1 Site 1: Roxy s Cleaners 395 Main Avenue Antfil Realty LLC SBL #: Acres: 0.43 Current Use/ Status: The property is vacant and part of the NYSDEC State Superfund Program, Classification 04 properly closed but requires continuous site management and monitoring. Assessed Value: $184,528 Gross Floor Area (sq. ft): 4,500 Original Use: Dry Cleaners Current Use: Vacant Condition: N/A The site is located at the entrance to Wynantskill from Route 150 and directly across from CDTA Bus Stop for the 280 Troy/Albia Bus. Route 66 Meats & Smokehouse is located directly to the west of the site which was previously subdivided from the Roxy s Cleaners site. An auto body shop exists directly to the east of the site and was also subdivided from this site. A NYSDEC monitoring building exists in the back section of the Roxy s Cleaners site for continuous water monitoring and will exist on the site indefinitely. S: General Business The site was previously a dry cleaning business where hazardous waste was disposed of on site from 1959 to The Town of North Greenbush formed a water district and extended it to the site in 1997 to mitigate contamination. Tetrachloroethylene (PCE) was detected at a concentration of 1,370 ppb, exceeding the guideline of 5 ppb. Onsite monitoring wells, show PCE is decreasing overtime. Soil vapor intrusion was present and three vapor mitigation systems were installed in The NYSDEC has stated that the site can be used for a commercial business as long as the ground is not disturbed. Once the ground is disturbed the level of contamination will need to be determined and actions will need to be taken in order to clean up the site to NYSDEC standards. The public expressed interest in developing the site as a mixed use development with businesses on the first story and apartments on the second story, as well as an alternative site for a new Town Hall and Library other with mixed use structures.

2 Site 2: Route 66 Meats & Smokehouse 195 Main Avenue SBL #: Acres: 0.28 Route 66 Meats & Smokehouse LLC BG- General Business Current Use/ Status: The site is being used as a specialty meats business where you can buy goods or bring in your own meat to be cut. Since the property was subdivided from the Roxy s Cleaner site it is part of the NYSDEC State Superfund Program, Classification 04 properly closed but requires continuous site management and monitoring. Assessed Value: $132,830 Current Use: Commercial Food Services The site is located right at the entrance to Wynantskill from Route 150 and directly across from CDTA Bus Stop for the 280 Troy/Albia Bus. Roxy s Cleaners exists directly to the east, and was previously subdivided to form this existing parcel. S: General Business The dry cleaners site use to encompass this site as well as the auto body shop. As part of the public outreach, the owner expressed support of utilizing the site for mixed use development and as a gateway into Wynantskill. The Route 66 Meats & Smokehouse would be incorporated into one of the new mixed use spaces.

3 Site 3: Wynantskill Service Center 401 Main Avenue Antfil Realty LLC SBL #: Acres: 0.50 Current Use/ Status: The property is currently used as an auto body service center. Since the property was subdivided from the Roxy s Cleaner site it is part of the NYSDEC State Superfund Program, Classification 04 properly closed but requires continuous site management and monitoring. Assessed Value: $140,377 Current Use: Car service and repair business The site is located at the entrance to Wynantskill from Route 150 and directly across from CDTA Bus Stop for the 280 Troy/Albia Bus. The Roxy s Cleaners site exists directly to the west of the property; the site is a known contaminated site with the NYSDEC and currently houses a monitoring building in the back of the property for the monitoring of contaminants in the ground water. To the east is the Jack & Jill Daycare. S: General Business The dry cleaners site use to encompass this site as well as the meat shop site. Hazardous waste was disposed of on the Roxy site from 1959 to The Town of North Greenbush formed a water district and extended it to the site in 1997 to mitigate contamination. Currently, G & J Auto operates out of the structure located on the site. Assessed Value: $130,566 Year Built: Current Use: Auto Body Shop The parcel is located at the entrance to Wynantskill from Route 150 and has access to the CDTA Bus Stop for the 280 Troy/Albia Bus down the road. The site is located at the corner of Main Avenue and Route 150. The Wynants Kill borders the southern portion of the parcel and to the west a fishing dock exists for residents to use. S: Single Family Residential This site is listed as a Super Fund site on the North Greenbush tax rolls because of its proximity to the Roxy s Cleaner site across the street. The site is not listed on the NYSDEC website of contaminated sites nor is it listed as a Super Fund site. It would be pertinent to have this site removed from the tax rolls as a Super Fund site unless there is proof of contamination. G & J Auto is a viable business in Wynantskill and supported by the Town. However, as a key gateway into the hamlet the site is considered underutilized. The public has expressed interest in redeveloping the site as a mixed use gateway.

