3 N T C P Timeline March September Plan development October Plan approved by BOCC Regulatory recommendations implemented Land Development Code amendments adopted Architectural Review Board established 2006 and 2007 Preliminary planning and cost estimates developed for Town Center infrastructure and streetscape Improvements deemed too costly 2004 to 2013 Transportation and Bike/Ped recommendations folded into the county/region transportation planning process as appropriate May to September 2011 Regulatory recommendations updated LDC amended to remove architectural requirements Architectural Review Board disbanded TC-2 zoning area reverted back to previous residential zoning Today The underlying County land use and zoning requirements remain in place, supplemented by some standards that are unique to the Navarre area Heart of Navarre Overlay Zoning District TC-1 Zoning District

6 Town Center District Implementation of the Plan Recommendations General Approach to Creating the Town Center: The County would create the Infrastructure and Regulatory Framework that would enable private property development of the Town Center. - Infrastructure Framework: - Roads, stormwater, potable water, sewer, streetscaping, irrigation, sidewalks, bikepaths, public spaces - Estimated total cost: $39.7 million - Regulatory Framework (Land Development Code): - New zoning districts - Architecture and development standards
