2700mm. Walls to dry areas will have a painted finish. Floors to toilet areas will be finished in easy to clean ceramic tiling. Ceramic wall tiling will be used in all wet areas, toilets and splashbacks. Sanitary ware will be high quality ceramic. Toilets will be fitted for disabled use. Skirtings, architraves, cillboards and general joinery will be a high quality timber finish. High quality timber doors will be used throughout with glazed vision panels where necessary. Ironmongery will be stainless steel typically to include lever handles, roses, push plates and mortice locks. Domestic Water Services There will be a mains water supply to all units and each has a cold water storage tank. Hot water for each unit shall be provided via localised under sink water heaters. The basement shower areas shall be serviced from a landlord local hot water cylinder which shall be heated from the landlord gas fired boiler installation. Soils & Wastes and Rainwater Soils & wastes services installation shall be provided to each toilet core within the building and shall connect to the WC s and wash hand basins within each unit. Heating of General Areas The common areas will be heated including under floor heating in lobby areas. Electrical Installation Power to the building shall be from the ESB substation located at ground floor level. Each of the units shall have a dedicated metered supply and there shall be a metered landlord supply. The supply to each unit shall be a 400V 3 phase supply and shall be from a dedicated switchroom/meter room. Tenants will add their own distribution board on the out-going side of the isolator located on each floor within in the electrical riser. A number of twin 13A socket outlets and spur outlets shall be provided throughout the floor area for cleaners sockets and equipment. 3 compartment floor boxes containing 2 No. twin 13A socket outlets and a blank plate for future structured cable installation shall be provided at 1 person per 10m2. These shall be provided on the basis of supply only. Lighting & Emergency Lighting Landlord lighting shall include car park lighting, basement plant area, and shall be controlled through time clocks / BMS system. The landlord areas emergency lighting system shall comprise stand-alone self-contained fittings and emergency inverter packs installed in general lighting fittings. The lighting installation shall include decorative lighting to the entrance area of each building, signage lighting and circulation feature lighting to the park. Fire Detection & Alarm Systems A fire alarm and detection system shall be provided for the building in accordance with IS 3218, the fire consultants fire cert report and local fire officer s requirements. The system shall comprise analogue addressable detectors, manual call points, smoke detectors, heat detectors, beam detectors and high output sounders. Telephone & Data Installation A 20 pair telephone cable shall be provided from each unit to the main frame room for future occupier connection to the service provider of their choice. Lift The building shall be provided with 2 no. 13 person 1000kg electric traction lifts serving all floors. Office Comfort Cooling and Heating Installation Each office unit can be heated and cooled via a dedicated and independent DX Split type system. The DX split system shall comprise concealed above ceiling ducted fan coil units depending on the size of the office with the necessary associated external condensers which shall be located on the roof of the building. These units shall be individually controlled via local wall mounted controllers. Fresh air to each individual office area shall be provided to meet 1 person per 10m2 via a dedicated heat recovery above ceiling units. The fresh air shall be provided via a fixed louvre on the perimeter of the building. The exhaust air from the office area shall also be expelled along the perimeter of the building. The heatexchanger shall distribute the tempered fresh air via ductwork to the back of the above ceiling DX unit. This system will be controlled by each tenant independently.
