3 General INTRODUCTION This section gives a description of each of the Shell building services installed by Dodd Group (Midlands) Limited to the new distribution centre known as Project Thunderbird 2 at Islip Furnaces Industrial Estate off Kettering Road, Thrapston, Northamptonshire NN14 3JW for the principal contractor; Sir Robert McAlpine Limited. This section of the manual should be read in conjunction with the plant data sheets in section 2.02 of this volume, the issued manufacturers technical information and the works package 5000 as built drawings. 4 General GENERAL DESCRIPTION OF WORKS The services installed under this works package ref; WP 5000 are the mechanical and electrical Shell Works to the new 92,902m2 distribution centre located in the Islip Furnaces Industrial Estate, off Kettering Road, Thapston. The new distribution unit incorporates warehousing with HGV loading docks, level access doors and office space. The new distribution centre is a 16m high steel frame construction building. Proprietary panel curtain wall generally forms the perimeter external wall. Three storey office accommodation is formed at one end of the building with the majority of the building single height to the eaves with multiple ground floor access doors for loading/unloading. The principal contractor for the project was Sir Robert McAlpine Limited, with the Shell Works services installation undertaken by the Dodd Group (Midlands) limited. The main M&E services were installed separate to these works under a main fit-out package by others. The works (WP 5000) undertaken by the Dodd Group (Midlands) Limited comprised of the provision of the following: Incoming mains cold water (For fit-out by others) Incoming fire mains cold water service Incoming natural gas service (For fit-out by others) Incoming mains 11kV HV power supply to RMU Supply & installation of 2 No. HV/LV transformer units Supply and installation of LV switchgear ( 2 No. locations) LV sub-main distribution to LV distribution boards for external lighting External lighting Earthing system installation Lightning protection system Continued Dodd Group (Midlands) Limited Page 4
5 General DESIGN CRITERIA Mechanical Services The specified design conditions are as follows: External Design Temperature (Winter) - Heating -5 o C 100% Sat External Design Temperature (Summer) 28 o C / 20 o Cwb The incoming mains cold water service is buried/insulated to limit the incoming mains water temperature to no more than 2 o C above the incoming temperature at the outlet. The incoming mains cold water service is fitted with a BREEAM specified water leak detection system. External fire hydrants have been provided to the requirements of the local fire authority, building control officer and in compliance with BS Dodd Group (Midlands) Limited Page 5
6 General DESIGN CRITERIA Electrical Services The electrical engineering services design criteria are listed below: Electrical services & plant design life of 25 years minimum. 7 General DESIGN CRITERIA Continued The lighting levels within the Shell Works package have been designed to meet the recommendations of the addendum to CIBSE Design Code for Lighting 2006, BS8026 Part 2 and the BRE Site Layout Guide. 8 Public Health Services MAINS COLD WATER SUPPLY The installation of a complete mains cold water pipework distribution system has been carried out as part of these works and included the installation of a new incoming mains cold water supply from the south boundary of the site. The mains cold water service is installed in blue medium density polyethylene (MDPE) pipe and is routed below ground from the southern boundary to the Anglian Water DUO meter located adjacent to the south façade of the building. A BREEAM accredited leak detection system has been provided to monitor the main Anglian Water Duo meter and the point of entry meter readings. In the event of a predetermined discrepancy (adjustable) being detected the leak detection system, which can be interfaced with the BMS, an alarm is raised. The installed, below ground blue MDPE pipework is to BS 6572 and stamped with the BSI number and kitemark to WIS Isolation valves have been installed as indicated on the record drawings to facilitate local maintenance operations. The mains cold water service is branched 180mm before the Anglian Water DUO meter and fitted with an isolation and double check valve to serve the fire mains service. See following for the details of the fire mains service pipework and connections. The mains cold water service (MCWS) rises in stainless steel, in the building on gridline 1,N and converts to 108mm dia copper to form a MCWS header. The rising MCWS pipework is fitted with a stop tap, a double check valve, a 25mm drain point, the point of entry water meter, a 25mm dosing point and an automatic air vent at