Meet growing demand for high-quality medical services More people insured through health care reform Growing senior population with increased medical needs Improve access to care for Citrus Heights residents - Nearly 5,000 patients living in Citrus Heights currently visit the Medical Office Building on Coyle Avenue they made 24,000 visits last year Provide seamless delivery of hospital and physician services - Mercy San Juan Medical Center and Mercy Medical Group 7
8 New Dignity Health Medical Office Building (MOB) Revised project is win-win for City and Dignity Health Searching for location for 8 years Coyle Avenue at capacity Ideal location main arterial (Greenback Lane); easy parking for patients and no parking impact to neighbors Proximity to Mercy San Juan Medical Center is important for physicians who see patients both in their office and in the hospital Yes, we looked at those other sites Orchard Supply, Stock Ranch, Capital Nursery, others Square footage, parking, zoning and cost all considered for MOB operations We are excited to provide a truly beautiful, state-of-the-art facility for local residents 8
9 Meeting medical needs of Citrus Heights and beyond New Medical Office Building expands family primary care and specialty services for the community 50 new providers in addition to 50 providers now on Coyle Avenue, with services grouped to meet needs of patients. For example: Family practice, internal medicine, rheumatology, etc., in new location Surgical specialities, NeuroSurgery, etc., remaining on Coyle Avenue for easy hospital access 9
10 Respecting privacy of neighbors Typical business hours, 8 a.m. to 5 p.m., Monday-Friday Limited evening/weekend hours Window blinds drawn and tilted in exam rooms to ensure privacy and light control New plants along residential fence line will grow up to 25 feet to provide additional privacy 10
11 Making an investment in the community Medical Office Building provides long-term, high-paying jobs and vital services 50 new providers and 120 additional support staff Short-term construction jobs and more than $15 million into the local economy will result from project construction (plus another $15 million in tenant improvements and equipment) Staff and patients who visit the MOB daily will bring new business into Citrus Heights across all sectors from restaurants to retail to finance 11
12 Maintaining positive relationship with Citrus Heights Honor heritage of Citrus Heights and Fountain Square in project design elements Dedicate area for roses, keep palm trees, install commemorative plaque Honor community with interior design Collaborate with local artists Provide opportunity for local business owner to run coffee café in lobby 12
13 We Heard You Responding to Community Dignity Health listened to neighbors and made changes to the project in response to concerns. Since the original project was submitted in August 2013, we have: Incorporated elements to honor community heritage, including dedicated area of roses at the main entrance. Decreased the overall project size. The original project had two buildings totaling 93,000 sf. The revised project is only one building at 68,727 sf. Decreased the amount of glass on the building to help reduce glare. By making the footprint wider and less elongated, there is less glass used. Increased planting adjacent to all residential areas to increase privacy; existing shrubbery will be removed as necessary along the west property line and replaced with new evergreen plants that will grow to be 25 feet tall. Added more landscaping throughout project. 13
14 We Heard You Responding to the Community Since the original project was submitted in August 2013, we have: Relocated the main circulation drive aisle away from the west property line to reduce traffic flow behind residential neighborhood. Relocated the medical parking away from the north property line Redesigned driveways to lessen impact on surrounding traffic patterns Revised parking plans Increased the number of handicapped/ada parking stalls Added more parking for city (Community Center and secured police parking) Provided ample on-site parking to prevent any negative parking impact to neighborhoods 14
15 We Heard You Responding to the Community Since the original project was submitted in August 2013, we have: Committed to install LED parking lights, which reduce the number of overall light stands and reduce energy consumption. Committed to make the parking lot solar ready for the ability to install solar panels at a lower cost in the future, based on the results of feasibility studies. This involves conduit run throughout the parking lot that feeds back to the building to enable solar panel use in the future. Built to LEED Silver standards for sustainability. 15
