4 Situation and Communications The village of Norton lies in unspoilt countryside famous for fruit orchards and market gardening. The village contains a village hall, a parish church and public house with many lovely local walks to choose from. The village lies close to the Blossom Trail named after the many fruit orchards laden with spring blossom. The village has an eclectic mix of architectural styles, some of which date back to the sixteenth century with black and white timbers and thatched roofs. Part of the village forms a conservation area. There is a good choice of farm shops in the locality which sell local produce. Nearby historic Evesham (3 miles) is centred around the River Avon with a delightful riverside park and picturesque Abbey with shops catering for day to day requirements including an M&S food outlet and a Tesco store. The larger centres of Worcester, Cheltenham and Stratford-upon-Avon provide a wider range of shopping and cultural facilities. Birmingham is 28 miles away and offers an excellent selection of stylish stores and restaurants. A farmers market is held in Evesham s historic Market Square on the fourth Friday of every month. Evesham is home to many annual events including a fishing contest, a hot-air balloon festival, a regatta and a river festival which features illuminated boats. The Regal Cinema is a restored art deco building which hosts mainstream and arthouse films as well as a broad range of events including lectures and live performances. Founded in 1863, Evesham Rowing Club on the banks of the Avon welcomes social members as well as sports members. Nearby Bretforton holds an asparagus festival at the end of every May in the courtyard of the National Trust owned Fleece Inn to auction off the finest crops of asparagus to raise funds for the village silver band. The Cotswolds, the largest Area of Outstanding Natural Beauty in England, is within easy driving distance. For the sporting enthusiast there is hunting with the Worcestershire and North Cotswolds, horse racing at Cheltenham, Stratfordupon-Avon, Warwick and Worcester, County Cricket at Worcester, Premiership Rugby at Worcester and Gloucester and golf at Fladbury, Bishampton and Broadway. There is a canoe club in nearby Fladbury catering particularly for the young and is one of the most successful in Britain. Theatres are to be found in Cheltenham and Stratford-upon-Avon, including the renowned Royal Shakespeare Company. There is excellent schooling in the area, with high achieving state and private schools at Worcester, Stratfordupon-Avon, Cheltenham and Malvern. The village is within the catchment area for Prince Henry s High School which has academy status and is rated as Outstanding by Ofsted. The M40, M42 and M5 motorway network provides swift access to London, the Midlands and the South West. Railway stations are at Pershore and Evesham with direct trains into London Paddington.
5 Ashmore House Ashmore House is a beautiful, small country house possibly dating from the eighteenth century with later Victorian additions. The property was formerly a farmhouse and is built of painted red brick, and some local stone, with brick stacks and pretty casement windows under a welsh slate and clay tiled roof. There are projecting bay windows and a central vestibule with a fine front door with fan light above. The house sits centrally in its plot and enjoys an extremely private setting surrounded by delightful established gardens and grounds. Internally the property is exceedingly well presented with the principal accommodation set out over two floors. The accompanying floor plans illustrate the layout of the rooms but in brief the principal aspects are as follows:- Entrance hall with impressive tiled floor, attractive staircase and fine cornicing. Well-proportioned and charming double aspect drawing room with excellent ceiling height, French doors leading onto a gravel path and an open fireplace with pine surround and slate hearth. Formal dining room with open fireplace with pine surround and marble slips and hearth and bay window with French doors. A most attractive sitting room with bay window. Situated to the rear of the property is a charming farmhouse style kitchen with an extensive range of pine fronted units by Hatt Kitchens, deep polished granite work surfaces, Belfast sink, handmade tiled splashbacks, built in microwave oven, dishwasher, refrigerator and two side by side electric ovens with halogen hob above. Terracotta tiled floor and ample space for breakfast table and chairs. Built in pine dresser with drawers and glazed cupboard doors. A pedestrian door links to a rear terrace on the south side of the property. Situated off the kitchen is a utility with separate boiler cupboard housing the pressurised hot water system. Situated to the south side of the property is a pretty garden room with large bay window having terracotta tiled floor and exposed timbers. Large home office with lias flagstone floor, ceiling beams and former fireplace. From the inner hall an ancient boarded door provides access to a cosy snug with brick built fireplace. Accessed from the first floor landing is a substantial double aspect master bedroom with en suite shower room. The bedroom enjoys a most pleasing aspect over the formal garden. There are four further double bedrooms, some with exposed timbers, each with a differing aspect and style. There is a substantial double aspect family bathroom being fully tiled with separate shower cubicle, panelled bath, pedestal wash hand basin, WC and oak linen cupboard. A charming mezzanine with exposed trusses, balustrade and built in cupboards housing the hot water cylinder, providing a quiet area for reading. A further staircase provides access to bedroom six on the second floor. This is a large room with a double aspect and exposed purlins and trusses to the gable end. Off a short landing is access to an attic room which is used as a luggage store. Outside The property is approached through a pair of substantial stone pillars with ornate wrought iron gates along a well maintained, shared gravel drive with hornbeam hedges and silver birch trees under-planted with shrubs. The drive, which is in the ownership of Ashmore House, terminates in a gravelled forecourt to the front of the property. A spur in the drive provides access to a brick built single garage, with traditional timber doors, beneath a pitched and tiled roof. Attached at the rear of the garage is a range of useful garden stores. Other outbuildings include pretty red brick built stores set around a paved terrace providing further general storage. There are two stables with original mangers currently used as machine stores. Ancient trees include a fine holm oak, cedar of Lebanon and yew. There is a small railed paddock adjoining countryside discretely set away from the property to the north.
6 Gardens and Grounds The quintessentially English gardens and grounds, which are partly walled, are a delightful feature of the property and have been created by the current owners. The gardens are laid out as a series of rooms, each with a different orientation. The principal areas of the garden are described as follows:- Formal garden lying to the east of the property includes a gravel pathway widening to a terrace outside the dining room and a fine lawn with two parallel deep herbaceous borders, established topiary, ornamental robinia and two ailanthus trees. Steps at the far end provide access to a gravelled path linking to an informal garden with gently undulating lawns dotted with ornamental trees set within a framework of tall hedges and a mellow red brick wall with climbing roses. The garden lying directly to the front of the property is bisected by a shrubbery and an archway of roses providing access to a lawn containing ornamental trees. A south facing pond garden lies to the rear of the property and incorporates a small rectangular, ornamental pond with fountain and paved surround. This garden is enclosed by the adjoining barns and a stone paved terrace which provides an attractive area for outside summer dining. An archway between the two stables gives access to a delightful walled garden with three pairs of wrought iron gates set into deep walls. A fine lawn flanked by deep herbaceous borders and steps lead up to the informal garden. GENERAL INFORMATION Local Authority Wychavon District Council.