high level. Valved branches are connected to the MCWS header and these serve the following areas: 54mm dia Tenant offices 54mm dia Hub office/ Amenity block 54mm dia Fuel island, vehicle wash & recycling unit Each separate service branch installed under these works rises in the area served, where it converts to copper service pipe is fitted with a stop tap, a point of entry pulsed water meter and is capped off. 9 Public Health Services MAINS COLD WATER SUPPLY Continued All above ground mains cold water service pipework is installed in stainless steel tubing and is stamped with the BSI number and kitemark. The complete system has been earthed in accordance with the current IEE Regulations. The mains cold water service was chlorinated in accordance with BS 8558 by the water cleaning specialist prior to completion. The pipework jointing system employed is electro-fusion welding carried out on site by the specialist installer Woodford Corpus Limited Tel For full installation and technical details of the incoming mains cold water service pipework and the associated fittings refer to the manufacturers literature in section 2.01 of this manual. 10 Fire Mains Service INCOMING FIRE MAINS SUPPLY The installation of a fire mains supply pipework distribution system has been carried out as part of these works and is served by a valved 180mm branch off the incoming mains cold water supply. The fire mains supply is installed in medium density polyethylene (MDPE) pipe and is routed below ground from the isolation valve and double check valve assembly located in a pit on the south façade of the building. This below ground service is routed along the south façade of the building to serve the two sprinkler system water storage tanks and the fire hydrants pump set that have been installed under these works by Protec see section following. The complete sprinkler system including the water storage tanks has been deisgned, supplied and installed by others as part of a separate fit out contract. The installed, below ground blue MDPE (medium density polyethylene) pipework is to BS EN and stamped with the BSI number and kitemark. The fire mains service (FMS) rises in the fire hydrants pump house located on the west façade of the building and serves the following valved connections: 54mm dia Sprinkler tank No. 1 (capped) (125mm MDPE) 54mm dia Sprinkler tank No. 2 (capped) (125mm MDPE) 54mm dia Fire hydrant tank No. 1 54mm dia Fire hydrant tank No. 2 All above ground fire mains service pipework is installed in copper tubing to BS EN 1057: grade R250 guaranteed free of carbonaceous film and stamped with the BSI number and kitemark. The complete system has been earthed in accordance with the current IEE Regulations. The fire mains service was chlorinated in accordance with BS 8558 by the water cleaning specialist prior to completion. 12 Fire Mains Service FIRE HYDRANT PUMP SET The installation of a fire hydrant pump system has been carried out as part of these works by the specialist installer Protec Limited Tel: The fire hydrant pump system has been designed and installed by the specialist installer to provide a minimum flow rate of 1500 litres per minute as BS9990: The installation consists of two externally mounted water storage tanks of 43,000L nominal capacity and a single storey GRP pump house containing an electric fire pump, a standby diesel driven fire pump and the associated equipment. Each 4.6 high x 3.8m dia galvanised steel water storage tank is fitted with: 1mm thick EPDM liner Access ladder & safety cage Top mounted inlet ball valve housing 100mm overflow and 25mm warning pipe 200mm flanged outlet connection 50mm drain Manhole access Tank contents gauge 3kW immersion heater An 80mm dia piped delivery circuit has been installed back into the top of one of the water storage tanks to facilitate testing of the fire pumps. The fire hydrant main is maintained by two automatic pumps which act as duty/standby and are automatically primed at all times. The pumps are independently driven from two separate supplies, one being fed by an LV electrical supply and the second pump is a self-contained diesel driven pump. The pumps are designed to maintain a min flowrate of 1500L per minute for a min period of 45 minutes in compliance with BS 9990: For full installation and technical details of the fire hydrant pump system refer to the manufacturers literature in section 2.01 of this manual. 13 Fire Mains Service FIRE HYDRANT RING MAIN The installation of a 150mm dia fire hydrant ring main has been carried out as part of these works by the specialist installer Woodford Corpus Limited Tel: The installed, below ground blue MDPE (medium density polyethylene) fire hydrant pipework is to BS EN and stamped with the BSI number and kitemark. To assist future location/tracing of PE pipework, a marker tape has been placed along the line of the installation approx. 