4 my ideal would be a place i can afford in the city, with a bit of green space, where we can bring up our kids, safe and secure. but there aren t many of them about. this is your space in your city it d be brilliant to live right in the heart of the city, close to work and with everything going on, but still have some peace and quiet when you want it.

5 sounds good to me. you ve got town up the road. leith down the road. hibs for a neighbour, and one of the best cake shops in scotland just round the corner. this is your space in your city weekends, we like to go to the chinese supermarket, get a spot of lunch in elm row, catch a movie, go to the pub or occasionally the playhouse. be nice to be able to walk home.

6 i fancy a colony house or maybe a nice apartment with a view, something with a bit of character, somewhere secluded in the city, that s not going to cost me an arm or a leg. any ideas? this is your space in your city we don t want to live somewhere anonymous. we want to be part of a community. near good schools and shops, places to go out to eat and have a drink, nice places to walk or ride our bikes, near town so we don t have to bother with a car.

8 breathing space your very own eden in the edinburgh hub we want urban eden to be a sanctuary, a kind of secret garden, where you can catch your breath, but still enjoy living in the city. We call it Urban Eden for a very good reason. Urban says central, contemporary, downtown, full of life. Eden says garden, green, enclosed, a safe place, a haven, which is exactly what we designed it to be. Urban Eden is a unique new neighbourhood that s growing up behind what will soon be green walls of trees, just by Lochend Park. It s close to Meadowbank Retail Park, and just a stone s throw from London Road and Easter Road, in an area of the city that s being re-born. The idea is to create a community here of stylish, flexible, intelligently designed homes for an interesting mix of people, at most if not every stage of life. Single people, couples, families with growing children, and older people. These interesting and characterful homes are built with gardens and outside spaces in an environment that provides room for cars, but puts people first. It s a neighbourhood with people friendly streets, squares and terraces, balconies and planters. Open spaces, public seating and play areas provide places where people can get together, and all the trees, shrubs, flowers and nest boxes make it wildlife friendly, too. Urban Eden is designed for a particular style of urban living. It s not for everyone. It s about being part of the city and also being separate from it. It s about community and being good neighbours. About somewhere you can live, work, play, get on, have fun and laugh a lot. The character of Urban Eden is set by the colony houses that are at the heart of it. Originally built in the second half of the 19th Century, colony houses were designed as homes for Edinburgh s growing population of skilled artisans, one home up, one home down. In Urban Eden, we ve re-interpreted them for the 21st Century, with colony properties that have 1, 2 and 3 bedrooms. In addition, there are 1, 2 and 3 bedroom apartments, 2 bedroom corner apartments, 2 and 3 bedroom terraced houses, 3 bedroom courtyard houses, and 3 and 4 bedroom townhouses. We ve chosen our building materials carefully, led by architectural style of the town s traditional colony houses which we ve recreated predominantly in brick, and also by the sandy and grey stone hues that are so much a part of the city. We ve been equally careful to use sympathetic, high quality materials for the streets and pathways, stainless steel and hardwood for the street furniture, sustainably sourced, pre-treated European hard and soft woods for the garden furniture, and so on. The interiors of all the properties are also of a very high standard, beautifully and cleverly designed to make the most of interior space and liveability, with stylish kitchens, bathrooms and fittings, and everything just so. The street layout has a main street, mews streets and cul-de-sacs, and there s a network of intimate connected squares and open spaces. Only one point of access for vehicles means that there s very little traffic to worry about, and as well as some car parking, there s cycle parking and spaces reserved for the Edinburgh City Car Club to provide 24/7 pay-as-you-go motoring. Wherever you look, there are changing views and perspectives, and you can see up to Calton Hill, Arthurs Seat and Salisbury Crags. Lochend Park, Meadowbank Retail Park, London and Easter Roads are a few minutes walk away. Princes Street maybe 15 minutes and Waverley Station about 20. Think of Urban Eden as a safe, friendly, welcoming community. Easy to get to and get out of, to the whole of Edinburgh, Leith and elsewhere, and above all, a great place to come home to.

10 thoughtful sustainable attractive as you arrive at urban eden, you re greeted by a paved square, a swathe of grass and trees and a long terrace of colony houses. peek behind the houses and you ll see that upstairs has a roomy terrace and in most cases, downstairs has a neat little garden. walk into urban eden over the re-designed crawford bridge and from the top of a flight of steps, you can take in a view of pretty much the whole of the neighbourhood. green gables on some of the buildings raise the sense of green space to roof level and balconies, terraces, gardens and public spaces create a feeling of interconnectedness. In designing Urban Eden, we ve tried to think of everything people might need to enjoy city life and make the most of it, while at the same time, having space for a bit of peace and relaxation and every convenience. We ve built plenty of character into its buildings, so they re not just anonymous boxes, and paid careful attention to the practicality of room layouts, and the design and lasting quality of fixtures and fittings. The whole neighbourhood will meet excellent sustainability standards and we ve considered sustainability issues in the materials we ve chosen, and in heating, ventilation and drainage systems, waste storage, disposal and recycling. The landscaping makes provision for a great deal of attractive greenery. There will be footpaths and connections to cycle paths, and as we ve mentioned, a special arrangement with the Edinburgh City Car Club. These and other thoughtful touches in design and build are intended to contribute to the attractiveness of Urban Eden and the community that will be built here. working with the city car club, we re making dedicated parking available for go anywhere city cars. so you can book and drive away by the hour or by the day for shopping, work and trips out, and drop the car off when you get back home. the views to calton hill, arthur s seat and the crags we ve already talked about, but they re even better from the upper flats where, from some, you can see along the coast to east lothian. wherever possible, we ve made great use of glass, too, to take advantage of light and aspect, including features like french doors and windows that bring the outside in. step inside any of the houses and flats and you ll witness intelligent design at work, with very swish, ergonomically designed kitchens and bathrooms, thoughtfully chosen fittings and a great use of space.

11 my urban eden is the idea of having stylish family accommodation that i can afford within spitting distance of multrees walk, princes street and george street, and being able to walk to work. you do the shopping list, don t you? you want to be close to the city, have your own front door and a bit of garden. be near to good schools, shops and entertainments, with a safe environment for the kids. that d be my eden. I d like somewhere a bit trendy, frankly, and it sounds like this might fit the bill. Value for money in a central location. this is our urban eden What i d like is a smart, modern, energy efficient apartment, with a really nice kitchen and bathroom, but I want it to be in Edinburgh and I want to be able to afford it. We ve always liked colony houses, but they re hard to come by and we didn t want to take on the cost and hassle of restoring an old house. So this is our Urban Eden. this is our urban eden I d like to be in the middle of the city, close to work, bars, restaurants, cinemas and theatres, but sit out on the terrace of a summer s evening with my girlfriend and a nice chilled bottle of white wine. Big City. Small Community. That s my urban eden.

12 leith leith links putting it on the map close to everything away from it all inverleith park Spend a few minutes with this map and you ll see how Urban Eden can be so close to everything, but also away from it all. The park, as we ve said, is 2 minutes walk away. Footpaths take you to Easter Road and the Crawford Bridge, and there ll be a new footpath direct to the retail park. Up the road, you re at Meadowbank Sports Centre, Holyrood Park, Calton Hill and the centre of town. Down the road, there s Leith Walk, Pilrig Park, Leith Links, the shops and the shore. There are five or more bus routes, the tram route and the future south suburban railway. There are two primary schools and a high school nearby, and many other well-known Edinburgh schools are within easy striking distance. Add in local shops, supermarkets, department stores, pubs, clubs, bars and restaurants and you ll get the picture. And tucked away in the middle of it all is Urban Eden.
