4 Situation Beere Manor is set on high ground and has open outlooks over the surrounding landscape. Found at the end of a long country lane, shared by a neighbouring farm and a few other properties, the house is within easy reach of the nearby village of Cannington where there are several shops catering for most daily needs, five public houses, some with accommodation and restaurant facilities, a health centre, agricultural college, two churches and a village hall, as well as a primary school in the centre of the village. Bridgwater is to the west and has several well-known supermarkets and traditional shops within the town providing good dayto-day amenities and a college. Taunton, the county town of Somerset, is renowned for its independent schools, including Taunton School, King s and Queen s Colleges and the Richard Huish Sixth Form College. Taunton is also the home of the County Cricket Ground and there are good out of town stores and a cinema and bowling complex. Cannington also has a bus service. Bristol airport is within an hour s journey providing both national and international flights and Exeter airport is also within easy reach. 7 The Property Beere Manor, in the parish of Cannington, records that Johanne de Beere succeeded to the Manor in 1336, passing to the Poulet family, being one of their principal seats. Records show that by 1409 the Manor belonged to the Bonville family. The property descended to Ivey Marquis of Dorset and came to the crown in Queen Mary granted it to William Howring and Nicholas Cutler who sold it to John Bowyer in It continued in the possession of the Bowyer family for several generations until it was purchased by Edward Colston who gave it towards the maintenance, clothing and teaching of one hundred poor boys in Bristol. The Society of Merchants have some forty documents relating to the property the earliest being the grant from the crown in With its majestic high chimneys and imposing façade, Beere Manor is steeped in history and would be among some of the most important houses in this part of Somerset. The interior, which is found beyond a formal reception hall, has been restored by the present owner who has created some beautiful panelled rooms, restored fire places and archways. It is the great hall that forms the central area of the house, with steps up and double doors opening into a beautifully proportioned drawing room with a carved wooden fireplace and exquisite ceiling cornice with an acanthus motif and an original oil painting of the manor within its landscape, set above the doors. Other refinements include hand painted screens behind the original shutters in the main drawing room, and similar painted screens on the rear landing.

13 In addition to the main house there is a substantial attached barn, which already provides an excellent barn dining room with a staircase leading up to a studio / home office. 15 Gardens & Grounds A short drive leads into the property where there is a raised circular herbaceous border with many well-chosen plants and shrubs. The drive sweeps around to a Large Parking Area and the Three Bay Detached Open Fronted Garage. Also within the same area there is a useful Log Store. The gardens to the front of the property include an Old-Fashioned Orchard bounded to the north by a Ha Ha and traditional and imposing gates set between brick piers with spherical stones. The front gardens are lawned with a deep terrace at the front of the house, which is protected by the house and the Attached Barn found to the west. A Walled Garden with a central terrace and obelisk is surrounded by box and has a gate leading down to the Kitchen Garden, designed in a formal manner with a fruit cage, vegetable beds and is protected by a south and east garden wall. A further area of lawn is found to the north of the house with two mature sycamores and gives access to the traditional Greenhouse. From the Parking Area a traditional door leads into a Cobbled Courtyard and into the rear garden and entrance. A Substantial Barn is attached to the property and provides a characterful Barn Dining Room, which has a staircase leading up to a Studio / Home Office. The remainder of the barn provides ample scope for further development to create a large kitchen or further reception space with a Loft Area over. The grounds belonging to Beere Manor include a gently sloping Paddock, which lies to the north east and continues down to adjoin Water Meadows, which stretch out to the east bounded by the Stream and a series of small Ponds.