150mm above the top of the buried main. The fire hydrants installed are 80mm NB type 2 to BS 750 and are installed in below ground hydrant chambers (by others) fully in compliance with BS 9990: 2006 and are generally located so as not to be obstructed by parked vehicles etc. Isolation/drain valve pits have been provided to allow periodic maintenance and sectional isolation of the fire hydrant ring main. The fire hydrant pipework was chlorinated in accordance with BS 8558 by the water cleaning specialist prior to completion. 14 Natural Gas Service INCOMING MAINS GAS SUPPLY The installation of a complete mains gas pipework distribution system has been carried out as part of these works and included the installation of a new incoming mains gas supply from the existing utility gas main located on the Kettering Road on the northy boundary of the site. The new 250mm dia mains gas service is installed in yellow medium density polyethylene (MDPE) pipe and is routed below ground from the utility provider s incoming gas meter located just inside the north boundary of the site adjacent to the entrance. The installed, below ground yellow MDPE pipework is to BS 6572 and stamped with the BSI number and kitemark. Isolation valves have been installed as indicated on the record drawings to facilitate local maintenance operations. The mains gas service rises externally on the east façade of the building on gridline 1,N and converts below ground to 200mm dia mild steel pipe. The gas pipe enters the building at 1000mm above FFL and is sleeved through the external cladding. The gas service installed under these works within the building is fitted with an isolation valve, 25mm test point, a sub-meter and is capped off. The complete system has been earthed in accordance with the current IEE Regulations. 15 LV Distribution INCOMING POWER SUPPLY The new 2,500kVA 11,000V electrical supply for the new distribution centre is provided by a private wire radial circuit from the distribution network operator s (DNO) connection point at the site boundary HV substation located adjacent to the site entrance. The 3c 95mm 2 copper core XPLE/SWA/PVC cable is routed below ground from the HV substation to the east transformer compound No.1 and then on around the building to the south transformer compound No.2 Transformer No.1 A ground mounted 1,250kVA ONAN transformer (ref: Tx1) direct coupled with a non- extensible RMU with VIP 300 protection and outgoing ACB cabinet has been installed in the transformer compound No.1 3x 4x 1core 500mm 2 XPLE/AWA/LSF LV & un-armoured CPC cables have been installed, via underground duct, from the HV/LV transformer (Tx1) and feed the LV switchboard (MSB1) located adjacent and inside the building. Transformer No.2 A ground mounted 1,250kVA ONAN transformer (ref: Tx2) direct coupled with a non-extensible circuit breaker with VIP 300 protection has been installed in the transformer compound No.2 3x 4x 1core 500mm 2 XPLE/AWA/LSF LV & armoured CPC cables have been installed, via cable ladder rack, from the HV/LV transformer (Tx2) and feed the LV switchboard (MSB2) located inside the building. A knock-off button has been installed adjacent to each main LV switchboard that will isolate the HV feed to the associated transformer unit when activated. 16 General LV Power MAIN LV SWITCHBOARDS Main LV Switchboard (MSB1) The LV switchboard (MSB1) is located in the ground floor switchroom within the building adjacent to transformer compound No.1 This switchboard is compliant with BS EN , having internal separation to form 4, Type 6, sheet steel cubicle, stationary type to IP31 with a paint finish to BS381C RAL The switchboard is a floor standing composite unit, with top entry and top exit, cable ways with front access. The switchboard can be extended as required by additional sections via busbar connection. A 2,000A bus coupler, locked open has been provided within the switchboard for tenant connection. This switchboard includes a 2,000A ACB incoming device on the main incoming LV supply from the adjacent HV/LV transformer (Tx1). This device is a motorised unit for automatic operation. The wiring and controls of this unit are by others as part of the fit out works under separate contract. The switchboard is fitted with the facility for future power factor correction to be installed. Transient voltage/surge protection has also been installed to the switchboard. Please refer to the Schneider Electric literature in section 2.01 of this volume for the switchboard technical details. An 800A and G59 isolation has been provided within the switchboard and connected out to a suitable isolation switch for the installation (by others) of the photovoltaic (PV) system to feed power into the LV distribution system. The switchboard incorporates a metering arrangement for monitoring the incoming supply. 