6 Contingencies Included Design/Estimating Contingency 10% of Construction. Will typically be consumed between Concept Design and completion of Construction Documents. Construction Contingency 5% of Construction. For use during bidding and construction issues, not caused by Owner or Others. Soft Cost Contingency 10% of Non-Construction. For Owner use to cover changes in non-construction costs such as consulting fees, permit costs, insurance, furniture, etc. May be used anytime after budget is fixed. Project Contingency 5% of All Costs. Also known as Owner Contingency, for Owner use to cover Owner requested scope changes, force majeure events, extreme weather, etc. Allocation: Contingencies are allocated across each project. Although represented in the current estimate as the same % for each project, a final allocation will have a higher % for renovation sites vs. new construction. 32 Middle School Campus Model changes between May and September The Early Childhood Center will be located at Edgewood (together with a 4-section per grade elementary school) in lieu of at Wayne Thomas, which will be demolished or re-purposed The changes listed here result in a 7-Building in lieu of an 8-Building Middle School Campus Model. This will result in operational and maintenance savings. 33 Included infrastructure improvements Building entries will be reconfigured to improve security All schools will be made ADA accessible Air conditioning and fire protection will be added to all schools Existing classrooms will be re-furnished with adaptable furniture systems Plumbing piping that is uncovered in the course of renovation work will be replaced Financial sustainability requires that existing school infrastructure challenges be addressed. The Middle School Campus model does so by including substantial infrastructure improvements to existing schools. Additionally, building maintenance identified in the District s recent facility analysis and master plan that is scheduled to be performed within the project s duration will be completed as part of the reconfiguration process. Estimating Process CONCEPT DESIGN SCHEMATIC DESIGN DESIGN DEVELOPMENT CONSTRUCTION DOCUMENTS BID The current concept estimate is one of several estimating and value analysis exercises that will be performed as the design is developed. This will assure that the budget is maintained and will afford opportunities for cost reduction throughout the process. Actual costs will be determined when the project is bid. Based on concept drawings prepared by the Architect and on estimates of probable construction cost prepared by the Construction Manager, the total Project Cost for the Middle School Campus Model will be about $198M.
