2 Key issues of urbanism and urban buildings What is the place we want, spatially? (can we draw it and if so how and what level of detail) What is location, sequence and quality of streets and public spaces? Is more connectivity with new streets, walkways, public spaces needed? What are the building typologies needed to frame and activate these streets and public spaces? Where are the building footprints located? Where are the front doors? What are the relationships (setbacks) to streets and public spaces, particularly (frontages) busier streets? What are the frontage types (detailed built form, land-uses and front doors)? Where does car parking and servicing go (behind something, if so what?) How much street activation is there to go around? What are visitor parking, service and rubbish removal access? What are the parking numbers needed to serve the development? Can we afford what we desire? (development intensity = car parking ratio / no of basements)

11 Planning is performance based, focused on land use rights, quantums of development (ie FAR, FSR, GFA, Plot Ratio, height), although many of these are quite prescriptive and interpreted that way, and built form (more abstract notions of setbacks driven by impacts and amenity to neighbours and street, as much as desired built form, type or character) Planning documents are more thematic than typological, eg Levels of assessment, precinct by precinct Built Form Heights Footprint, Bulk Building Placement and Bulk Setbacks Precincts, precinct by precinct lists of requirements Maximum Building heights table Maximum site cover table

40 The task of urban design is to present a compelling vision for a place, something that we all may want, not have to have, to address issues such as population growth, climate change etc etc. An urban design sensibility is a focus on places (outcomes) as much as process, but we all need to be on the same page.