17 General LV Power MAIN LV SWITCHBOARDS Main LV Switchboard (MSB1) Continued The main LV switchboard incorporates the meters for all outgoing ways serving the designated supplies. All meters feature Modbus output via RS485 interface for remote (BMS) monitoring. The BMS and monitoring system installation are by others and form part of the separate fit out contract. The switchboard has been designed to accommodate the installation (by others), of a standby generator. This includes the space to accommodate phase failure relays, interlocks etc. between the LV switchboard s incoming ACB and the standby generator incoming ACB. For full technical and operating details for the LV switchboard refer to manufacturer s literature in section 2.01 SCHNEIDER ELECTRIC. For the switchboard technical details refer to plant data in section 2.02 of this volume. Refer to electrical drawings in section 2.03 for electrical services layouts and schematics. 20 General LV Power SUB-MAIN DISTRIBUTION From each of the two main LV switchboards, LV SWA sub-main cables are routed via cable tray or if located external to the main building via in-ground ducts to serve the associated final distribution board or mechanical plant isolator. All non-essential wiring is in CU/XPLE/SWA/LSF copper cored cable to BS5467 installed on cable tray generally complete with separate protective conductors. All essential life safety equipment is wired in BS fire rated FP200 cable with red colour outer sheath. See section 2.02, plant data sheets for the distribution board schedule and refer to the as built LV distribution schematic located in section 2.03 of this volume for the indicated cable size, layout and position of all installed equipment. The sub-mains distribution cabling has been installed as indicated on the drawings located in section Refer to section 2.06 for the cable test records. Dodd Group (Midlands) Limited Page 20
21 General LV Power CABLES & CONTAINMENT The installed containment system generally distributes horizontally and is installed symmetrically aligned in relation to the building structure and consists of cable ladder rack, sub-mains cable tray and power/lighting cable galvanised trunking system. Conduit, where installed, is galvanised steel conduit for general lighting & power distribution. The cables for lighting circuits are a minimum of 1.5mm 2 cross sectional area (CSA) and for single phase (240V) power circuits are a min of 2.5mm 2. For three phase (415V) supplies the minimum cable size is 4.0mm 2. All cable trays are of galvanised steel construction, installed horizontally or vertically on unistrut or similar to provide a 25mm minimum space between tray and structure. All cables are cleated or clipped throughout their length. The tray has been extended vertically for changes in height. All cable trays have been bonded to the earthing system. Cables are contained within MDPE ducts or laid in the soft ground where the route passes through an external space. Suitable identification tape has been laid along the cable route in soft ground approx. 150mm above the cable position. Dodd Group (Midlands) Limited Page 21
22 General LV Power FINAL DISTRIBUTION BOARDS The distribution boards installed under the shell works package 5000 are TP&N type B to BS EN 60439, wall mounted and located as indicated on the as built drawings and serve the following areas: From MSB1: DB-EX1 External lighting & power DB-FLT Fork lift charging DB-EX2 External lighting & power DB-EX3 External lighting & power From MSB2: DB-EX2 External lighting & power DB-EX3 External lighting & power DB-HPH Hydrant pump house lighting & power Each distribution board includes an integral switch disconnector on the incoming side of the board. The board provides sub circuit protection to each of the installed final circuits using miniature circuit breakers, MCBs and in some cases residual current devices, RCDs. MCBs used are type B for power circuits and type C for the lighting circuits. The distribution board has a capacity for future load of 25% and has 25% spare outgoing ways for possible future cabling extension. Refer to the as built drawings located in section 2.03 for the location, layout and connection details of the LV distribution. Distribution board schedules and circuit test sheets are located in section 2.06 of this volume. 