3 1. INTRODUCTION ABSA Building is a multistory building located at the corner of Fraser Street and Albertina Sisulu Road in Johannesburg, Gauteng (see Locality Map). The development comprises three buildings linked and accessible to each other on certain floors. Figure 1 - Locality Map The project brief, as issued by GFA, was to conduct an initial assessment of the building vertical transport infrastructure and systems and to provide recommendations regarding the repairs and renovations of the building. 1.1 Design Criteria and Specifications This project will be implemented in compliance with all the requirements of the National Building Regulations and SANS (All Parts). SANS 1543: Escalators and passenger conveyors SANS 1545: Safety rules for the construction and installation of lifts (All Parts). SANS 10360: The maintenance and repair of electric and hydraulic powered lifts, escalators and passenger conveyors 1.2 Scope of the Services Scheme Report This report deals with the vertical transport services to be implemented based on the existing systems and proposed architectural changes to the building. This report is based on a visual inspection only of the applicable service installation.

4 2. PROJECT SUMMARY 2.1 Project Description ABSA Building is a multistory building located at the corner of Fraser Street and Albertina Sisulu Road in Johannesburg, Gauteng. The development comprises three buildings linked and accessible to each other on certain floors. The building is currently mostly in use, with some of the higher levels not currently occupied. 3. INSPECTION The lift installation serving ABSA building comprises the following: Core 1: Albertina Sisulu Road Entrance: 1 off 10 Stop Basement -2 to 8 th Floor Passenger Lift 2 off 8 Stop Ground to 8 th Floor Passenger Lift These lifts were originally installed in 1949 and were modernised in The 10 stop lift was not operational at the time of our inspection. Core 2: Fraser Street Entrance: 1 off 9 Stop Basement -2 to 5 th Floor (including Mezzanine) Passenger Lift 2 off 7 Stop Ground to 5 th Floor (including Mezzanine) Passenger Lift The lifts were installed in 1986 and appear to be original (i.e. not modernised or upgraded). The lifts were not operational at the time of our inspection. 3.1 Albertina Sisulu Road Entrance Lifts Cars The lift cars appeared to be in fair condition though showing their age. The car ride was bumpy indicating misaligned / worn guide rails.

Figure 4 Scoured Car Doors Figure 5 Car Control Panel The call stations appeared to be operational on the lower floors but were not operational on 8 th floor.

A spares cupboard house spare parts and old parts kept for reuse but also appeared to be disorganized. The work desk was littered with old drawings and schematics not filed away or stored neatly. 7 The lift registration certificates appeared to all be present in the motor room. The Otis service records were in the room and indicate fairly regular servicing. According to the records a service was carried out on 16 October Figure 11 Lift Service Book Figure 10 Lift Registration Certificate The control panels were all unlocked and open. The panels were dirty and dusty with messy and unsafe wiring. The panels did not appear to comply with the regulations. Figure 12 Control Panel Figure 13 Unsafe Control Panel Wiring

8 3.1.3 Motor Room Ventilation and Fire The motor room is mechanically ventilated though the fan was not operational. Figure 14 Lift Motor Room Split Units - Indoor Figure 15 Lift Motor Room Fire Extinguisher The single motor room extinguisher had not been serviced since Fraser Street Entrance Lifts Cars The lifts at the Fraser Street entrance were not operational at the time of our inspection. The cars were not accessible as a result.

The door was broken and offered minimal protection to the room. The lift motor room is messy and dirty and does not appear to be well maintained. Spares and removed parts were littered across the floor making access dangerous. Figure 18 Lift Motor Room Figure 19 Removed Motor on Floor

11 The control panels were all unlocked and open. The panels appeared to mostly original. The panels were dirty and dusty with messy and unsafe wiring. 12 3.2.3 Motor Room Ventilation and Fire The motor room is mechanically ventilated though the fan was not operational. Figure 28 Lift Motor Room Fan Figure 29 Lift Motor Room Fire Extinguisher A single extinguisher was installed but the service date could not be ascertained.

13 4 RECOMMENDATIONS The remedial work required to the vertical transport systems is recommended and a high level budgetary cost for the remedial work is presented. 4.1 Lifts Remove and scrap existing lifts (in excess of 30 years old). Replace all lifts with new. Upgrade lift motor rooms and infrastructure.
