4 PROJECT FEATRUES First transit oriented smart development project and would be a trigger for development of planned central business district for Bhubaneswar. The Project would have two components, 1. Public Infrastructure Component This will be developed on EPC model at approximate cost of INR 300 Croreand would include: Development of New Terminal Building for the Railway Station. City Bus Terminal Public Car Park Dedicated pick up and drop off lanes for taxi, auto rickshaws and other vehicles Innovative elements like theatre plaza, art plaza and children s plaza along with food courts. Project being developed in an integrated manner as one public utility space with pedestrianized environment, cycling tracks. 2. Mixed Use Real Estate Component This will be developed on PPP model at approximate cost of INR 540 Crores. This will have an iconic city square with a centrally located high rise tower providing mixed use development with uses such as commercial, retail, hotel, service apartments.

5 SALIENT FEATURES OF MoU MoU is between State Government and the East Coast Railway Bhubaneswar Development Authority (BDA) is nodal agency for planning, designing and for execution of project. Project will provide for separate New Station Area of about 1.74 lakh sq. ft for use by East Coast Railway. Rest of the area will be referred as BDA Area. New Station Area will be owned, used and maintained by East Coast Railway New Railway Station Building will incorporate all modern passenger amenities in consultation with East Coast Railway for giving a complete new experience to the passengers. The iconic tower and mixed use development i.e BDA Area to be developed on PPP mode. A three tier monitoring mechanism consisting of a High Power Steering Committee, a Coordination Committee and a Field Level team to be notified by the State Government.

6 PRESENT STATUS & TIMELINES Design: BDA has already appointed Surbana Jurong, a Singapore based international design consultant of repute for planning and design of the project. The Design to be completed by February 2018 Site Clearance: Existing PRS building and Ashoka Market Building likely to be demolished by March 2018 DPR: To be finalised by March 2018 Tendering process: April 2018 Signing of Contracts: June 2018 Start of Work and Project Duration Public Infrastructure Component: September Months Mixed Use Real Estate Component: January Months

9 Master Canteen Chowk to Bhubaneswar Railway Station RSMH (Railway Station Multimodal Hub Project) Total Area of around 12 acre has been proposed to be developed into a High end Mixed use development project which includes provision of an integrated transit hub connecting the existing railway station seamlessly to other modes of transit in the near by area including proposed new BRT, Intercity buses, taxis, etc.

12 Railway Station Modernization and Redevelopment Developing a modern and International standard railway station is an integral part of the Town centre Development project. It involves the following: 1. A new Railway station building including Booking and ticketing, Passenger Waiting concourse, Food courts, Premium / VIP waiting, etc. 2. Segregated Entry and Exit for passengers. 3. Modernised Railway station technical rooms. 4. Retiring rooms and dormitories 5. Dedicated entry exit building where passengers can get dropped off by taxi / bus and then can access the station entry 6. Dedicated parking for 4 wheelers and 2 wheelers 7. Dedicated parking for Intermediate Para Transit (Auto rickshaws) 8. Dedicated Bus stand for intra city buses 9. Dedicated parking for Taxi and Taxi aggregator services. 10. Exclusive pedestrian and bicycle bridge over the railway tracks for people to move from New City side to Old city side an viseversa.