5 Site 5: Rock s Barber Shop 196 Main Avenue Antfil Realty LLC SBL #: Acres: 0.20 Current Use/ Status: The property is currently classified as General Business and has an operating business on site. Assessed Value: $61,132 Current Use: Barber Shop The site is surrounded by the G & J Auto parcel at the entrance to Wynantskill from Route 150 and has access to the CDTA Bus Stop for the 280 Troy/Albia Bus. The Wynants Kill borders the southern portion of the parcel and to the west a fishing dock exists for residents to use. S: General Business, Vacant Land & Residential This site is listed as a Super Fund site on the North Greenbush tax rolls because of its proximity to the Roxy s Cleaner site across the street. The site is not listed on the NYSDEC website of contaminated sites nor is it listed as a Super Fund site. It would be pertinent to have this site removed from the tax rolls as a Super Fund site unless there is proof of contamination. The site is underutilized as a gateway parcel into the hamlet and the corridor. The public meetings focused on redeveloping this area into a mixed use development.

6 Site 6: Town Offices 138 Main Avenue Town of North Greenbush SBL #: Acres: 5.60 Current Use/ Status: The property is currently classified as General Business and houses the Town of North Greenbush Offices. Assessed Value: $3,147,547 Original Use: School Current Use: Town Offices The property has access to Douglas Street and Dodge Street on either side of the parcel. Main Avenue runs directly to the south of the building and is a main thoroughfare that goes to Troy to the west and Poestenkill to the east. The CDTA Bus Stop for the 280 Troy/Albia Bus located within walking distance of this parcel. This parcel used to be a school which was then converted into Town Offices for the Town of North Greenbush. Public meetings are held at this site. It also houses the Town library, has recreational fields outside as well as a playground and gazebo for summer concerts. N: Single Family Residential S: General Business The building was previously used as a school and in the late 1980s; the school was converted into offices for the Town of North Greenbush. General Business is permitted for this site, but its current use is considered underutilized. The school is old and is not functioning properly as a Town Office. Another use for the structure should be explored or redevelopment of the lot to improve the facilities as a Town Office and recreational use should be explored. The public developed three alternative design scenarios for this site. One was to keep the current structure and to redevelop the outside recreational spaces and green space. Two was constructing a brand new Town Office and Library and redeveloping the entire lot as a whole. Three was utilizing the site for mixed use and developing the structures within the proposed mixed use gateway at Main Avenue and Route 150.

7 Site 7: Wine-Skill Liquor 130 Main Avenue Angelo Nicoletta SBL #: Acres: 0.56 Current Use/ Status: The property is currently classified as General Business and has an operating business on site. Assessed Value: $61,132 Current Use: Barber Shop The site is located to the north of an existing pedestrian bridge that runs over the Wynants Kill. The parcel is located on Main Avenue next to an existing gas station to the east and a small building used by a landscaping company to the west. & Single Family Residential S: Vacant Land & Single Family Residential Previous environmental and land use history for this site is unknown. Although the business is doing very well along the corridor the site is considered underutilized due to its proximity to the pedestrian bridge. The current owner has plans of redeveloping the parcel into a restaurant or food business with an outside patio overlooking the Creek. It would work two fold with the redevelopment plans of the vacant lot across the Creek into parkland and would create a safer environment.

Assessed Value: $61,132 Current Use: Barber Shop The site is located to the north of an existing pedestrian bridge that runs over the Wynants Kill. The parcel is located on Main Avenue next to a single family residence to the west and a liquor store to the east. & Residential S: Vacant Land & Single Family Residential W: Single Family Residential Previous environmental and land use history for this site is unknown. The parcel has had multiple occupants over time. The current owner also owns the adjacent liquor store, and has plans of redeveloping the parcel into a mixed use parcel with business space on the first floor and apartments on the second floor overlooking the Creek. It would work two fold with the redevelopment plans of the vacant lot across the Creek into parkland and would create a safer environment.

Doakmajian SBL #: Acres: 1.43 ; RS Single Family Residence Current Use/ Status: The current land use for the site is a mix of General Business and Single Family residence. The site is currently owned privately and is an undeveloped wooded lot. Municipal water and sewer. Assessed Value: $18,868 Stories: N/A Current Use: Undeveloped lot Condition: Vacant land The northern section of the parcel runs along the Wynants Kill with a pedestrian bridge that traverses the Creek for access to Main Avenue. The rest of the parcel runs along Russell Avenue, which is a culde-sac off of Marion Avenue, which is also part of a residential network of streets. S: Single Family Residential E: Single Family Residential W: Single Family Residential Previous environmental and land use history for this site is unknown. The parcel is currently owned by a private owner and would be a great asset for the hamlet as a park and trail system. Creating a park with picnic tables would be a community asset to tie in Main Avenue with the southern portion of residential housing. In addition, the site should be used to create a loop trail system that would cover the southern side of Wynants Kill and would ultimately connect to the Route 150 gateway. Creating a maintained trail system would also cut back on unsupervised activity in the area and would give the community more accessible green space.
