4 Location Although there are many creeks and rivers around the Cornish coastline, very few have such good deep water access or are as close to civilisation as this one. Pill Creek lies within the parish of Feock, one of Cornwall s eagerly sought after addresses and is only around 4 miles from the cathedral city of Truro. Truro has the widest range of facilities in Cornwall including supermarkets, excellent business opportunities, first class shopping, a wide range of highly regarded restaurants and bars, a cinema, theatre and exceptional state and private schooling. Truro is also an historic and attractive city with a mix of Georgian and Victorian properties lining its cobbled streets. There is a mainline railway station at Truro with direct links to London Paddington taking around 4½ hours, whilst road access is excellent to the A30 expressway which links to the motorway network at Exeter. Newquay Airport, at St Mawgan, offers flights to both London and other internal and international destinations. Quay House is quite simply one of the most idyllically situated properties around the south Cornish coastline, with 107ft. long frontage to the sheltered waters of Pill Creek which open onto the protected northern waters of the Carrick Roads (Fal Estuary). The house is believed to have once been owned by the nearby Trelissick Estate and has during our client s ownership been greatly enhanced and extended, very much in keeping with the style of the main house. The situation and facilities are a yachtsman s delight, as this part of Pill Creek is easily navigable at all but a couple of hours either side of low tide and the property s own quay can accommodate boats with a draft of around 5ft. at high tide. The creek opens onto the sheltered and safe northern waters of the Carrick Roads which are the perfect learning ground for many watersports along with being a fantastic environment for yacht and dinghy sailing. The Carrick Roads are quite rightly regarded as some of the finest sailing waters in the United Kingdom with many creeks, inlets, beaches and waterside villages to explore. There are deep water moorings available at nearby Loe Beach and marina facilities are available at Mylor and Falmouth, which are on the opposite side of the Carrick Roads to the exclusive waterside haven of St Mawes.

5 Within day sailing distance is the historic Fowey River flanked by Fowey and Polruan and, to the west is the Helford River and romantic Frenchman s Creek, made famous by Daphne du Maurier with its National Trust countryside lined banks. The many sailing clubs around the Carrick Roads hold regattas throughout the season with Falmouth Week being the jewel in the calendar s crown drawing in yachts from across the world. Quay House is perfectly placed to enjoy all of the wondrous sailing opportunities near at hand, including 107ft. of direct water frontage and a large stone built quay with steps down to the water. In addition the property owns the fundus in front of it down to mean low water allowing use of outhauls and moorings. The property The charm of the setting does not overshadow the desirability of the house with its high pitched slate roof, classic exposed stone elevations, thick cut slate window sills, multi paned windows with bricked lintels and its double fronted façade with later extensions. The house, which enjoys a great deal of privacy from its neighbour, fits perfectly with its surroundings. Slate paved sun terraces run across the creekside of the property feeling like an extension of the house during the summer months with the sitting room and sun porch opening onto them.
