The couple moved from their home in the Cotwold to live in Devon 22 year ago, purchaing Gledwood Houe which tand in 13 acre of field and woodland on the northeatern edge of Dartmoor.

When our daughter, Chloe, left home we really needed to cale down to omewhere more manageable, but leaving the area imply wan t an option.

More importantly, they wanted a building that wa at home in it environment by Annie other award-winning project, Melia and Jame met with her to dicu their brief for a more modetly caled, contemporary home, which would feel both open and light. We re in our ixtie now, and needed omewhere maller and eaier to maintain, with large window, good acce to outdoor pace and plenty of torage, explain Melia of the couple wihe. Fitting into the environment wa abolutely key, and Annie had great viion and really brought together all of our idea into one fantatic deign. It wa eential that any propoal hould be enitive to the urrounding landcape, while embracing the tranquil country view from the elevated ite. Lengthy negotiation with Dartmoor National Park followed which included employing a planning conultant and producing artit impreion and planning permiion for a replacement dwelling wa granted in May A detailed tender package wa then created and a main contractor appointed to undertake the project through a JCT Minor Work Contract. Annie Martin took on the role of contract adminitrator, working cloely with Jame, Melia and the contractor. Acce to the rural ite along narrow lane proved awkward, however, for large vehicle, and the builder encountered rock during the extenive excavation proce a well a enduring harh weather condition while building on the moor through the winter month. Bedroom and bathroom on the ground floor are mainly below ground level, and thi element of the houe wa contructed with concrete and blockwork retaining wall. In contrat, the top floor living pace wa formed with a more lightweight teel and timber frame. Many of the material have been choen for their durability and utainable nature: low-maintenance aluminium window and liding door from Olen UK, granite tone walling, a zinc roof and utainably ourced cedar cladding. Both tructural and cladding material (excluding the zinc roof ) were non-pecialit and could be completed by the main contractor, which wa beneficial to both the build time and the budget. A hot of energy-aving and generating meaure have alo been introduced to the houe. The roof and timber frame wall are heavily inulated beyond Building Regulation requirement, and a the lower ground floor i predominantly underground, the temperature i regulated all year round with the fully glazed outhwet façade bringing in natural light, olar gain and ventilation. 6 Home the lower ground floor glazing, thi provide hading for the bedroom during high ummer, and help keep the room feeling cool and inviting. A mechanical ventilation heat recovery ytem introduce clean, warm air throughout the houe, and the underfloor heating and hot water are fed by a 1,000-litre cylinder which i heated by either the woodburning tove, air-ource heat pump or roof-mounted hot water olar panel, depending on outide condition. Water for the property i provided via a borehole (with ultraviolet treatment), foul drainage i taken to a new eptic tank on ite, and urface water from the roof i collected and ued for the WC, dihwaher and wahing machine. We did a lot of reearch into thee technologie, tate Melia. Our old houe wa heated by an expenive oil-fired Aga, which we don t mi at all becaue thi houe i jut o warm. It all a far cry from Melia and Jame previou highmaintenance home. It wa alway going to be a difficult houe to leave, and I wa adamant that I would only move into the new houe if I really loved it, conclude Melia. It i tetament to Annie Martin thoughtful deign that, depite their high expectation, the couple are now happily enconced in their newly completed home, and ent a note to her tating: We wanted to thank you from the bottom of our heart for creating thi truly gorgeou home for u. We o love it. n What We ve Learned What urpried you mot about thi project? We managed to tick to our original budget, thank to Annie although we did pend more on building a eparate garage. What wa your bet buy? The beautiful natural material granite, late, cedar and oak becaue they blend o well with the urrounding. What i your favourite feature of the houe? The bepoke kitchen cabinet and bookcae were luxurie, but they are our principal piece of furniture, o we were happy to invet in them. Really, the whole houe ha turned out better than we ever expected. conidered deign T he deign of Jame and Melia new home wa inpired by the natural contour of their ite, which wa previouly part of a field and attract a multitude of wildlife and bird. The loping ground adjacent to the new houe remain unchanged, giving the opportunity to conceal the building, and a gravel track branching off the exiting drive follow the contour of the loping ground. From the parking and dropoff point, the houe appear to be a ingle torey building reminicent of a dicreet agricultural barn. Untreated cedar-clad wall help to reduce it viual impact and the imple, pre-weathered zinc roof echoe the grey hade of local granite and late which feature o prominently in the deign. The lighting could have been an iue with the high ceiling and open plan layout but it wa carefully deigned. I there anything you would change? We re gradually introducing plahe of colour to the houe, although it very toned down compared to our previou home. What advice would you pa on to other? Find an architect who liten to what you want and then go for it! We had weekly meeting with Annie, who wa extremely thorough on every detail. We wih we d built thi houe five year ago; we dithered for a long time.
