7 GROUND FLOOR As you approach the house you are immediately impressed by its presentation. The Swedor Georgian entrance door leads to an entrance vestibule with two leaded windows either side of the door. An internal Douglas fir door featuring bevelled glass upper panels incorporating a bulls eye opens to an imposing and spacious reception hall. The reception hall boasts four Douglas fir internal doors with bevelled glass upper panels, two of them with a bulls eye, leading to the principal ground floor rooms. A most impressive Douglas fir staircase rises to the first floor with under stairs cupboard, and the hall features a Junkers floor which continues from the entrance vestibule and is also laid to the first floor landing. A particular highlight of the reception hall is a creatively designed sun pipe which allows the hall to flood with natural light, further enhancing the feeling of light and space. Running from the front to the rear you have a spacious drawing room with a wide splayed bay window to the front, taking in breath taking sea views, and a window to the rear enjoying views over the beautiful gardens. The focal point of the room is a superb stone Minster fireplace with mantel shelf over, in addition to two individually commissioned stained glass circular porthole windows, one portraying a coastal scene of Bamburgh and the other a rural view, created by a stained glass artist. This room also features a beautiful herringbone patterned oak floor. Walking across the elegant, light filled hall one enters the formal dining room which has a matching splayed bay window with fabulous sea views. This room would readily lend itself as a ground floor bedroom if required. The extensive modern kitchen is another superb feature of this remarkable home. Fitted with a comprehensive range of units which at base level incorporate cupboards and drawers with striking Corian worktops over. At wall level there are a wide range of wall cupboards with under lighting including two glass illuminated display cabinets. A dresser unit provides further storage and also includes two display cupboards, in addition to the two glass fronted ones to the left as you enter. The circular glazed sun room occupies a wonderful position to the rear of Hamilton Lodge taking in fabulous views over the captivating rear gardens. A set of double French doors provide access to a flagged terrace and the gardens beyond. My favourite room is the sun filled garden room with its endlessly changing view of my beautiful garden.

9 FIRST FLOOR At first floor level you alight from the staircase to discover a leaded window behind you. The window takes in sea views and allows natural light to fill the staircase, in addition to which there are two Velux roof lights. From the landing there is access to eaves storage and a double linen cupboard. The Junkers floor which is found in the entrance vestibule and reception hall also features within the landing. From all three first floor bedrooms you have commanding views of the sea, Holy Island and the Church. Bedroom three is currently used as a study and boasts a sun balcony. Taking full advantage of the breath taking views, the balcony is the perfect place to relax and absorb the spectacular backdrop. The family bathroom is filled with light through its two Velux windows and the elegant tiling compliments the modern bathroom suite enhancing the sense of light and space.

There are a number of well-established Fir and Sycamore trees that are not only a haven for bird and wild life but give welcome shade on warm sunny days. The orientation of the property ensures you have sun in most parts of the garden. Though currently laid out as formal gardens there is ample space within the rear garden to create a sizeable vegetable plot if required. The timber garden shed will be included in the sale.