23 External Lighting EXTERNAL LIGHTING INSTALLATION The external lighting system has been designed, supplied and installed to be compliant with planning requirements, Institute of Lighting Engineers Guidance Notes, Park Safe requirements and to provide a safe environment for the staff and visitors arriving or leaving the distribution centre site on foot, cycle or by motor vehicle after dark. Luminaires have been installed in the positions as shown on the record drawings. The lorry service yard and staff car parking is illuminated by a combination of column mounted and building mounted luminaires manufactured by Edge Lighting Limited. Individual areas of external lighting are wired on their own separate circuit from the associated external lighting distribution board. External lighting is controlled via a photoelectric sensor and multi-channel time switch linked to contactor controls at each distribution board location to energise and de-enegise the lighting circuits automatically. The photoelectric sensor is set to ensure that the external lighting is OFF when sufficient daylight levels are available. Manual override switches enable day time testing of the external lighting. Lamp types have been selected for their efficacy, colour rendition and longevity to ensure an efficient lighting solution with a reasonably predictable maintenance regime for usual operation conditions. All luminaires have been earth bonded in accordance with the IEE wiring regulations. Where luminaires are served by cable in conduit, the luminaires are bonded by a separate insulated earth continuity conductor between the earth terminal in the luminaire and the earthing point of the containment system. Refer to the manufacturer s literature in section 2.01 for the luminaire manufacturer s full operating, technical and maintenance information relating to the external lighting EDGE LIGHTING Refer to the plant data sheet in section 2.02 for details of the external luminaires. 24 Lightning Protection & Earthing EARTHING SYSTEM. Description The earthing installation has been carried out in compliance with the requirements of BS7430, the Electrical association document ref: EA41-24 and the general requirements of the IEE Wiring Regulations. The general earthing system at the point of entry to the installation within the building is a TN-C-S system. A HV/LV earth nest has been installed on the east side of the building. This consists of four 3600x16mm earth electrodes connected by 25x3mm copper and linked back to the LV switchboard (MSB1) main earth bar. A HV/LV earth nest has been installed on the south side of the building. This consists of four 3600x16mm earth electrodes connected by 25x3mm copper and linked back to the LV switchboard (MSB2) main earth bar. A generator earth nest has been installed on the east side of the building. This consists of four 2400x16mm earth electrodes connected by 25x3mm copper and linked back to the LV switchboard (MSB1) main earth bar. A generator earth nest has been installed on the south side of the building. This consists of four 2400x16mm earth electrodes connected by 25x3mm copper and linked back to the LV switchboard (MSB2) main earth bar. The earthing and bonding consists of LV system earthing, equipotential bonding of incoming services. The supplementary bonding has been carried out in compliance with the requirements of BS 7671:2008. Earth disconnection test points have been provided at the main earth bars adjacent of the two main LV switchboards. Protective conductors have been installed between equipment earthing terminals and the main earthing terminals. Refer to the manufacturer s literature in section 2.01 for the specialist installer s full operating, technical and maintenance information relating to the earthing system THUNDERBOLT TEST & MAINTENANCE LIMITED Refer to the plant data sheet in section 2.02 for details of the earthing installation. 25 Lightning Protection & Earthing LIGHTNING PROTECTION SYSTEM. Description The lightning protection system is as detailed on the record drawings and is installed in compliance with BS EN 62305, BS 7430, BS EN and BS EN The system was installed by Thunderbolt Test & Maintenance Limited, Nottingham Tel: The purpose of the lightning protection system is to ensure the safety of the occupants and to minimise the effects of a lightning strike to the building by safely conducting the discharge to earth without side flashing. The air termination network is formed by the metal roof covering. On the roof areas all metal supports, equipment, handrails, ducts and roof mounted plant are bonded to all metallic roof items to provide a proven continuous path. The air termination network system is earthed through multiple mechanical connections from the metal roof decking onto the top of each structural steel column. Earth termination points have been installed at 2m out from the perimeter of the base of the building and are mechanically connected by a 25 x 3mm PVC coated copper tape buried 600mm deep onto the bottom of each structural steel column. At each earth termination point an inspection pit with removable cover, containing a bimetallic test joint, has been provided with a tape to rod clamp connecting to the 2400 x 16mm copper earth rod.
