Areas within yellow line are the application site. White circles denote position of dwellings. The dairy plant will appear prominent but not dominant for those residing beyond the 1km distance. For the dwellings within the plant will potentially appear dominant. This will be especially so for dwelling A which is slightly elevated relative to the dairy plant. Further this dwelling has little in the way of substantial vegetation screening the view. Dwelling B has substantial vegetation in addition to that alongside the railway which will screen most, if not all, of the dairy factory. A Other dwellings occur within the 1km radius, which are all owned by the applicant. Consequently they are not identified on the aerial photograph.
