5 The Challenge The kitchen was tiny and disconnected from the home. It had walls everywhere, and due to the diminutive size, it wasn t very functional only one person could work in it at a time. The Vision Create a kitchen addition that incorporated an existing covered patio to provide more space while improving functionality and flow. Knock the walls out and blend the dining room, eliminate soffits and create a large island that encourages engagement with the cooking experience. The Solution We eliminated the obstructing walls and created a small addition, and added a large island to create a kitchen that was more functional with a design to be proud of. The Results Installed granite tops, swan faucets with a disposal in a prep sink. Added a double oven, gas range, pull out recycling drawer, niche above stove, large pantry cabinet, granite window recessed and under counter lighting, and hardwood floors S. Osage Street Garden City, ID chad@remodelboise.com or teresa@remodelboise.com remodelboise.com The Challenge The specific challenges were to open up the interior of this early 1900s home and improve the flow through the house while maintaining the historic character of the home and create a 2nd floor bedroom and bath space in the attic for the homeowner to finish out at a later date. The Vision During the planning stages of the project, the layout was carefully massaged until we had just the right balance of visual connection from room to room and specific space planning defining each public room on the first floor without old fashioned walls and doorways. The attic space was particularly challenging due to roof lines and interior height requirements. The Solution Create a stunning new gourmet kitchen that flawlessly interacts with the adjacent dining room and living space. The homeowners also enjoy a lovely new master suite with materials and finishes reminiscent of the home s Old World style. The new attic space turned out to be the biggest surprise of all after the addition of two new dormers produced a charming little 2nd floor living space with lovely window views and abundant natural light. The Results A larger, more open, more functional modern home that conserved its historic charm and character.

7 The Challenge Transform a dated family home to accommodate the needs of a new family. The Vision This early 1990s home was purchased by a young family of four with hopes of making it their forever home. The home had a great layout and location, but was in dire need of updating and modernizing to fit the needs and style of the new owners. The Solution The kitchen was gutted and redesigned to incorporate a long island with seating at the end. This was accomplished in part by taking space from the powder room to incorporate double ovens and a pantry function. The upstairs bathroom was large but poorly laid out. The new layout completely transformed the space into a luxurious suite complete with open two-person shower, separate toilet room, his and her vanities, and a large free-standing soaker tub. 9 AFTER DESIGN REMODEL REAL ESTATE The Challenge After two previous remodels (upstairs bath & kitchen) for this client, we were invited to remodel the basement bath and modify closets in the basement family room and bedroom. Soffit for ductwork in bathroom had been framed extremely low by past contractor, reducing light and overhead space. Existing shower framework was not secured properly, which caused the splitting in shower surround. A hole had been cut for large window; small window installed and finished with flat sheet metal on the exterior. The Vision Open and brighten the bathroom, while keeping it simple/basic and utilitarian. Create more functional space and storage on a budget. The Solution The original shower design with linen storage and shelving to the left was dismissed due to budget. We kept the existing tub and tiled surround and created niches for bathing toiletries, installed a standard glass sliding door for more light, replaced the window with one that fit the opening and reduced the soffit to fit as tightly as possible around the ductwork opening the space and light access dramatically. The Results Though the client was going for utilitarian, we had tile left over from the previous backsplash upstairs to create a splash of color on the floor. Having had the luxury of years of rapport, the designer convinced the homeowner to add hand-cut glass for accent in the shower niche and walls. The sunlight now pours in through privacy glass window and the bathroom functions with all the utilitarian needs a family with two dogs and a young boy could want. BEFORE 2811 W. Keeping a keen eye on budget while making necessary updates was challenging but always entertaining with these lovely homeowners. The kitchen was separated from the dining room with a wall and pass-through and closed off from the family room by large dividing cabinetry. The flooring was of varying height and type in the dining room and kitchen. The Vision Open and brighten the kitchen by updating the kitchen but maintaining a relationship with the era of the home and bringing the eras together by weaving some commonalities. The Solution Removed the wall dividing the kitchen and dining room and widened the pass-throughs between the family room and kitchen and the hall to the kitchen. Updated all existing cabinetry and flooring in the kitchen, created a new custom island, expanded the lighting with more task lighting and decorative lighting. The Results More sunshine, more cheery, more cohesion, updated, more functional, more flow. This kitchen is now ready to host parties, families and fun, and no one will feel left out of the flow.

13 The Challenge This home previously had a daylight-basement exercise room added on, but at less than 300 square feet it was insufficient for the owners needs, and it lacked functionality. It also didn t match the rest of the home; it looked like an addition, with mismatched interior and exterior trim and finishes. The Vision The owners desire was to create a multifunctional recreation/exercise room with sufficient space to accommodate their active lifestyles, kids athletics, and their grandkids adventures... but it couldn t be a monstrosity that would detract from the beauty of the home and yard. The Solution We designed a nearly 1,000 square foot room with soaring ceilings and lots of natural light, yet the new room, as seen from the street, is proportional to and complements the home; in fact, it lends balance to the overall design and improves curb appeal. The Results Re-purposed windows and doors, smart design, and a brilliant BSU blue and orange interior make a striking, cost-effective and functional addition N. 15 The Challenge The homeowner was looking to expand their existing home while adding more modern design and touches to the kitchen, guest bath, powder bath and living space. The Vision Incorporate more modern design techniques and materials throughout the home to create a more updated, functional living space. The Solution An exterior concrete deck, roof extension, and staircase were constructed off the second floor master bedroom. On the interior, new travertine tile floors were installed throughout the main level. The existing kitchen, guest bath and powder bath all updated with new modern finishes. In the living room a new, modern fireplace design and existing west facing windows were renovated to enhance views. The Results A stunning, updated look and feel to many rooms of the home. We even renovated the existing, west-facing windows in the living room to enhance the view. 677 N. Osage Street Garden City, ID or remodelboise.com DURING The Challenge This homeowner wanted to add more living space to their home, and was looking to add a master bedroom addition over a detached garage while connecting the new space to the existing home. The Vision Planning the new space over the garage involving not only bedroom and closet layout, but also creating a new stair access from the original 1st floor of the home. An old metal spiral staircase was replaced with a new, open concept stairway allowing easy access for moving furniture in and out of the new master bedroom. The Solution Created a beautifully spacious master bedroom with generous closet and bonus storage space. The new stairway maintained a light airy entry space on the first floor and created added floor space to the original 2nd floor small loft area. The Results Added more living and storage space, all seamlessly connected with the rest of the home. 8 AFTER

17 AFTER The Challenge The homeowner wanted to add approximately 215 square feet of space to their home s garage storage area, laundry room and walk-in pantry. The Vision Expand the storage, laundry and pantry spaces while adding new, more modern finishes. The Solution The existing interior 300 square feet of kitchen & dining areas were also remodeled with new finishes throughout. A new staircase off the existing balcony was constructed to the link the upper level spaces to the picturesque backyard. The Result With the addition, the home has added a significant amount of storage room. The addition of the staircase also helped to better connect the home and yard. BEFORE 2310 E.
