2 merging off the downtown urban legacy link public corner BLOCK? Develop the space as a new downtown block or to save it as an empty space? In immediate contact to the Badel site there are three empty spaces: square, open market and the park. All three of them are very close but not connected, with obvious need to link them together, with some help of new development. THE NEIGHBOURHOOD BLOCK EXAMPLE The place which will serve as an agent for unconnected spots must have strength of attraction and act as a gravitation centre for the surrounding areas. It can be achieved by permeability and openness. From the west it is open toward the primary school across the street and toward the main pedestrian approach from the closest centre of the city, for which is assumed to be very frequent and primarily pedestrian, Martićeva street. From the south it is open on to the direction of Šubićeva street, open to the view from the important tram line, and on to the park crossroad. From the east it is open toward the market and to the closest approach from the square, with the potential to accommodate different activities compatible with the market (different sorts of small fairs, like antiques fair on Britanski square or some local delicacies fair and so one). PERMEABILITY The size of Badel site, at the moment, acts as a border between the frequent Vlaška Street and the market. Unusual and characteristic permeability between existing buildings of the block should be kept and underlined in new development. Threfore private spaces around existing buildings on the north side of the site should be cultivated with green and pedestrian passages. IN-BLOCK PUBLIC SPACE The Badel block is written in to the memory of Zagreb citizens as a place where Badel building exist, and also the Gorica building, both loaded with the time sediment full of different connotation. The two buildings are substantial icons and they need enough space around. The infill is pulled from the distillery. New empty space thus forms, together with openings toward surrounding area, a tissue of pedestrian passages and squares. Dimensions of these public spaces, with diversity of programs around, guarantee lively everyday social activity of the area. In front of the Gorica we propose the pedestrian street with the tram line, without cars, allowing better connections with the square. Street sides of the block are treated in the same way as the inner ones, both in facade design as well as functional disposition. 3

4 19 th century horizontal combined with 20 th century vertical HEIGHT OF THE BUILDING The Zagreb downtown block tissue is harmonious and continuous. The height of new interpolation is adjusted to the surrounding buildings, aligning the hight of the base with the corniche of existing buildings. INTRODUCTION OF THE VERTICAL DIRECTION The open public space which is achieved reduces the area disposable for the new program. The existing urban tissue in this area already has high rise; the wooden skyscraper, the Vitić skyscraper and the one on the site. The height of those buildings is just the proper maximum size possible in this area. More than this would be too high. We choose more smaller towers than one too high, as a solution affirmed in the existing examples, proved to be visually and socially sustainable. 4

On the contrary the area around the market is too frequent. Therefore southern part of the block is logical choice for residential use. The new breakthrough in the block, opposite to the school, is used to accommodate the new handball playground. The playground is for the school needs in the morning and early afternoon, and public later on. The building connected to the playground can easily accommodate one 50x25m pool, with associated recreational facilities. šubićeva street connection with south part of the, city, aeroport and tram line ground floors + this + part strictly for this part strictly for commerical use commercial use square CITY HOTEL The widest part of the block, also with characteristic view over the market, is use to accommodate the Hotel, but this interpolation shape also allows the home for elder people. Zagreb has insufficiencies in both contents. COMMERCIAL USE All the ground floors are planned for retail shops and places for informal gathering, like coffee houses, bars, restaurants, and clubs and similar. The three smaller buildings on the north side of the block are planned strictly for the other means of commercial use. 5

THE BADEL BUILDING CRAFTS DISTILLERY In the old building outer facade is kept, together with the southern inside part of the building, but in the main space is inserted the continuous wide meander - gallery, which ascends all the way up, overlooking central wider and higher space. The gallery should accommodate the series of smaller workshop spaces, inspired with the local small shop model with the work space at the back, and window shop at the front. It is conceived as contemporary version of an old Zagreb craftsmen workshops, which will be offered to new kinds of crafts developing in Zagreb at the moment, as well as for some old ones. The two last stories are turned into one central two storey hall that is designed for education, workshops and exhibition of the kind. The meeting point of the old tradition and the new trends will attract the tourist as well as inhabitants of Zagreb. THE GORICA BUILDING ART REFINERY The old building plan is inadequate to form enough open public space connected in a proper way with surrounding, which is main priority on the site. Only the characteristic front facade is kept, together with the part of the roof, and Gorica elephant sign, as a memento. The new addition is made mainly from transparent glass, penetrated with new floating boxes. Very similar like in the Badel building, boxes accommodate the series of well lit ateliers and studios, which will be offered to artists, curators and art historians of various practices, and will work as an incubator and production line of art as well with the aspects of communication, education and exhibition. 7

8 red colour Colouring of the Gorica and Badel facades into red is a provocative intervention tending to define the contrast in the relation of the new project and the ways of folding the isolated elements of the historical industrial architecture into it. Instead of less visible mimicry facade skin into the new structure, project espouses for clear showing of cuts and emphasized by contrast the juxtaposition of different urban layers. The decision of colouring the facade into the red colour tends to be minimal, but brave and unexpected act of esthetic re-evaluation of history. We don't conserve history by creating the new traditionalism but approach to it from the contemporary perspective and evoke the potential that buildings originally possessed as places of production and modernization of society. The act of colouring doesn t directly refer to some artistic examples of drastic and symbolic transformation of historical architectural places created under specific circumstances (Crveni peristil, Split 1968; Secession by Markus Geiger, Wien, 1998; Red empty by Carl Michael von Hausswolff, Zagreb, 2003.) but is inspired from this artistic imagination of radical rethinking the everyday, history and institution. And finally, new project appreciates what the author of Red Empty said about his intervention on Badel building: I choose red colour because it is the colour of care and warmth. 9 ECOLOGICAL SUSTAINABILITY Maximum usage of location conditions in order to achieve maximum of energetic efficiency. DOUBLE SKIN Low tech double skin facade is achieved with open spaces all around the building. This corridors enable protection from the wind, cold and sun, with easy use of mechanical protection NATURAL VENTILATION Fresh air from the Sljeme mountain is allowed to flow to the block and through the building. This natural ventilation is enabled with the series of penetration through the block and through the buildings, in the north-south direction LIGHT AND SUN New buildings open to light and sun GREEN ROOF Roofs are green, and this ecological design seeks to develop sustainable human settlement surrounded by green, by attempting to model them on natural ecosystems * With this natural ways of green efficiency it is possible to provide the system of the heat pumps on the location, and make it partly energy independent, as well as using other energy efficient solutions 9

10 TRAFFIC KVATERNIK SQUARE, MARKET AND THE BADEL SITE are closely connected by closing the car traffic between them, and allowing just the tram, bicycle, pedestrian and service vehicles to pass through. Three levels of parking garages are provided in the new development, and entrance to the garages are on the margins Derenčinova Street and Martićeva Street. 10
