2 Zoning & Land Use Utilities Development Regulations The retail saless use is permitted within the CM zoning district. Retail sales are establishments engaged in sales of goods, including, but not limited to: furniture and homee furnishings; electronics and appliances; clothing and shoes; jewelry, luggage and leather goods; sporting goods and hobbies; books, periodicals and music; tobacco sales; department stores; miscellaneous goods, such as florists, office supplies and stationary, gifts and novelties, etc. The Engineering Department indicates that the water and sewer capacity are adequate to serve this development with infrastructure plans being approved in December of Water service will be provided by an 8-inch waterline along the north side of League City Parkway andd a proposed 8-inch water line extending southwards from League City Parkway, just east of the League City Parkway / Calder Road intersection. Sanitary Sewer will be provided by a 10-inch sewer line along the north side off League City Parkway and a proposed 8-inch sewer line extending southwards from League City Parkway, approximately 50 feett east of the proposed waterline crossing. Development Regulations include setbacks, height, landscaping, parking and elevation requirement as shownn below. Setbacks The CM district does not have a minimumm front setbackk requirement. Side yard setbacks of 20-feet are required, with 15-feet street-side seetbacks for corner lots. Rear yard setbacks are 20-feet as well.the proposed site plann meets all setback requirements. Height The proposed building will requirement of 125-feet. be approximately 30-feet in height, which complies with the maximum heightt Landscaping The proposed site is providing approximately 40% landscape area which exceeds the 15% requirement for thee CM zoning district. The adjacent tract will be required to meet the 15% minimum as well. In addition, there aree no protected trees on the property. Parking Retail sales uses require 4 parking spaces per 1,000 square feet of indoor space. Both sites provide the minimumm number of parking spaces based on the size of their respective buildings.. Elevations Development within the CM district is required to havee 25% transparency on the first floor. The proposed plann meets the current requirements. In addition, all mechanical equipment is required to be screened from view including roof top HVAC equipment. A note referencing the required screening from public view has been added to the elevations sheet and currentlyy meets the requirement. This will be verified upon final inspection of the building for occupancy.
